Here\u2019s what we know <\/span><span data-preserver-spaces=\"true\">so far<\/span><span data-preserver-spaces=\"true\"> about the policies, how they might work, and how they could impact your investing business.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What the Tariffs Are and Why They\u2019re Happening<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Trump followed <\/span><span data-preserver-spaces=\"true\">through on<\/span><span data-preserver-spaces=\"true\"> his campaign promises to levy tariffs against the U.S.\u2019s three <\/span><span data-preserver-spaces=\"true\">biggest<\/span><span data-preserver-spaces=\"true\"> trading partners: China, Mexico, and Canada. Canada and Mexico were each hit with 25% tariffs (except for Canada crude oil, which <\/span><span data-preserver-spaces=\"true\">was limited<\/span><span data-preserver-spaces=\"true\"> to 10%), and <\/span><span data-preserver-spaces=\"true\">China was hit<\/span><span data-preserver-spaces=\"true\"> with 10% tariffs.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Tariffs are a form of import taxes that are paid by domestic companies.<\/span><span data-preserver-spaces=\"true\"> For example, if an importer brings lumber in from Canada to sell in the U.S., they will now pay an additional 25% fee on top of the <\/span><span data-preserver-spaces=\"true\">normal<\/span><span data-preserver-spaces=\"true\"> prices. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> can have many different economic impacts, but the most immediate is increased costs of imported goods, as importers often pass the expense of tariffs on to consumers.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Trump has stated two policy objectives for the tariffs that he believes are worth the risk of short-term inflation. The first is to extract concessions on border policies concerning migration and drug trafficking. <\/span><span data-preserver-spaces=\"true\">The second is <\/span><span data-preserver-spaces=\"true\">more of<\/span><span data-preserver-spaces=\"true\"> a long-term goal: to boost American manufacturing.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">When announced, the tariffs were open-ended in nature, with Trump saying they would last until border agreements are reached \u2014but we\u2019ve already seen the situation evolve. On Sunday, Canada announced a 25% retaliatory tariff on American goods. Then, the U.S. and Mexico reached an agreement on Monday to pause the implementation of tariffs for a month, and just after, Prime Minister Trudeau of Canada and President Trump announced the same.\u00a0<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Presumably, this is all the start of intense, ongoing negotiations. <\/span><span data-preserver-spaces=\"true\">We will <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> have to wait and see how trade partners react and how companies adjust supply chain and production practices in the coming weeks\u2014but in the short term, there are already impacts that will affect investors.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Potential Impacts of the Tariffs<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Most economists believe that tariffs are inflationary, with <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.capitaleconomics.com\/publications\/us-economics-focus\/us-focus-inflationary-impact-tariffs-all\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Capital Economics predicting<\/span><\/a><span data-preserver-spaces=\"true\"> these tariffs will drive up personal consumption expenditures (PCE) from 2.6% to 3.2%. So, it\u2019s not as if a return to 2021-level inflation is <\/span><span data-preserver-spaces=\"true\">being forecast<\/span><span data-preserver-spaces=\"true\">, but most experts believe tariffs could reverse the downward trend on inflation with some cost increases. This renewed fear of inflation is one reason bond yields have climbed in recent months\u2014and have taken mortgage rates up with them.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Of course, <\/span><span data-preserver-spaces=\"true\">only select goods are likely to be impacted by these tariffs<\/span><span data-preserver-spaces=\"true\">, and they vary considerably by country.<\/span> <span data-preserver-spaces=\"true\">For Canada,<\/span><span data-preserver-spaces=\"true\"> the most significant impacts will come from crude oil, as 60% of American crude oil imports come from Canada alone.<\/span><span data-preserver-spaces=\"true\"> As a result, we\u2019ve already seen oil futures rise as of Monday, Feb. 3, albeit pretty modestly.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The Trump administration has repeatedly stated its intent to boost domestic oil production, which could offset these increases in the future<\/span><span data-preserver-spaces=\"true\">, but as<\/span><span data-preserver-spaces=\"true\"> of now, we\u2019re just seeing the short-term impact.&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The second impact from Canadian tariffs, especially for real estate investors, is on the price of lumber. It\u2019s estimated that about 30% of American softwood consumption comes from Canadian imports, and a 25% tariff will increase those costs.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1406\" height=\"850\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image2.jpeg\" alt=\"\" class=\"wp-image-180788\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image2.jpeg 1406w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image2-300x181.jpeg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image2-1024x619.jpeg 1024w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image2-768x464.jpeg 768w\" sizes=\"auto, (max-width: 1406px) 100vw, 1406px\" \/><\/figure>\n\n\n\n<p><span data-preserver-spaces=\"true\">As for Mexican imports, prices could rise <\/span><span data-preserver-spaces=\"true\">mostly<\/span><span data-preserver-spaces=\"true\"> from the agricultural sector. <\/span><span data-preserver-spaces=\"true\">As mentioned, the tariffs are on hold for a month <\/span><span data-preserver-spaces=\"true\">there, which means<\/span><span data-preserver-spaces=\"true\"> prices shouldn\u2019t go up.<\/span><span data-preserver-spaces=\"true\">&nbsp; <\/span><span data-preserver-spaces=\"true\">But if the tariffs <\/span><span data-preserver-spaces=\"true\">do<\/span><span data-preserver-spaces=\"true\"> go into place, expect higher prices on beans, avocados, cherry tomatoes, beer, and tequila, <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> to name a few items.<\/span><span data-preserver-spaces=\"true\"> These potential tariffs shouldn\u2019t impact real estate investors\u2019 businesses too directly.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1404\" height=\"982\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image3.jpeg\" alt=\"\" class=\"wp-image-180789\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image3.jpeg 1404w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image3-300x210.jpeg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image3-1024x716.jpeg 1024w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image3-768x537.jpeg 768w\" sizes=\"auto, (max-width: 1404px) 100vw, 1404px\" \/><\/figure>\n\n\n\n<p><span data-preserver-spaces=\"true\">One<\/span> <span data-preserver-spaces=\"true\">big<\/span><span data-preserver-spaces=\"true\"> industry that could see the <\/span><span data-preserver-spaces=\"true\">biggest<\/span><span data-preserver-spaces=\"true\"> single disruption <\/span><span data-preserver-spaces=\"true\">is the automotive industry<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> Many car companies\u2014whether American, European, or Asian\u2014have production facilities across Mexico, Canada, and the U.S. Supply chains span the continent, and half-finished cars cross borders regularly. In 2024 alone, <\/span><span data-preserver-spaces=\"true\">2.5 million <\/span><span data-preserver-spaces=\"true\">cars<\/span><span data-preserver-spaces=\"true\"> were imported<\/span><span data-preserver-spaces=\"true\"> from Mexico, and another 1.1 million came from Canada\u2014which accounts for 22% of sales volume in the U.S.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If these tariffs remain, there <\/span><span data-preserver-spaces=\"true\">are likely to<\/span><span data-preserver-spaces=\"true\"> be some <\/span><span data-preserver-spaces=\"true\">big<\/span><span data-preserver-spaces=\"true\"> disruptions for U.S. car companies. Indeed, 40% of Stellantis cars <\/span><span data-preserver-spaces=\"true\">are imported<\/span><span data-preserver-spaces=\"true\"> from Mexico and Canada, GM is at 33%, and Ford <\/span><span data-preserver-spaces=\"true\">at<\/span><span data-preserver-spaces=\"true\"> 25%. Barclays estimates that if the carmakers don&#8217;t raise prices or revamp their entire production process, these tariffs will wipe out <\/span><span data-preserver-spaces=\"true\">the entirety of<\/span><span data-preserver-spaces=\"true\"> their profits.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Again, Trump\u2019s stated intention <\/span><span data-preserver-spaces=\"true\">here<\/span><span data-preserver-spaces=\"true\"> is to get manufacturing back in the U.S., which could happen, but it will take some time. Factories take years to build, so at the very least, there could be some turmoil in the short run.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">For China, the cost increases will likely be felt in electronics and some consumer goods like toys, tablets, and smartphones.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1348\" height=\"758\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image1.jpeg\" alt=\"\" class=\"wp-image-180787\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image1.jpeg 1348w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image1-300x169.jpeg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image1-1024x576.jpeg 1024w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/02\/image1-768x432.jpeg 768w\" sizes=\"auto, (max-width: 1348px) 100vw, 1348px\" \/><\/figure>\n\n\n\n<p><span data-preserver-spaces=\"true\">These potential impacts <\/span><span data-preserver-spaces=\"true\">are presuming<\/span><span data-preserver-spaces=\"true\"> that the tariffs we\u2019ve heard of stay exactly as they are, which is unlikely. Negotiations <\/span><span data-preserver-spaces=\"true\">are likely to<\/span><span data-preserver-spaces=\"true\"> escalate in the coming weeks, but policies could move in either direction.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What It All Means for Real Estate Investors<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">There is a chance that the<\/span><span data-preserver-spaces=\"true\"> U.S. <\/span><span data-preserver-spaces=\"true\">will<\/span><span data-preserver-spaces=\"true\"> reach new agreements with our trading partners, and the overall scope of tariffs will be reduced or eliminated.<\/span><span data-preserver-spaces=\"true\"> On the other hand, a trade war could develop, and tariffs could get more significant for the U.S. and our trade partners <\/span><span data-preserver-spaces=\"true\">alike<\/span><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">We\u2019ll <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> have to keep an eye on how this evolves, but <\/span><span data-preserver-spaces=\"true\">for now,<\/span><span data-preserver-spaces=\"true\"> here is what real estate investors should know.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you\u2019re a real estate investor who mostly buys and holds, this probably won\u2019t impact you that much, outside of higher prices on some consumer goods coming from China (appliances, electronics, etc.). <\/span><span data-preserver-spaces=\"true\">If, however, you\u2019re into construction or flipping value add, the price of lumber and steel <\/span><span data-preserver-spaces=\"true\">are likely to<\/span><span data-preserver-spaces=\"true\"> increase in the coming weeks. Costs for rehabs could <\/span><span data-preserver-spaces=\"true\">go up<\/span><span data-preserver-spaces=\"true\">\u2014particularly projects with a lot of framing.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">These increased costs, combined with stubbornly high borrowing costs, could also <\/span><span data-preserver-spaces=\"true\">have a negative impact on<\/span><span data-preserver-spaces=\"true\"> construction volume, which <\/span><span data-preserver-spaces=\"true\">is something I am <\/span><span data-preserver-spaces=\"true\">personally<\/span><span data-preserver-spaces=\"true\"> curious to keep an eye out for, as that could have long-term implications for the housing market.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">What do you think the impact of tariffs will be?
