{"id":182054,"date":"2025-04-09T19:04:00","date_gmt":"2025-04-10T01:04:00","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=182054"},"modified":"2025-04-10T07:14:50","modified_gmt":"2025-04-10T13:14:50","slug":"real-estate-investors-should-be-very-concerned-about-stagflation","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/real-estate-investors-should-be-very-concerned-about-stagflation","title":{"rendered":"Real Estate Investors\u2014You Should Be Very Concerned About Stagflation"},"content":{"rendered":"\n<p><span data-preserver-spaces=\"true\">America could be facing months of stagflation\u2014a combination of high inflation, high unemployment, and slow economic growth<\/span><span data-preserver-spaces=\"true\">\u2014in light of President Trump&#8217;s economic policies<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;That&#8217;s <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bloomberg.com\/news\/videos\/2025-01-22\/bill-dudley-on-economic-impact-of-tariffs-deportations-video\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">according to former Federal Reserve president Bill Dudley<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> means that for real estate investors, things could be about to get very bumpy.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In a<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bloomberg.com\/opinion\/articles\/2025-04-07\/stagflation-is-now-america-s-best-case-scenario?srnd=homepage-americas\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Bloomberg opinion piece<\/span><\/a><span data-preserver-spaces=\"true\">, Dudley wrote that across-the-board tariffs could wreak devastating economic effects as demand for U.S. products drops and inflation rises to 5%.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Dudley wrote that even if Congress approves tax cuts, the economy will likely have its foot on the brakes &#8220;because there will be a considerable lag, and because low-to-moderate-income families, which tend to spend more of their income, will be hurt by tariffs more than helped by tax relief.&#8221;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">With the financial markets in free fall, on April 9, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nbcnews.com\/business\/economy\/trump-tariffs-president-announces-90-day-pause-what-to-know-rcna200463\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">President Trump decided to suspend tariffs<\/span><\/a><span data-preserver-spaces=\"true\"> for 90 days on 75 trading partners who have not retaliated\u2014but left the effective 125% tariff on China in place. Given that it&#8217;s a 90-day pause, <\/span><span data-preserver-spaces=\"true\">it&#8217;s possible that <\/span><span data-preserver-spaces=\"true\">they will<\/span><span data-preserver-spaces=\"true\"> be resumed<\/span><span data-preserver-spaces=\"true\">, so the scenarios laid out here are still possible, but news is becoming outdated as fast as ever.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">&#8220;The Optimistic Scenario&#8221;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Stagflation occurs when inflation increases in a cooling economy, bringing <\/span><span data-preserver-spaces=\"true\">with it<\/span><span data-preserver-spaces=\"true\"> a perfect storm of economic woes with no immediate solution and putting central banks in a no-win situation. <\/span><span data-preserver-spaces=\"true\">Should they increase interest rates to lower inflation, they stifle economic growth, causing the real estate market to <\/span><span data-preserver-spaces=\"true\">come to a grinding halt<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> And if they cut rates to stimulate investing, house prices will skyrocket, causing a <\/span><span data-preserver-spaces=\"true\">greater<\/span><span data-preserver-spaces=\"true\"> affordability crisis.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;All told, stagflation is the optimistic scenario,&#8221; Dudley said. &#8220;More likely, the U.S. will end up in a full-blown recession, accompanied by higher inflation.&#8221;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Vaporizing Wealth<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The staunchly conservative<\/span> <em><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/economy\/in-matter-of-days-outlook-shifts-from-solid-growth-to-recession-risk-027eb2b4\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Wall Street Journal<\/span><\/a><\/em><span data-preserver-spaces=\"true\"> weighed in on the threat of<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/economy\/trade\/what-is-stagflation-trump-tariffs-b8be754c?mod=livecoverage_web\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> stagflation<\/span><\/a><span data-preserver-spaces=\"true\"> in March before the tariff announcement. On April 6, the paper stated, &#8220;President Trump announced the highest tariffs in more than a century,<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/finance\/stocks\/u-s-stock-futures-fall-further-after-china-retaliates-against-trump-tariffs-3be33fa7?mod=article_inline\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> vaporizing more than $6 trillion<\/span><\/a><span data-preserver-spaces=\"true\"> of wealth in two days.&#8221;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Fed chairman Jerome Powell said that the tariffs were &#8220;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/2025\/04\/04\/business\/economy\/powell-trump-tariff-inflation-risk.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">larger than expected<\/span><\/a><span data-preserver-spaces=\"true\">,&#8221; and their immense scale made it especially important for the central bank to understand their economic effects before taking action. On <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.msnbc.com\/opinion\/msnbc-opinion\/trump-tariffs-stock-market-federal-reserve-powell-rcna199796\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">msnbc.com<\/span><\/a><span data-preserver-spaces=\"true\">, Jared Bernstein, former chair of the Council of Economic Advisers, wrote that stagflation &#8220;is a particular challenge for the Federal Reserve. To counteract slower growth, Fed officials can lower the benchmark interest rate they control. But to counteract inflationary pressures, they typically raise rates. Faced with stagflation, what&#8217;s a central banker to do?\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Powell and the President&#8217;s Collision Course<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">While Powell is wary of taking any knee-jerk reactions, President Trump is urging a rate cut, writing on Truth Social:<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;This would be a PERFECT time for Fed Chairman Jerome Powell to cut Interest Rates. He is always &#8220;late,&#8221; but he could now change his image, and quickly.&#8221;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;CUT INTEREST RATES, JEROME, AND STOP PLAYING POLITICS!&#8221;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">As<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bloomberg.com\/news\/videos\/2025-04-04\/trump-and-the-fed-are-on-a-collision-course-video\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Bloomberg<\/span><\/a><span data-preserver-spaces=\"true\"> suggests, it&#8217;s evident that Trump and the Fed could be on a \u201ccollision course\u201d as the economic effects of the tariffs begin to bite.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Don&#8217;t Rely on Rate Cuts<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">For real estate investors, rate cuts seem like the panacea to solve all problems\u2014even the increased construction costs brought on by tariffs and deportations. However, despite Trump&#8217;s urging, there&#8217;s no indication that is a path Powell is willing to take.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;After missing its target for many years, it would be a mistake for the Fed to dismiss the inflation fallout from tariffs as transitory and revert once again to stimulating the economy,&#8221; Rockefeller International Chair Ruchir Sharma wrote in the<\/span> <em><a class=\"editor-rtfLink\" href=\"https:\/\/www.ft.com\/content\/3958488c-c83b-47a8-83fc-628ce2bc9724\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Financial Times<\/span><\/a><\/em><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;This notion that the Federal Reserve <\/span><span data-preserver-spaces=\"true\">is going to<\/span><span data-preserver-spaces=\"true\"> ease four times this year, I see zero chance of that. I&#8217;m much more worried that we could have elevated inflation <\/span><span data-preserver-spaces=\"true\">that&#8217;s going to<\/span><span data-preserver-spaces=\"true\"> bring rates up much higher than they are today,&#8221;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nbcphiladelphia.com\/news\/business\/money-report\/ceos-think-the-u-s-is-probably-in-a-recession-right-now-says-blackrocks-larry-fink\/4153817\/?os=0slw57psd%2F&amp;ref=app\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> BlackRock CEO Larry Fink<\/span><\/a><span data-preserver-spaces=\"true\"> said on April 7.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Effect on Real Estate<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Stagflation will affect real estate investors differently, depending on their specialty. Overall, however, it&#8217;s hard to envisage any silver linings.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Construction&nbsp;<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">The construction sector will be the first and most <\/span><span data-preserver-spaces=\"true\">obvious<\/span><span data-preserver-spaces=\"true\"> sector to feel the brunt of the increased <\/span><span data-preserver-spaces=\"true\">costs of materials<\/span><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">Expect an average-sized home to cost<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/trump-tariffs-new-home-prices-homebuilders\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> $9,200 or more<\/span><\/a><span data-preserver-spaces=\"true\"> to build<\/span><span data-preserver-spaces=\"true\">, according to a recent survey of homebuilders<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;Lumber from Canada and gypsum from Mexico are important inputs to American homebuilding, and while it would not be a surprise to see the White House target these imports again <\/span><span data-preserver-spaces=\"true\">in the near future<\/span><span data-preserver-spaces=\"true\">, the immediate threat of the tariff announcement on American builders appears to be less severe than it could have been,&#8221; Realtor.com senior economist Joel Berner wrote.<\/span><\/p>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/how-to-flip-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">House flippers<\/span><\/a><span data-preserver-spaces=\"true\"> and landlords looking to remodel their homes will <\/span><span data-preserver-spaces=\"true\">certainly<\/span><span data-preserver-spaces=\"true\"> feel the effects of the tariffs and stagflation.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Landlords<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Regardless of the state of the economy, people still need a place to live. If unemployment increases and the economy stumbles, which <\/span><span data-preserver-spaces=\"true\">is what<\/span><span data-preserver-spaces=\"true\"> happens with stagflation, the housing required will increasingly need to be affordable.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">That broaches another thorny issue: How much will affordable housing cost to build, and if HUD jobs are lost and programs cut\u2014threatened with federal layoffs\u2014how <\/span><span data-preserver-spaces=\"true\">will people be able to<\/span><span data-preserver-spaces=\"true\"> afford to live there?<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Real estate agents<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">A poor economy and job loss affect everyone. One of the immediate casualties will be home sales. Fewer transactions mean fewer deals for real estate agents and brokerages.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Mortgage brokers<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Less deal flow, coupled with a bad economy and higher inflation and interest rates, means fewer loans, which means mortgage brokers will feel the pinch.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Is there an upside to the stagflation predicted by President Trump&#8217;s tariffs? Only if the tariffs work, and jobs and manufacturing exploded in the U.S.\u2014meaning after a maze of negotiating with foreign countries,<\/span> <span data-preserver-spaces=\"true\">the U.S. comes out of pending trade wars with a robust economy.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Many of President Trump&#8217;s usually loyal Wall Street allies, like JPMorgan Chase&#8217;s CEO<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nbcnews.com\/politics\/trump-administration\/jpmorgan-ceo-jamie-dimon-says-trump-tariffs-will-boost-inflation-slow-rcna199956\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Jamie Dimon<\/span><\/a><span data-preserver-spaces=\"true\"> and Pershing Square&#8217;s<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.washingtonpost.com\/business\/2025\/04\/07\/bill-ackman-tariffs-meltdown-stock-markets\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Bill Ackman<\/span><\/a><span data-preserver-spaces=\"true\">, seeing their wealth fall off a cliff, don&#8217;t think that scenario is likely. They are sounding alarm bells about stagflation, with Ackman warning of an &#8220;economic nuclear winter.&#8221; Even Elon Musk called Trump&#8217;s tariff advisor &#8220;truly a moron&#8221; after he<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cnn.com\/2025\/04\/08\/business\/elon-musk-peter-navarro-comments-tariffs\/index.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> misspoke about Tesla<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Interest rates, too, have been on a roller coaster, <\/span><span data-preserver-spaces=\"true\">first<\/span><span data-preserver-spaces=\"true\"> dropping after the tariff rates were announced, then increasing, and then rising again as economic fears set in.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;Despite the modest monthly increase, contract signings remain well below normal historical levels,&#8221;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cnbc.com\/2025\/04\/08\/mortgage-rates-higher-tariff-uncertainty.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> said Lawrence Yun<\/span><\/a><span data-preserver-spaces=\"true\">, NAR&#8217;s chief economist. &#8220;A meaningful decline in mortgage rates would help both demand and supply\u2014demand by boosting affordability, and supply by lessening the power of the mortgage rate lock-in effect.&#8221;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">We can only hope for lower rates, but in the current economy, that seems highly unlikely. What does seem more likely is a lot of behind-the-scenes negotiation with different countries to lower tariffs and restore some stability to the market.
