{"id":180909,"date":"2025-02-07T13:34:46","date_gmt":"2025-02-07T20:34:46","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=180909"},"modified":"2025-02-07T13:34:51","modified_gmt":"2025-02-07T20:34:51","slug":"single-family-rents-dominate-rent-growth-over-apartments","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/single-family-rents-dominate-rent-growth-over-apartments","title":{"rendered":"Single-Family Homes Are Dominating Apartments in Rent Growth"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">According to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/research\/december-2024-rent-report-34750\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">a new study from Zillow<\/span><\/a><span data-preserver-spaces=\"true\">, single-family rental (SFR) homes <\/span><span data-preserver-spaces=\"true\">are outpacing<\/span><span data-preserver-spaces=\"true\"> apartments in rental pricing by 20%. The listing giant&#8217;s rental market report for December 2024 shows a wider-than-ever gap between the two rental sectors, which only appears to be increasing.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Zillow analyzed the 50 largest U.S. metro areas and made the following determinations:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">In December, the typical asking rent for a single-family home was $2,174 per month, up 4.4% over the past year and 40.6% since the start of the COVID-19 pandemic.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Apartment rents averaged $1,812 <\/span><span data-preserver-spaces=\"true\">per month<\/span><span data-preserver-spaces=\"true\"> in December\u2014up 2.4% year over year and 26.2% higher than pre-pandemic levels.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Concessions are <\/span><span data-preserver-spaces=\"true\">being<\/span><span data-preserver-spaces=\"true\"> offered<\/span><span data-preserver-spaces=\"true\"> on two out of every five rental properties <\/span><span data-preserver-spaces=\"true\">offered<\/span><span data-preserver-spaces=\"true\"> on Zillow.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">For-sale inventory continues to recover but is <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/research\/december-2024-market-report-34762\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">still 25% below pre-pandemic norms<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">The <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/zillow.mediaroom.com\/2025-01-22-Single-family-rents-reach-record-high,-20-above-apartments\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">widest discrepancy<\/span><\/a><span data-preserver-spaces=\"true\"> between single-family and apartment rental pricing was in <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Salt%20Lake%20City%2C%20UT\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Salt Lake City<\/span><\/a><span data-preserver-spaces=\"true\">, where SFRs were 59% more expensive than multifamily units. <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Detroit-Warren-Dearborn%2C%20MI\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Detroit<\/span><\/a><span data-preserver-spaces=\"true\"> had the smallest percentage at 9%, and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Pittsburgh%2C%20PA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Pittsburgh<\/span><\/a><span data-preserver-spaces=\"true\">\u2014having undergone a single-family construction boom in recent years\u2014had a low 14% difference.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">In December, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Denver-Aurora-Lakewood%2C%20CO\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Denver<\/span><\/a><span data-preserver-spaces=\"true\"> joined <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Austin-Round%20Rock-Georgetown%2C%20TX\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Austin<\/span><\/a><span data-preserver-spaces=\"true\"> and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=San%20Antonio-New%20Braunfels%2C%20TX\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">San Antonio<\/span><\/a><span data-preserver-spaces=\"true\">, Texas, as the only metro areas where rents have fallen since 2023. However, rents fell monthly in 32 major metro areas. The <\/span><span data-preserver-spaces=\"true\">largest<\/span><span data-preserver-spaces=\"true\"> monthly drops were in Denver (-1.3%), Salt Lake City (-0.6%), <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=San%20Jose-Sunnyvale-Santa%20Clara%2C%20CA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">San Jose<\/span><\/a><span data-preserver-spaces=\"true\"> (-0.6%), <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Portland-Vancouver-Hillsboro%2C%20OR-WA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Portland, Oregon<\/span><\/a><span data-preserver-spaces=\"true\"> (-0.6%), and Austin (-0.5%).<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Rents rose from 2023 levels in 47 of the 50 largest metro areas. Annual rent increases were highest in <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Hartford-East%20Hartford-Middletown%2C%20CT\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Hartford, Connecticut<\/span><\/a><span data-preserver-spaces=\"true\"> (7.9%), <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Cleveland-Elyria%2C%20OH\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Cleveland<\/span><\/a><span data-preserver-spaces=\"true\"> (7%), <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Richmond%2C%20VA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Richmond, Virginia<\/span><\/a><span data-preserver-spaces=\"true\"> (6.5%), <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Providence-Warwick%2C%20RI-MA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Providence, Rhode Island<\/span><\/a><span data-preserver-spaces=\"true\"> (6.2%), and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Chicago-Naperville-Elgin%2C%20IL-IN-WI\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Chicago<\/span><\/a><span data-preserver-spaces=\"true\"> (5.8%).<\/span><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">As is often the case, supply versus demand was the main reason for the increasing rental discrepancy.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Skylar Olsen, Zillow&#8217;s chief economist, said in a press release:<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em><span data-preserver-spaces=\"true\">&#8220;Right now, more multifamily units are hitting the market than <\/span><span data-preserver-spaces=\"true\">at any time<\/span><span data-preserver-spaces=\"true\"> in the past 50 years, but detached homes aren&#8217;t seeing the same surge in construction. We&#8217;ve also got the large millennial generation wanting to move into a larger space. High and unpredictable mortgage rates and hefty down payments <\/span><span data-preserver-spaces=\"true\">are pushing<\/span><span data-preserver-spaces=\"true\"> some to rent that lifestyle instead of buying it. Similarly discouraged, some homeowners may return to the market and sell to capitalize on record prices, rather than <\/span><span data-preserver-spaces=\"true\">continue to<\/span><span data-preserver-spaces=\"true\"> wait for lower rates.&#8221;<\/span><\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">An Apartment Building Boom Results in Record-High Numbers of Concessions<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The deluge of new apartments has resulted in property managers offering potential tenants concessions such as a month&#8217;s free rent or free parking to fill units. Another interesting fact is that millennials are now renting for far longer than previously before buying a home\u2014another reason for the delay in building single-family homes versus apartments.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Zillow&#8217;s latest Consumer Housing Trends Report found<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4345589-1&amp;h=1470696795&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Frenters-housing-trends-report-2024-34387%2F&amp;a=renters%27+median+age+to+be+42+in+2024\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> renters&#8217; median age to be 42 in 2024<\/span><\/a><span data-preserver-spaces=\"true\">, up from<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/c212.net\/c\/link\/?t=0&amp;l=en&amp;o=4345589-1&amp;h=1425614978&amp;u=https%3A%2F%2Fwww.zillow.com%2Fresearch%2Frenters-consumer-housing-trends-report-2021-29863%2F&amp;a=33+just+three+years+prior\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> 33 <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> three years prior<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp; The study concludes that the number of new apartments means that concessions in the multifamily sector will likely continue.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Single-Family Homes Are Fueling Rent Growth Backed by Wall Street&nbsp;<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The cost of buying a single-family home, along with high mortgage rates and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/home-insurance-costs-are-tanking-cash-flow\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">insurance costs<\/span><\/a><span data-preserver-spaces=\"true\">, is proving prohibitive for potential buyers. Families looking for the convenience of living in a single-family home and a suburban lifestyle in a good school district <\/span><span data-preserver-spaces=\"true\">are prepared<\/span><span data-preserver-spaces=\"true\"> to pay ever-increasing <\/span><span data-preserver-spaces=\"true\">rents<\/span><span data-preserver-spaces=\"true\"> for the privilege.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Wall Street is heeding the demand, buying into and funding buy-to-rent communities, and driving up rents. Blackstone,<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/market-data\/quotes\/INVH\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Invitation Homes<\/span><\/a><span data-preserver-spaces=\"true\">, and Pretium Partners are among the big Wall Street firms expanding their build-to-rent portfolios. According to the National Association of Realtors analysis of U.S. Census Bureau data, the share of build-to-rent housing starts<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nar.realtor\/blogs\/economists-outlook\/built-for-rent-housing-starts-continue-to-increase\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> doubled to 10%<\/span><\/a><span data-preserver-spaces=\"true\"> of overall single-family housing from 2021 to 2023.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">However, there\u2019s a dark side to this trend. Invitation Homes, the biggest single-family rental operator in the U.S., agreed to pay the Federal Trade Commission $48 million in September 2024<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.ftc.gov\/news-events\/news\/press-releases\/2024\/09\/ftc-takes-action-against-invitation-homes-deceiving-renters-charging-junk-fees-withholding-security\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> to settle charges<\/span><\/a><span data-preserver-spaces=\"true\"> related to deceptive rental pricing practices and unfair evictions.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">&#8220;When institutional investors or larger landlords own the rental units, we see an increase in the number of evictions for tenants,&#8221; Ruth Jones Nichols, a former housing official in the Biden administration who now serves as executive vice president of programs at the Local Initiatives Support Corp, told the<\/span> <em><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/real-estate\/build-to-rent-single-family-home-investments-d6e57200\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Wall Street Journal<\/span><\/a><\/em><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Should You Buy a Single-Family Rental or Apartment Building in 2025?<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">It&#8217;s almost impossible to say what is a better investment\u2014a single-family home or a rental\u2014because it depends <\/span><span data-preserver-spaces=\"true\">largely<\/span><span data-preserver-spaces=\"true\"> on an investor&#8217;s goals, funding, and appetite for risk. There are pros for both. Multifamily investors like Grant Cardone swear by multifamily investing for <\/span><span data-preserver-spaces=\"true\">obvious<\/span><span data-preserver-spaces=\"true\"> reasons: scalability and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">However, no discussion about investing is credible unless location <\/span><span data-preserver-spaces=\"true\">is factored<\/span><span data-preserver-spaces=\"true\"> into the equation. A single-family home in a good neighborhood <\/span><span data-preserver-spaces=\"true\">is liable to<\/span><span data-preserver-spaces=\"true\"> outperform a similarly priced multiunit in a high-crime neighborhood over the long run, giving you far fewer headaches along the way.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Here are some factors to consider.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Scalability<\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">If you want to<\/span><span data-preserver-spaces=\"true\"> scale a portfolio and build your door count, you must invest in multifamily rentals. Again, the caveat for this is the quality of the multifamily units you are investing in. There is no point in investing in 1,000 doors that do not <\/span><span data-preserver-spaces=\"true\">cash<\/span><span data-preserver-spaces=\"true\"> flow (for various reasons: poor tenant pool, overleveraging, high repair costs). A single-family portfolio in good neighborhoods with sensible financing makes more sense.&nbsp;<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Risk<\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The Cardone argument generally holds <\/span><span data-preserver-spaces=\"true\">true<\/span><span data-preserver-spaces=\"true\"> here. All things being equal, you are mitigating your risk with a 16-unit multifamily or more rather than a few single-family units in the same neighborhood for a similar price simply because one vacancy won&#8217;t kill your cash flow with a multifamily building.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Appreciation<\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Single-family homes are appreciating at a clip <\/span><span data-preserver-spaces=\"true\">these days<\/span><span data-preserver-spaces=\"true\"> and are in high demand for rentals. However, the great thing about a multifamily with over four units (the more units, the better) is that an investor can force appreciation by doing repairs and increasing rents. Unlike single-family homes, multiunits are valued based on rent roll, not comps. For this reason, it is easier to plan an exit strategy with a multifamily building than a single-family one.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Financing<\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">There are many arguments to the financing equation. However, for the rookie investor, single-family or small two-to-four-unit multifamily properties are <\/span><span data-preserver-spaces=\"true\">easier<\/span><span data-preserver-spaces=\"true\"> to finance than <\/span><span data-preserver-spaces=\"true\">larger<\/span> <span data-preserver-spaces=\"true\">multifamily buildings<\/span><span data-preserver-spaces=\"true\">. That&#8217;s because commercial buildings (five units and more) require a 25% to 30% down payment, whereas one to four units can be financed with an FHA loan (3.5%), providing the investor lives in the unit for at least a year. Beyond that, the argument changes because investors can use <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/1031-exchange\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">1031 exchanges<\/span><\/a><span data-preserver-spaces=\"true\"> to continue to scale their portfolios.&nbsp;<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Tenant turnover<\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Single-family homes have less tenant turnover than multifamily units. Assuming you have purchased your single-family home in a decent neighborhood, a single-family portfolio will likely give you fewer headaches than a multiunit. That, however, is a broad generalization, and there are always exceptions.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">If you are on the fence about buying a single-family rental or a multiunit\u2014all things being equal\u2014you <\/span><span data-preserver-spaces=\"true\">need to<\/span><span data-preserver-spaces=\"true\"> size up the competition. <\/span><span data-preserver-spaces=\"true\">If hundreds of new apartment buildings are springing up around you, with deep-pocketed landlords offering concessions to move in, it will generally be hard for an investor to compete unless they can <\/span><span data-preserver-spaces=\"true\">offer<\/span><span data-preserver-spaces=\"true\"> a similar product at a lower price.<\/span><span data-preserver-spaces=\"true\"> Many renters are willing to pay a few hundred dollars more <\/span><span data-preserver-spaces=\"true\">per month<\/span><span data-preserver-spaces=\"true\"> to be in a new amenity-filled building than an older multiunit building without amenities.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">There is generally less competition in the single-family arena.
