With the new construction pipeline drained by the end of the year, landlords can expect to see rental prices increase nationwide as 2025 progresses.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cThe relationship is going <\/span><span data-preserver-spaces=\"true\">to very quickly flip from a renter-friendly environment to a landlord-friendly environment<\/span><span data-preserver-spaces=\"true\">,\u201d Lee Everett, head of research and strategy at multifamily giant Cortland, told the <\/span><em><span data-preserver-spaces=\"true\">Wall Street Journal<\/span><\/em><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Compounding the issue is stubborn inflation, which is likely to cause the Federal Reserve to hit pause on any rate cuts.&nbsp; \u201cIt will be <\/span><span data-preserver-spaces=\"true\">very hard<\/span><span data-preserver-spaces=\"true\"> for the headline inflation number to reach the Fed\u2019s 2% goal without a slowdown in housing costs,\u201d Lisa Sturtevant, chief economist at Bright MLS, told the <\/span><em><span data-preserver-spaces=\"true\">Journal<\/span><\/em><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Rents have steadily been climbing in the Midwest, Northeast, and parts of the West Coast\u2014where construction has been considerably less than in the Sunbelt. According to real estate analytics data and analytics giant<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.costar.com\/article\/263299466\/what-to-watch-in-2025-multifamily-rents-could-see-meaningful-growth-in-second-half-of-year\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> CoStar<\/span><\/a><span data-preserver-spaces=\"true\">, landlords can expect <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/finding-multifamily-properties\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">multifamily<\/span><\/a><span data-preserver-spaces=\"true\"> rents to show \u201cmeaningful growth\u201d in the second half of 2025 as demand overtakes supply.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Construction Costs Could See Rents Increase<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">One <\/span><span data-preserver-spaces=\"true\">of the<\/span><span data-preserver-spaces=\"true\"> big unknowns about the Trump presidency is how much construction costs are likely to increase should tariffs persist and migrant deportations continue. According to the<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nahb.org\/news-and-economics\/press-releases\/2025\/02\/25-perecent-tariff-hike-on-canadian-and-mexican-goods-harms-housing-affordability\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> National Association of Home Builders<\/span><\/a><span data-preserver-spaces=\"true\">, the U.S. imports about 70% of its building materials from Canada and Mexico. Additionally,<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/economy\/trump-immigration-deportation-policy-construction-impact-b8db1120?mod=article_inline&amp;mod=article_inline\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> undocumented labor<\/span><\/a><span data-preserver-spaces=\"true\"> contributes about 13% of the construction workforce.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">As construction declines in the South, demand for rentals has been increasing, with the multifamily vacancy rate now below its long-term average for the first time in about two years, according to the <\/span><em><span data-preserver-spaces=\"true\">Journal<\/span><\/em><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">The overall pattern points to a multifamily wave of increasing rents, <\/span><span data-preserver-spaces=\"true\">which explains<\/span><span data-preserver-spaces=\"true\"> why real estate investment trusts (<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-are-reits\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">REITs<\/span><\/a><span data-preserver-spaces=\"true\">) have been buying <\/span><span data-preserver-spaces=\"true\">up<\/span><span data-preserver-spaces=\"true\"> Sunbelt multifamilies.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cWe assume that the second half of 2025 [into] 2026 will be back to rent growth,\u201d Gaia CEO Danny Fishman, who has recently overseen the purchase of three Sunbelt properties for his REIT, told the <\/span><em><span data-preserver-spaces=\"true\">Journal<\/span><\/em><span data-preserver-spaces=\"true\">.&nbsp; \u201cWe are playing the wave.\u201d<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Democratic government officials are less enthusiastic about increasing rent prices, which is exacerbating a housing market mired in an affordability crisis.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cThis is chaos on steroids,\u201d Virginia Democratic Senator Mark Warner said. \u201cThe problem is that from the rental market side, I fear those folks <\/span><span data-preserver-spaces=\"true\">are going to<\/span><span data-preserver-spaces=\"true\"> bear the biggest burden.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Markets With the Greatest Rent Increases<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">A <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/constructioncoverage.com\/research\/cities-with-the-largest-rent-increases-decreases#:~:text=According%20to%20the%20latest%20estimates,continued%20pressure%20on%20housing%20costs.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">review of HUD data<\/span><\/a><span data-preserver-spaces=\"true\"> from constructioncoverage.com highlighted parts of the country where rent is rising fastest. While median rents for 2025 <\/span><span data-preserver-spaces=\"true\">are expected<\/span><span data-preserver-spaces=\"true\"> to be 4.8% higher nationally than in 2024, the Mountain West, specifically Montana, and Idaho, lead the nation, where rents <\/span><span data-preserver-spaces=\"true\">are projected<\/span><span data-preserver-spaces=\"true\"> to be over 20% higher year over year, more than four times the national average.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Virginia (11.6%), Tennessee (10.7%), and Hawaii (9.2%) also show far higher-than-average rent increases. However, on a metropolitan level, one city stands out above all others\u2014<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Bozeman%2C%20MT\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Bozeman, Montana<\/span><\/a><span data-preserver-spaces=\"true\">\u2014where rents <\/span><span data-preserver-spaces=\"true\">are forecast<\/span><span data-preserver-spaces=\"true\"> to be 37.4% higher in 2025 than the year before. <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Boise%20City%2C%20ID\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Boise City, Idaho<\/span><\/a><span data-preserver-spaces=\"true\">, is not far behind, with a 32.1% increase.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Drilling down on the reasons for the rent spikes in these areas, the local<\/span> <em><a class=\"editor-rtfLink\" href=\"https:\/\/dailymontanan.com\/2024\/12\/04\/the-frozen-montana-housing-market\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Daily Montanan<\/span><\/a> <\/em><span data-preserver-spaces=\"true\">revealed that the Bozeman market is essentially frozen, with 80% of mortgage holders in the state having rates that are 2% to 3% below the current mortgage rates and thus unwilling to move and increase inventory.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">A lack of new housing and an influx of residents from neighboring states has led to a wildly unaffordable real estate market. From 2010 to 2020, there was 9.6% population growth against 6.6% housing growth. Montana lagged <\/span><span data-preserver-spaces=\"true\">behind<\/span><span data-preserver-spaces=\"true\"> as surrounding states saw a burst of homebuilding after the pandemic. <\/span><span data-preserver-spaces=\"true\">With a 14,000 housing unit gap, it would take three years of constant building at Montana\u2019s current rate <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> to meet the existing demand\u2014not factoring in the increasing demand of new residents.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Rents Overall Will Show Steady Increases<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Using RealPage data,<\/span> <em><a class=\"editor-rtfLink\" href=\"https:\/\/www.credaily.com\/briefs\/2025-apartment-rent-growth-expectations-across-the-nation\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">CRE Daily<\/span><\/a><\/em><span data-preserver-spaces=\"true\"> provided further insights into the expected state of the rental market in 2025. insurance, property prices, and taxes are all up, so the last thing people should do is buy real estate, right? Wrong. Quiet markets like these are the ideal time to strike deals and <\/span><span data-preserver-spaces=\"true\">buy<\/span><span data-preserver-spaces=\"true\"> real estate\u2014if you can afford it.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you\u2019ve got access to cash, now is a great time to buy and hold to refinance later. Rents and house prices are only going to increase. However, if you\u2019re a small mom-and-pop landlord with limited funds, leveraging at a time like this and praying for an interest rate reduction and rental increase will age you overnight.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Now is not a time to think about <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/the-myth-of-cash-flow\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">It\u2019s time to build a portfolio that <\/span><span data-preserver-spaces=\"true\">simply<\/span><span data-preserver-spaces=\"true\"> pays for itself.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Cash flow is a long way down the line. Heaven forbid your tenants move out or stop paying. <\/span><span data-preserver-spaces=\"true\">With high holding costs and no cash on the sidelines to bail you out<\/span><span data-preserver-spaces=\"true\">, you could be in big trouble<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The good news for investors is that with higher interest rates, landlords are not getting inundated with offers.
