Q1 Data Reveals Insights"},"content":{"rendered":"\n<p><span data-preserver-spaces=\"true\">Every month, the NAHB\/Wells Fargo Housing Market Index (HMI) tracks <\/span><span data-preserver-spaces=\"true\">the sentiment of homebuilders<\/span><span data-preserver-spaces=\"true\"> nationwide. This, combined with additional supply coming online, has dampened<span data-preserver-spaces=\"true\"> builder optimism. And all the headlines around tariffs haven\u2019t helped either.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">So why does this matter? If homebuilders are more pessimistic about the market, they will build fewer housing units. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> isn\u2019t so good for those trying to get into the market, as prices of single-family homes aren\u2019t likely to go down. However, this is likely good news for existing investors, as lower supply likely means more <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-appreciation-in-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">appreciation<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Because real estate is hyperlocal, let\u2019s drill down and see which markets have the most optimistic builders.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">New Building Permit Data<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Every month, the U.S. Census publishes how much supply <\/span><span data-preserver-spaces=\"true\">was permitted<\/span><span data-preserver-spaces=\"true\"> in every market in the Builder Permits Survey (BPS). <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> can <\/span><span data-preserver-spaces=\"true\">be a good indication of<\/span><span data-preserver-spaces=\"true\"> how confident builders are in the market&#8217;s demand for housing units.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">To gauge builder confidence at the market level this year compared to last year, I looked at how many units have <\/span><span data-preserver-spaces=\"true\">been permitted<\/span><span data-preserver-spaces=\"true\"> year to date (so, all units permitted for Q1 2025) and compared this to the year-to-date units permitted at the same time last year. In English: I compared the supply permitted in Q1 2025 to Q1 2024.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Yes, I know. <\/span><span data-preserver-spaces=\"true\">Just because supply <\/span><span data-preserver-spaces=\"true\">was permitted<\/span><span data-preserver-spaces=\"true\"> in a given quarter doesn\u2019t mean <\/span><span data-preserver-spaces=\"true\">that<\/span><span data-preserver-spaces=\"true\"> it was the same quarter <\/span><span data-preserver-spaces=\"true\">that<\/span><span data-preserver-spaces=\"true\"> builders intended to build.<\/span> <span data-preserver-spaces=\"true\">I think it\u2019s fine to disregard these semantics and <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> focus on comparing apples-to-apples data.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Take a look at the markets with the <\/span><span data-preserver-spaces=\"true\">largest<\/span><span data-preserver-spaces=\"true\"> difference in supply permitted in Q1 of this year to last year:<\/span><\/p>\n\n\n<p><iframe title=\"Supply Permitted in Q1, 2025 vs Q1, 2024\" aria-label=\"Grouped Columns\" id=\"datawrapper-chart-RuKeI\" src=\"https:\/\/datawrapper.dwcdn.net\/RuKeI\/3\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"502\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The markets that stood out to me the most were:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Orlando, Florida<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Lafayette, Indiana<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Columbus, Ohio<\/span><\/li>\n<\/ul>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/palm-bay-melbourne-titusville-fl?city=Orlando&amp;state=FL\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Orlando, Florida<\/span><\/a><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">has<\/span><span data-preserver-spaces=\"true\"> permitted almost double the <\/span><span data-preserver-spaces=\"true\">amount<\/span><span data-preserver-spaces=\"true\"> of units in Q1.<\/span><span data-preserver-spaces=\"true\"> Take a look at this housing unit absorption graph:<\/span><\/p>\n\n\n<p><iframe title=\"Orlando-Kissimmee-Sanford, FL Household Absorption\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-AUoog\" src=\"https:\/\/datawrapper.dwcdn.net\/AUoog\/2\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"400\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Given how much we are hearing about Florida markets experiencing higher vacancies and rent declines, some builders <\/span><span data-preserver-spaces=\"true\">appear <\/span><span data-preserver-spaces=\"true\">to still be<\/span><span data-preserver-spaces=\"true\"> confident in demand growth for Orlando housing units.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Let\u2019s move on to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/lafayette-west-lafayette-in?city=Lafayette&amp;state=IN\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Lafayette, Indiana<\/span><\/a><span data-preserver-spaces=\"true\">. It\u2019s a <\/span><span data-preserver-spaces=\"true\">fairly<\/span><span data-preserver-spaces=\"true\"> small college town\/research market, but builders appear to be coming out of Q1 with high <\/span><span data-preserver-spaces=\"true\">expectations of growth<\/span><span data-preserver-spaces=\"true\">, with 1,779 units already permitted. For reference, the most units permitted on record were just over 2,000 in all of 2023:<\/span><\/p>\n\n\n<p><iframe title=\"Lafayette-West Lafayette, IN Permits\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-6YaY6\" src=\"https:\/\/datawrapper.dwcdn.net\/6YaY6\/3\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"400\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> means 2025 might be the year with the highest number of units <\/span><span data-preserver-spaces=\"true\">ever<\/span><span data-preserver-spaces=\"true\"> permitted for Lafayette. Time will tell if the market <\/span><span data-preserver-spaces=\"true\">will be able to<\/span><span data-preserver-spaces=\"true\"> absorb such <\/span><span data-preserver-spaces=\"true\">a number of<\/span><span data-preserver-spaces=\"true\"> units.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Finally, we move on to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/columbus-oh?city=Columbus&amp;state=OH\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Columbus, Ohio<\/span><\/a><span data-preserver-spaces=\"true\">. Developers have caught on to the Ohio capital\u2019s growth:<\/span><\/p>\n\n\n<p><iframe title=\"Columbus, OH Permits\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-XeV0c\" src=\"https:\/\/datawrapper.dwcdn.net\/XeV0c\/6\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"436\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Just over 4,000 units have already <\/span><span data-preserver-spaces=\"true\">been permitted<\/span><span data-preserver-spaces=\"true\"> for 2025. If that pace continues, it will surpass 2024 with the most supply permitted. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> means<\/span><span data-preserver-spaces=\"true\"> investors should be mindful: The word is out, and opportunity brings competition.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">More Markets With Q1, 2025 Optimism<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Using data from CoStar, I took the number of new units under construction in Q1 per market and divided that number by the total amount of units in a given market to get the percentage of total new supply under construction. Theoretically, markets with a higher percentage of new units under construction should be more optimistic than markets with a lower percentage.<\/span><\/p>\n\n\n<p><iframe title=\"Units Under Construction in Q1, 2025 \/ Total Units\" aria-label=\"Bar Chart\" id=\"datawrapper-chart-GLOU4\" src=\"https:\/\/datawrapper.dwcdn.net\/GLOU4\/2\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"366\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Interestingly, Lafayette is on this list. <\/span><span data-preserver-spaces=\"true\">(Perhaps their<\/span><span data-preserver-spaces=\"true\"> permit-to-groundbreak time <\/span><span data-preserver-spaces=\"true\">is<\/span><span data-preserver-spaces=\"true\"> less than one quarter<\/span><span data-preserver-spaces=\"true\">?)<\/span><span data-preserver-spaces=\"true\"> But most of these markets are small.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Let\u2019s take a look at only the biggest markets (over 600,000 population):<\/span><\/p>\n\n\n<p><iframe title=\"Units Under Construction in Q1, 2025 \/ Total Units (Big Markets)\" aria-label=\"Bar Chart\" id=\"datawrapper-chart-syrsd\" src=\"https:\/\/datawrapper.dwcdn.net\/syrsd\/3\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"375\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It is interesting to see five popular Florida markets here, given most markets in Florida have cooled into buyer&#8217;s markets, with many properties seeing price declines. <\/span><span data-preserver-spaces=\"true\">And permit-to-ground break times don\u2019t appear to be that long (on average) <\/span><span data-preserver-spaces=\"true\">in Florida<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> There must be a few builders in the state <\/span><span data-preserver-spaces=\"true\">that think<\/span><span data-preserver-spaces=\"true\"> the long-term demographic trends of housing needed in the Sunshine State are in their favor.<\/span><\/p>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/provo-orem-ut?city=Provo&amp;state=UT\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Provo, Utah<\/span><\/a><span data-preserver-spaces=\"true\">, doesn\u2019t surprise me, given it\u2019s one of the hottest and most appreciating markets in the country. <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/kansas-city-mo-ks?city=Kansas+City&amp;state=MO\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Kansas City, Missouri<\/span><\/a><span data-preserver-spaces=\"true\">, does surprise me, as it\u2019s not a market I often hear being called \u201chot.\u201d However, it did experience some of the highest rent growth in the country in 2024 due to solid demand and not as much supply being built (until now, it looks like).\u00a0<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">And it\u2019s interesting to see <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/richmond-va?city=Richmond&amp;state=VA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Richmond, Virginia<\/span><\/a><span data-preserver-spaces=\"true\">, on the list. It seems builders are <\/span><span data-preserver-spaces=\"true\">quite<\/span><span data-preserver-spaces=\"true\"> confident in this market\u2019s ability to absorb supply, given it also permitted more units in Q1 2025 than in Q1 2024.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">In conclusion, while it\u2019s hard to make broad strokes about builder optimism at the market level, some markets in the Midwest and Florida appear to currently have more builder optimism than other markets, as well as a few <\/span><span data-preserver-spaces=\"true\">other<\/span><span data-preserver-spaces=\"true\"> hot markets (demographically speaking), such as Provo and Richmond.<\/span><\/p>\n\n\n","protected":false},"excerpt":{"rendered":"<p>Every month, the NAHB\/Wells Fargo Housing Market Index (HMI) tracks the sentiment of homebuilders nationwide.
