Yes, there\u2019s crime. Yes, there\u2019s a homeless problem. And yes, it\u2019s unfriendly to business, even the film business.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">But the food is world-class, the weather is unbeatable, the culture is diverse, the beach is nearby, and <\/span><span data-preserver-spaces=\"true\">so are<\/span><span data-preserver-spaces=\"true\"> the mountains. <\/span><span data-preserver-spaces=\"true\">As one developer I met <\/span><span data-preserver-spaces=\"true\">put it:<\/span><span data-preserver-spaces=\"true\"> \u201cLos Angeles is the most-amenitied place in America.\u201d<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">As of 2024, California is the world\u2019s fourth-largest economy, with a GDP of $4.1 trillion, ahead of Texas ($2.7 trillion) and New York ($2.3 trillion). But how much of this GDP is from the Bay Area and Silicon Valley, home to some of the most valuable companies on Earth? We must <\/span><span data-preserver-spaces=\"true\">draw a distinction<\/span><span data-preserver-spaces=\"true\"> between the economies of each metro and see where Los Angeles falls in line.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Comparing LA to Silicon Valley<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The 2023 GDP of the Bay Area (the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/san-francisco-oakland-berkeley-ca?city=San+Francisco&amp;state=CA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">San Francisco-Oakland-Berkeley, CA MSA<\/span><\/a><span data-preserver-spaces=\"true\">) was about $779 billion in 2023, and Silicon Valley (the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/san-jose-sunnyvale-santa-clara-ca?city=San+Jose&amp;state=CA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">San Jose-Sunnyvale-Santa Clara, CA MSA<\/span><\/a><span data-preserver-spaces=\"true\">) was about $423 billion. If it\u2019s fair to combine these two markets, the general Bay Area-Silicon Valley market had a GDP of about $1.2 trillion, with a combined population of 6.7 million.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Comparatively, the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/los-angeles-long-beach-anaheim-ca?city=Los+Angeles&amp;state=CA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Los Angeles MSA<\/span><\/a><span data-preserver-spaces=\"true\"> (Los Angeles County and Orange County) had a GDP of about $1.3 trillion in 2023 with a population of 13 million; a similar GDP with a higher population count means a smaller GDP per capita. You can see each county has a higher GDP per capita than Los Angeles (and its neighboring county, Orange).<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">In conclusion, the Bay Area and Silicon Valley have a higher GDP per capita than Los Angeles, indicating the local economy is more productive <\/span><span data-preserver-spaces=\"true\">on a per-person basis<\/span><span data-preserver-spaces=\"true\"> in Silicon Valley than in LA.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Los Angeles\u2019s Economy<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Now, let\u2019s <\/span><span data-preserver-spaces=\"true\">do a deep<\/span><span data-preserver-spaces=\"true\"> dive into Los Angeles\u2019s economy and job market. The LA metropolitan area\u2019s job market has barely broken through its 2019 record:<\/span><\/p>\n\n\n<p><iframe title=\"Los Angeles-Long Beach-Anaheim, CA Jobs\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-Ia9uD\" src=\"https:\/\/datawrapper.dwcdn.net\/Ia9uD\/3\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"400\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Let\u2019s dive deeper into why by looking at job occupations:<\/span><\/p>\n\n\n<p><iframe title=\"Los Angeles MSA Job Occupation Growth\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-m8BY0\" src=\"https:\/\/datawrapper.dwcdn.net\/m8BY0\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"566\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Pretty much<\/span><span data-preserver-spaces=\"true\"> every job category has shrunk compared to their 2019 levels, except for private education and health services.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> shouldn\u2019t <\/span><span data-preserver-spaces=\"true\">come as<\/span><span data-preserver-spaces=\"true\"> a surprise if you\u2019ve consumed any headlines about the California exodus. <\/span><span data-preserver-spaces=\"true\">Take a<\/span><span data-preserver-spaces=\"true\"> look at <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/forums\/48\/topics\/286064-new-study-forecast-more-companies-will-leave-california\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">this discussion<\/span><\/a><span data-preserver-spaces=\"true\"> in the BiggerPockets forums about a study predicting job losses.<\/span> <span data-preserver-spaces=\"true\">(It <\/span><span data-preserver-spaces=\"true\">was posted<\/span><span data-preserver-spaces=\"true\"> nine years ago, and <\/span><span data-preserver-spaces=\"true\">more<\/span><span data-preserver-spaces=\"true\"> or less got it right.)<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Digging deeper, I discovered that as of 2024, California has <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/fortune.com\/2024\/06\/04\/fortune-500-california-most-companies\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">more Fortune 500 companies<\/span><\/a><span data-preserver-spaces=\"true\"> than Texas or New York (57 companies, compared to Texas and New York, which both had 52). However, <\/span><span data-preserver-spaces=\"true\">the overwhelming majority<\/span><span data-preserver-spaces=\"true\"> of these companies are in the Bay Area and Silicon Valley. Only the following are based in Los Angeles or Orange County:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Walt Disney (in Burbank)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Molina Healthcare (in Long Beach)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Live Nation Entertainment (in Beverly Hills)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Edison International (in Rosemead)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Farmers Insurance (in Woodland Hills)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Pacific Life (in Newport Beach)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Chipotle (in Newport Beach)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">A-Mark Precious Metals (in El Segundo)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Skechers (in Manhattan Beach)<\/span><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Silicon Valley is home to <\/span><span data-preserver-spaces=\"true\">the majority of<\/span><span data-preserver-spaces=\"true\"> Fortune 500 company headquarters, with 46, compared to Los Angeles and Orange County\u2019s nine (the remaining two are in Ventura and Riverside County). <\/span><span data-preserver-spaces=\"true\">The current boom in artificial intelligence (AI) technology <\/span><span data-preserver-spaces=\"true\">is likely to keep Silicon Valley as<\/span><span data-preserver-spaces=\"true\"> a thriving economy.<\/span><span data-preserver-spaces=\"true\"> And even if AI tech is a bubble that pops, San Francisco has always been a boom-and-bust market that bounces back.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">But what about Hollywood? According to a recent study published by <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.otis.edu\/about\/initiatives\/documents\/25-063-CreativeEconomy_Report4_250325.pdf\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Otis College of Art and Design<\/span><\/a><span data-preserver-spaces=\"true\">, employment in the entertainment industry is still below its 2022 peak and may not reach this peak again anytime soon. <\/span><span data-preserver-spaces=\"true\">But employment in the arts has <\/span><span data-preserver-spaces=\"true\">seemed to stabilize<\/span> <span data-preserver-spaces=\"true\">for the most part<\/span><span data-preserver-spaces=\"true\"> (at least for now, it has stopped shrinking).<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">But why isn\u2019t it worse, given you can produce content from virtually anywhere in the world? It\u2019s likely due to the large talent base\u2014 the <\/span><span data-preserver-spaces=\"true\">same<\/span><span data-preserver-spaces=\"true\"> reason many tech companies have remained headquartered in Silicon Valley). For now, Los Angeles is still a network-affected hub of entertainment (and exported culture).&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">So no, the Los Angeles economy is not in a Detroit-style doom spiral of employment loss. At least, not as long as creatives want to live there. But at least 50 companies have relocated their HQs away from Los Angeles from 2018-2023 due to the unfavorable business climate.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">For this reason, I do not think Los Angeles is riding a rising tide like <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/austin-round-rock-georgetown-tx?city=Austin&amp;state=TX\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Austin, Texas<\/span><\/a><span data-preserver-spaces=\"true\">;&nbsp; <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/dallas-fort-worth-arlington-tx?city=Dallas&amp;state=TX\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Dallas<\/span><\/a><span data-preserver-spaces=\"true\">, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/nashville-davidson-murfreesboro-franklin-tn?city=Nashville&amp;state=TN\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Nashville, Tennessee<\/span><\/a><span data-preserver-spaces=\"true\">; <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/phoenix-mesa-chandler-az?city=Phoenix&amp;state=AZ\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Phoenix<\/span><\/a><span data-preserver-spaces=\"true\">, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/raleigh-cary-nc?city=Raleigh&amp;state=NC\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Raleigh, North Carolina<\/span><\/a><span data-preserver-spaces=\"true\">; or <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/boise-city-id?city=Boise&amp;state=ID\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Boise, Idaho<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">I <\/span><span data-preserver-spaces=\"true\">do think LA <\/span><span data-preserver-spaces=\"true\">as<\/span><span data-preserver-spaces=\"true\"> a <\/span><span data-preserver-spaces=\"true\">whole<\/span><span data-preserver-spaces=\"true\"> is experiencing economic headwinds that will slow down the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-appreciation-in-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">appreciation<\/span><\/a><span data-preserver-spaces=\"true\"> of its real estate.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Los Angeles appears to be a good place to live if you\u2019re a renter (due to favorable tenant laws) or if you occupy your primary residence (due to favorable property tax laws), given you can <\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\"> afford housing there. But it\u2019s arguably one of the worst places to be a business owner unless your business is reliant on the local entertainment talent force or needs year-round perfect weather (or you\u2019re a business owner who loves living in Southern California and will continue to live and work there, no matter what).<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Real Estate Price Appreciation in Los Angeles<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Let\u2019s now <\/span><span data-preserver-spaces=\"true\">take a<\/span><span data-preserver-spaces=\"true\"> look at the main reason anyone considers investing in Los Angeles: price appreciation.<\/span><\/p>\n\n\n<p><iframe title=\"Los Angeles MSA Median Price Growth\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-W2hC1\" src=\"https:\/\/datawrapper.dwcdn.net\/W2hC1\/6\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"395\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Los Angeles <\/span><span data-preserver-spaces=\"true\">is geographically constrained<\/span><span data-preserver-spaces=\"true\"> between the ocean and the mountains; <\/span><span data-preserver-spaces=\"true\">there is only so much you can build<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> In addition, the county is very unfriendly to new construction. <\/span><span data-preserver-spaces=\"true\">Builders <\/span><span data-preserver-spaces=\"true\">have to<\/span><span data-preserver-spaces=\"true\"> jump through many hurdles and years of permitting <\/span><span data-preserver-spaces=\"true\">to build<\/span><span data-preserver-spaces=\"true\"> new apartments.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">As long as people continue to demand housing and supply is hard to create, prices will continue to <\/span><span data-preserver-spaces=\"true\">be pushed up<\/span><span data-preserver-spaces=\"true\">. But like everything in real estate, location matters. <\/span><span data-preserver-spaces=\"true\">Certain<\/span><span data-preserver-spaces=\"true\"> neighborhoods are more desirable than others, especially as you get closer to the beach or the hills.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Pasadena and South Pasadena are exceptions. These neighborhoods are not near the ocean and not as close to the hills as other surrounding neighborhoods, but Caltech and NASA\u2019s Jet Propulsion Lab make their home here, undoubtedly pushing up incomes, rents, and prices.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">I\u2019ve mapped each ZIP code in Los Angeles and Orange County by their one-year CAGR. Los Angeles will continue to have limited supply. <\/span><span data-preserver-spaces=\"true\">But<\/span><span data-preserver-spaces=\"true\"> demand for red state metros appears to be growing at such a higher rate than LA that prices have <\/span><span data-preserver-spaces=\"true\">been pushed up<\/span><span data-preserver-spaces=\"true\"> more, regardless of how much room for supply there is.<\/span><span data-preserver-spaces=\"true\"> You can only build so much in a <\/span><span data-preserver-spaces=\"true\">period of time<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">For all the headwinds I\u2019ve pointed out, I think the golden era of Los Angeles residential real estate appreciation is behind us, with one <\/span><span data-preserver-spaces=\"true\">huge<\/span><span data-preserver-spaces=\"true\">, glaring, millionaire-making exception: world-class neighborhoods.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Los Angeles Is a Hyperlocal Game<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The metro still has arguably the best year-round weather on Earth (unless you like a little more humidity, in which case you\u2019ll love <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/san-diego-chula-vista-carlsbad-ca?city=San+Diego&amp;state=CA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">San Diego<\/span><\/a><span data-preserver-spaces=\"true\">, or you prefer a slightly cooler climate, in which case you\u2019ll love the Bay Area). And LA is still one of the world\u2019s cultural hot spots as America\u2019s epicenter of film and music.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">People will pay a lot <\/span><span data-preserver-spaces=\"true\">of money<\/span><span data-preserver-spaces=\"true\"> to live here, especially in a nice area with low crime, good schools, and close access to trendy restaurants and outdoor amenities like the hills or the ocean. There aren\u2019t too many neighborhoods with all these qualities relative to the total housing inventory in LA. It\u2019s no surprise that they appreciate <\/span><span data-preserver-spaces=\"true\">in value<\/span><span data-preserver-spaces=\"true\"> the most.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">I\u2019m calling these \u201cworld-class\u201d locations (\u201cluxury\u201d locations also works), as they have some of the <\/span><span data-preserver-spaces=\"true\">greatest<\/span><span data-preserver-spaces=\"true\"> combinations of qualities you find in America (if you factor in weather, care about being near the ocean, and appreciate racial and cultural diversity, which not all neighborhoods with good schools have).&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">However, the barrier to entry in LA is <\/span><span data-preserver-spaces=\"true\">extremely<\/span><span data-preserver-spaces=\"true\"> high. At the time of writing, in 2025, the median home price is about $1 million. And that\u2019s just the median. There <\/span><span data-preserver-spaces=\"true\">really<\/span><span data-preserver-spaces=\"true\"> aren\u2019t any properties in decent neighborhoods worth less than $1 million.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">If you\u2019re purchasing a home here, you are likely already in the top 1%. If that\u2019s the case, you can afford to overcome the massive regulatory hurdles of investing in Los Angeles.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> leads me to <\/span><span data-preserver-spaces=\"true\">the conclusion<\/span><span data-preserver-spaces=\"true\">: Is investing in Los Angeles worth it? It depends on what kind of investor you are. The simple buy-and-hold investor is likely better off elsewhere, unless you secure a property in an A-class neighborhood (or an A-class property in a B-class neighborhood). <\/span><span data-preserver-spaces=\"true\">But if you are an active and local <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/how-to-flip-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">fix-and-flip<\/span><\/a><span data-preserver-spaces=\"true\"> or <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/brrrr-method\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">BRRRR<\/span><\/a><span data-preserver-spaces=\"true\"> investor, you\u2019ll need to <\/span><span data-preserver-spaces=\"true\">keep a close eye on<\/span><span data-preserver-spaces=\"true\"> your hyperlocal neighborhood market.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Fortunes are still <\/span><span data-preserver-spaces=\"true\">being made<\/span><span data-preserver-spaces=\"true\"> with Los Angeles real estate.
