However, the exorbitant cost of city living has resulted in the<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.pnas.org\/doi\/10.1073\/pnas.2408930121\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> opposite <\/span><span data-preserver-spaces=\"true\">now<\/span><span data-preserver-spaces=\"true\"> being true<\/span><\/a><span data-preserver-spaces=\"true\">. Since the COVID-19 pandemic, younger Americans aged 25 to 44 have been<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.coopercenter.org\/research\/young-adults-fuel-revival-small-towns-rural-areas\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> moving to smaller towns<\/span><\/a><span data-preserver-spaces=\"true\"> in alarming numbers, changing the landscape for real estate investors <\/span><span data-preserver-spaces=\"true\">in the process<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.coopercenter.org\/team\/hamilton-lombard\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Hamilton Lombard<\/span><\/a><span data-preserver-spaces=\"true\">, estimates program manager of the Demographics Research Group at the University of Virginia&#8217;s <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.coopercenter.org\/demographics\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Weldon Cooper Center for Public Research<\/span><\/a><span data-preserver-spaces=\"true\">, the migration toward rural America has been so great that small towns have been enjoying a revival.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Rural Regions See a Population Spike<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Based on population estimates released by the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.census.gov\/programs-surveys\/acs\/news\/updates\/2023.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">U.S. Census Bureau<\/span><\/a><span data-preserver-spaces=\"true\">, the findings show that between 2020 and spring 2024, two-thirds of population growth for those aged 25 to 44 occurred in areas with fewer than 1 million residents or rural counties.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;Perhaps the most striking statistic within the 2023 age estimates is <\/span><span data-preserver-spaces=\"true\">the fact<\/span><span data-preserver-spaces=\"true\"> that since 2020, the country&#8217;s small towns and rural areas have been attracting younger adults at the highest rate in nearly a century,&#8221; writes Lombard.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Also fascinating is that despite major corporations issuing return-to-office mandates, the migration to small-town America amongst a younger demographic<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.census.gov\/library\/stories\/2024\/05\/sun-belt-cities-and-towns.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> increased in 2023<\/span><\/a><span data-preserver-spaces=\"true\">, upending the previous decade&#8217;s stats that saw 90% of this growth <\/span><span data-preserver-spaces=\"true\">was concentrated<\/span><span data-preserver-spaces=\"true\"> in the <\/span><span data-preserver-spaces=\"true\">largest<\/span><span data-preserver-spaces=\"true\"> metro areas with more than 4 million residents.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The loss of residents from smaller towns and cities from the 1990s <\/span><span data-preserver-spaces=\"true\">onward<\/span><span data-preserver-spaces=\"true\"> made rural areas economically blighted, with a loss of businesses, communities, and vacant buildings and an unbalanced demographic of <\/span><span data-preserver-spaces=\"true\">largely<\/span><span data-preserver-spaces=\"true\"> older residents. <\/span><span data-preserver-spaces=\"true\">Ironically, some <\/span><span data-preserver-spaces=\"true\">of these<\/span><span data-preserver-spaces=\"true\"> rural towns and small cities are now seeing residents flood in, making these prime spots for real estate investors to kick-start their wealth-building journey by buying <\/span><span data-preserver-spaces=\"true\">up<\/span><span data-preserver-spaces=\"true\"> affordable houses.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Choosing Which Small Town to Move To or Invest In<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Being <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/which-real-estate-investing-strategy-is-best-for-your-goals\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">strategic<\/span><\/a><span data-preserver-spaces=\"true\"> makes sense when choosing which small town to move to, especially if you want to coordinate it with real estate investing. However, even if you don&#8217;t plan to invest immediately, small-town living could also be a good idea to help you lower your expenses to save and <\/span><span data-preserver-spaces=\"true\">be better positioned<\/span><span data-preserver-spaces=\"true\"> to invest in the future.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Additionally, according to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/worth.com\/return-to-work-is-a-bigger-trend-in-smaller-cities\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Worth.com<\/span><\/a><span data-preserver-spaces=\"true\">, office occupancy and downtown recovery figures look much better in smaller cities than in the biggest markets, a statistic that favors lower living costs in these areas.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Commutable to a Larger City&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Hybrid work has put small towns in play for employees who <\/span><span data-preserver-spaces=\"true\">need to<\/span><span data-preserver-spaces=\"true\"> be in larger towns and cities <\/span><span data-preserver-spaces=\"true\">three days<\/span><span data-preserver-spaces=\"true\"> a week.<\/span><span data-preserver-spaces=\"true\"> According to Lombard&#8217;s study, Arlington County, Virginia, across the Potomac River from Washington, D.C., saw its population of young adults grow faster than any other county within the nation&#8217;s 20 largest metros during the 2010s. It had six times as many younger residents as those over age 65. However, the pandemic and remote work reversed this in the 2020s, which went against the idea of younger people moving to larger metro areas.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Natural Beauty for Short-Term Rentals&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.airdna.co\/best-places-to-invest-in-vacation-rentals\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> AirDNA<\/span><\/a><span data-preserver-spaces=\"true\">, small cities and rural areas saw a 16% year-over-year increase in listings in 2024, while midsized cities only grew by 10.3%. The short-term rental data website stated,&nbsp; &#8220;These gains reflect an influx of new investment properties entering the market as active vacation rentals.&#8221;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The website added that high interest rates and <\/span><span data-preserver-spaces=\"true\">high<\/span><span data-preserver-spaces=\"true\"> prices have factored into <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/short-term-rental-investing\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">short-term rental investing<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Realtor and investor John Walker and his wife, Jade, purchased a<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.airbnb.com\/rooms\/1212396488441204877?source_impression_id=p3_1742315618_P3PrFiRNEAMqzF0T\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> short-term rental<\/span><\/a><span data-preserver-spaces=\"true\"> in the small town of Boston, Pennsylvania, on the Great Allegheny Passage, known as the GAP Trail, a popular biking and walking trail, near McKeesport, Pennsylvania, about 20 miles outside of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/pittsburgh-pa?city=Pittsburgh&amp;state=PA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Pittsburgh<\/span><\/a><span data-preserver-spaces=\"true\">. He picked it up for just over $50,000 and put around $100,000 into renovations.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;We&#8217;ve had visitors come from everywhere because of the popularity of the GAP trail,&#8221; he told BiggerPockets. &#8220;The town itself is affordable and easily commutable into the city. Some weekends when <\/span><span data-preserver-spaces=\"true\">it&#8217;s not booked<\/span><span data-preserver-spaces=\"true\">, we&#8217;ll come here ourselves and ride our bikes. It&#8217;s been a great investment.&#8221;&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Data Center and Tech Development Plans Spur Investment&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The tech boom has also been a boom for rural America, <\/span><span data-preserver-spaces=\"true\">particularly<\/span><span data-preserver-spaces=\"true\"> where data centers to support artificial intelligence (AI) are <\/span><span data-preserver-spaces=\"true\">being built<\/span><span data-preserver-spaces=\"true\">, which require vast expanses of cheap land with access to natural power sources. Demand for construction crews, particularly electricians, is matched only by the demand for accommodation <\/span><span data-preserver-spaces=\"true\">in which<\/span><span data-preserver-spaces=\"true\"> to house them.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">A<\/span> <em><a class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/2024\/12\/25\/technology\/ai-data-centers-electricians.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">New York Times<\/span><\/a><\/em><span data-preserver-spaces=\"true\"> article reveals that four of the largest internet and software companies spent <\/span><span data-preserver-spaces=\"true\">more than<\/span><span data-preserver-spaces=\"true\"> $200 billion in capital expenditures last year, mainly <\/span><span data-preserver-spaces=\"true\">on<\/span><span data-preserver-spaces=\"true\"> building new data centers.<\/span> <span data-preserver-spaces=\"true\">They&#8217;re expected<\/span><span data-preserver-spaces=\"true\"> to spend just as much or more next year.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.entrepreneur.com\/science-technology\/ais-billion-dollar-land-grab-5-ways-its-reshaping\/486837#:~:text=Key%20Takeaways,both%20commercial%20and%20residential%20markets.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Entrepreneur.com<\/span><\/a><span data-preserver-spaces=\"true\">, booming tech corridors nationwide are transforming housing sectors. The article says:<\/span><\/p>\n\n\n\n<p><em><span data-preserver-spaces=\"true\">&#8220;Smaller cities like Abilene, Texas, are experiencing economic revitalization as businesses, housing developments, and local services expand to support AI operations. This increase in job creation means higher demand for housing, commercial spaces, and retail businesses. As AI data centers <\/span><span data-preserver-spaces=\"true\">continue to<\/span><span data-preserver-spaces=\"true\"> grow, surrounding communities will need to expand rapidly to accommodate their workforce\u2014creating long-term investment opportunities in both residential and commercial real estate.&#8221;<\/span><\/em><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Researching and anticipating tech growth and development throughout the U.S. is a great way to turbocharge your real estate investing career.&nbsp; <\/span><span data-preserver-spaces=\"true\">Larger<\/span><span data-preserver-spaces=\"true\"> developers will buy land and construct housing for long-term employees, but that takes time to coordinate and implement.
