The data may be a month old, but with respect to real estate sales data, this is about as recent as it gets (while not sacrificing accuracy).<\/span><\/p>\n\n\n<p><iframe title=\"Zillow Market Heat Index: As of March, 2025\" aria-label=\"Map\" id=\"datawrapper-chart-TYdBU\" src=\"https:\/\/datawrapper.dwcdn.net\/TYdBU\/4\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"496\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Out of the top 300 markets (by size), the top 10 seller\u2019s markets are:<\/span><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Rochester, NY (Market heat: 185)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Buffalo, NY (128)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Syracuse, NY (102)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Hartford, CT (99)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Charleston, WV (97)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Albany, NY (95)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Ann Arbor, MI (92)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Manchester, NH (92)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Janesville, WI (89)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Boston, MA (89)<\/span><\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">While not all of these markets are <\/span><span data-preserver-spaces=\"true\">extremely<\/span><span data-preserver-spaces=\"true\"> affordable (Ann Arbor and Boston, for example), a pattern that can easily <\/span><span data-preserver-spaces=\"true\">be seen<\/span><span data-preserver-spaces=\"true\"> in the map is that Northeast and Midwest markets are seeing sales action they didn\u2019t during 2021-2022 as the Sunbelt markets did.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">And speaking of the Sunbelt, that\u2019s where pretty much all the coolest buyer\u2019s markets are:<\/span><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Albany, GA (Market heat: 7)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Jackson, TN (16)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Gulfport, MS (24)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Dothan, AL (25)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Macon, GA (26)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Brownsville, TX (26)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Daphne, AL (27)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Naples, FL (28)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Beaumont, TX (28)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Rocky Mount, NC (28)<\/span><\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">So <\/span><span data-preserver-spaces=\"true\">what<\/span><span data-preserver-spaces=\"true\"> does this mean for investors? If you\u2019re looking to buy an investment out of state, you might finally be able to find deals in Sunbelt markets with strong fundamentals that have cooled.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Let\u2019s now take a look at the percent change in market heat to see which markets have cooled off the fastest since last year:<\/span><\/p>\n\n\n<p><iframe title=\"1-Year Percent Change in Market Heat\" aria-label=\"Map\" id=\"datawrapper-chart-jqK7d\" src=\"https:\/\/datawrapper.dwcdn.net\/jqK7d\/2\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"513\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">One discernible pattern is that the seller\u2019s markets around Silicon Valley, Los Angeles, San Diego, and the metros along the Front Range in Colorado have started cooling off compared to their heat last year. <\/span><span data-preserver-spaces=\"true\">While they <\/span><span data-preserver-spaces=\"true\">still<\/span><span data-preserver-spaces=\"true\"> remain seller\u2019s markets, we\u2019ll see if the trend continues <\/span><span data-preserver-spaces=\"true\">into<\/span><span data-preserver-spaces=\"true\"> next year.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The top 10 markets that have cooled off the most compared to their heat last year are:<\/span><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Albany, GA (1-year change in market heat: -80%)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Jackson, TN (-62%)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Valdosta, GA (-46%)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Lafayette, IN (-44%)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Dothan, AL (-43%)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Gulfport, MS (-40%)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Florence, SC (-39%)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Billings, MT (-37%)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">San Jose, CA (-36%)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Decatur, AL (-35%)<\/span><\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Deals <\/span><span data-preserver-spaces=\"true\">could start to<\/span> <span data-preserver-spaces=\"true\">be found<\/span><span data-preserver-spaces=\"true\"> in some of these markets.<\/span><span data-preserver-spaces=\"true\"> And of these, I like the fundamentals of Lafayette, IN, for out-of-state investors the most.
