With homeownership and investing becoming increasingly <\/span><span data-preserver-spaces=\"true\">difficult<\/span><span data-preserver-spaces=\"true\"> amid high interest rates and property prices, more people are turning to \u201cfriends with benefits\u201d to get on the property ladder.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to the<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nar.realtor\/newsroom\/first-time-home-buyers-shrink-to-historic-low-of-24-as-buyer-age-hits-record-high\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> National Association of Realtors<\/span><\/a><span data-preserver-spaces=\"true\">, the average age of first-time homebuyers has increased from 35 to 38 over the last year. <\/span><span data-preserver-spaces=\"true\">NAR data shows that first-time buyers had a median household income of $97,000, up from $95,900 the prior year <\/span><span data-preserver-spaces=\"true\">and reflecting<\/span><span data-preserver-spaces=\"true\"> an increase of $26,000 in the last two years.<\/span><span data-preserver-spaces=\"true\"> Repeat buyers had a median household income of $114,300, up from $111,700 the previous year.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It\u2019s important to remember that those numbers represent a national demographic. Buying is even more prohibitive in pricier neighborhoods.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Co-Buyers Make Up 30% of U.S. Home <\/span><span data-preserver-spaces=\"true\">Sales<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cobuy.io\/blog\/cobuying-coowning-home-2025-report#:~:text=Fast%20facts:%20In%202025,%2030,with%20groups%20averaging%203.6%20members.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> cobuy.io<\/span><\/a><span data-preserver-spaces=\"true\">, a specialized app that helps co-buyers with documents and information for a $270 flat fee, co-buyers today make up 30% of all U.S. home sales.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Half the co-buyers in 2024 bought with a spouse or partner, 9% <\/span><span data-preserver-spaces=\"true\">bought<\/span><span data-preserver-spaces=\"true\"> with a relative, and 7% with a friend<\/span><span data-preserver-spaces=\"true\">, per<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/research\/buyers-housing-trends-report-2024-34383\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Zillow<\/span><\/a><span data-preserver-spaces=\"true\"> research<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> The overriding reason people co-bought houses was financial. According to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bankrate.com\/mortgages\/down-payment-survey\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Bankrate&#8217;s 2024 Down Payment Survey<\/span><\/a><span data-preserver-spaces=\"true\">, over 50% of respondents said that finding the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/down-payment\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash for a down payment<\/span><\/a><span data-preserver-spaces=\"true\"> was out of reach.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;We became co-owners of a brownstone in New York with three friends, where we still live,&#8221; Nick Allardice, 38, who co-bought his home with friends in 2021, told<\/span> <em><a class=\"editor-rtfLink\" href=\"https:\/\/www.yahoo.com\/lifestyle\/partner-co-own-brownstone-3-100701630.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Business Insider<\/span><\/a><\/em><span data-preserver-spaces=\"true\">. \u201cThe brownstone was easier for us all to afford because we pulled together and saved on all the<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.businessinsider.com\/millennial-homeowners-housing-shortage-falling-prices-values-baby-boomers-population-2025-3?utm_medium=referral&amp;utm_medium=syndication&amp;utm_source=yahoocom&amp;utm_source=yahoo\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> costs associated with buying a property<\/span><\/a><span data-preserver-spaces=\"true\">.\u201d<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cThere&#8217;s been a ripple effect, too,\u201d Allardice continued. \u201cIn 2022, three other friends replicated our <\/span><span data-preserver-spaces=\"true\">exact<\/span><span data-preserver-spaces=\"true\"> model a few blocks away in their <\/span><span data-preserver-spaces=\"true\">own<\/span><span data-preserver-spaces=\"true\"> three-unit brownstone.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Non-Spousal Co-Buying Is on the Rise<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Unsurprisingly, co-buying is most common in pricier states such as New York, California, and Washington. Non-spousal co-buying is <\/span><span data-preserver-spaces=\"true\">particularly<\/span><span data-preserver-spaces=\"true\"> on the rise in these states.<\/span><a class=\"editor-rtfLink\" href=\"http:\/\/co-buy.io\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Co-buy.io<\/span><\/a><span data-preserver-spaces=\"true\"> and<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nestment.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Nestment.com<\/span><\/a><span data-preserver-spaces=\"true\"> focus on helping buyers navigate this arrangement&#8217;s legal and logistical aspects.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;For the past 50 years, property prices have way outpaced wage growth, and that&#8217;s created <\/span><span data-preserver-spaces=\"true\">an incredibly large<\/span><span data-preserver-spaces=\"true\"> gap,&#8221; Nestment founder Niles Lichtenstein told<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cbsnews.com\/news\/millennials-gen-z-home-ownership\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> CBS News<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Though co-buying has some similarities to syndication, co-buying usually applies to small <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/finding-multifamily-properties\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">multifamilies<\/span><\/a><span data-preserver-spaces=\"true\"> (of two to four units) or sometimes larger single-family homes with multiple floors, and more buyers are generally on an equal footing investment-wise, putting these properties in a class by themselves.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;It was important that everybody understood we were not roommates, but had two distinct units connected in a home,&#8221; Harlem, New York, brownstone co-buyer Claire Breedlove told the<\/span> <em><a class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/interactive\/2025\/01\/02\/realestate\/harlem-rowhouse-friends-sale.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">New York Times<\/span><\/a><\/em><span data-preserver-spaces=\"true\">. &#8220;We plan to live as neighbors, not roommates.&#8221; She and her co-buyer and friend, Charlotte Renfield-Miller, invested in a two-family brownstone that was a former art gallery and cost $2.795 million, with annual taxes of about $8,500.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;We tend to see eye to eye, but we wanted some sort of legal structure to <\/span><span data-preserver-spaces=\"true\">make sure<\/span><span data-preserver-spaces=\"true\"> our friendship was never going to suffer because of a co-purchase,&#8221;&nbsp; Renfield-Miller explained.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The agreement covered future possibilities, such as one person wanting to move or sell. &#8220;If anything does arise, we already know <\/span><span data-preserver-spaces=\"true\">what the plan is<\/span><span data-preserver-spaces=\"true\"> without having to come up with it on the spot,&#8221; Renfield-Miller said.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Advantages of Co-owning Investment Properties<\/span><\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><span data-preserver-spaces=\"true\">Easier to qualify for mortgages: <\/span><\/strong><span data-preserver-spaces=\"true\">This is the main reason for co-buying. Qualifying for loans has become increasingly difficult in recent years.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">FHA mortgage compliant:<\/span><\/strong><span data-preserver-spaces=\"true\"> One of the attractions for co-buyers is the ability to purchase a home with an FHA mortgage and enjoy tax benefits based on the percentage owned.\u00a0<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Scale faster: <\/span><\/strong><span data-preserver-spaces=\"true\">Co-buying allows investors to scale faster, moving from one house to another using FHA loans and renting the home out after <\/span><span data-preserver-spaces=\"true\">a period of<\/span><span data-preserver-spaces=\"true\"> living in it to satisfy FHA requirements. <\/span><span data-preserver-spaces=\"true\">Or, you can <\/span><span data-preserver-spaces=\"true\">simply<\/span><span data-preserver-spaces=\"true\"> buy a rental property with an investment partner.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Divided costs: <\/span><\/strong><span data-preserver-spaces=\"true\">This allows co-owners to split costs and share household responsibilities. However, as with any investment, it relies on trust and each partner <\/span><span data-preserver-spaces=\"true\">being responsible<\/span><span data-preserver-spaces=\"true\"> for their side of the partnership.\u00a0<\/span><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Disadvantages of Co-Buying<\/span><\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><span data-preserver-spaces=\"true\">Risk of conflict:<\/span><\/strong><span data-preserver-spaces=\"true\"> As anyone with a roommate can attest, the risk of conflict when you live in the same space is heightened. If owner-occupants are co-buying using an FHA model, delineating each owner&#8217;s personal space and responsibilities is paramount. For non-owner-occupant investors, each must carry their weight and be responsible when financial issues arise.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">One buyer might want to sell or refinance:<\/span><\/strong><span data-preserver-spaces=\"true\"> Both co-buyers need to be on the same page regarding their exit strategy with agreements.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Financial stability:<\/span><\/strong><span data-preserver-spaces=\"true\"> Job loss is sometimes unavoidable, but <\/span><span data-preserver-spaces=\"true\">contingencies should be discussed<\/span><span data-preserver-spaces=\"true\"> and, if possible, put in writing should one partner suffer a loss in income and <\/span><span data-preserver-spaces=\"true\">not be able<\/span><span data-preserver-spaces=\"true\"> to pay their share of the expenses. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> could include allowing their other partners the option of buying them out.\u00a0<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Risk of differing goals and expectations:<\/span><\/strong><span data-preserver-spaces=\"true\"> Goals and expectations can change over time. When one partner wants to go in a different direction, an agreement should <\/span><span data-preserver-spaces=\"true\">be drawn up<\/span><span data-preserver-spaces=\"true\"> ahead of time to account for this.<\/span><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Cash Flow and Equity<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Owning rental properties offers advantages in <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\"> and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-home-equity\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">equity<\/span><\/a><span data-preserver-spaces=\"true\">. In a co-buying partnership, there should be <\/span><span data-preserver-spaces=\"true\">a clear<\/span><span data-preserver-spaces=\"true\"> agreement on how the cash flow <\/span><span data-preserver-spaces=\"true\">is spent<\/span><span data-preserver-spaces=\"true\"> and the equity utilized. Vacations and fast cars should not <\/span><span data-preserver-spaces=\"true\">be prioritized<\/span><span data-preserver-spaces=\"true\"> when building a real estate portfolio.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Co-buying is easier when unrelated investors do not live in the same house. That said, co-buying and cohabitating can work if there is a specific game plan to sell or rent and move once an FHA or prespecified investment period has elapsed, so you are not stuck with one another if you do not wish to be.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Business partnerships are nothing new. Many real estate investors have formed <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/guide-starting-llc\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">LLCs<\/span><\/a><span data-preserver-spaces=\"true\"> and embarked on money-making endeavors with the best intentions\u2014only for the wheels to come off once things got tough, i.e., tenants stopped paying, and <\/span><span data-preserver-spaces=\"true\">repairs were needed<\/span><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">No one likes dipping into their pockets when they don&#8217;t expect to. Entering into co-buying ventures requires both partners to have their eyes wide open, with an agreement that spells out each partner&#8217;s responsibilities, <\/span><span data-preserver-spaces=\"true\">with<\/span><span data-preserver-spaces=\"true\"> consequences if they do not fulfill them, and easy exit strategies.
