I initially dismissed the entire market due to its crime statistics and population stagnation. But that assessment is quite unfair: Real estate is hyperlocal, and there are specific neighborhoods with very low crime and solid growth.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">And home values in the Memphis metro area have increased by 44.12% over the last five years, according to Reventure.<\/span><\/p>\n\n\n<p><iframe title=\"Memphis, TN-MS-AR Median Price\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-QjXn4\" src=\"https:\/\/datawrapper.dwcdn.net\/QjXn4\/2\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"400\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Memphis, TN MSA Highlights<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Here are some highlights about the Memphis market.<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><span data-preserver-spaces=\"true\">Median price:<\/span><\/strong><span data-preserver-spaces=\"true\"> $265,200<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Median rent:<\/span><\/strong><span data-preserver-spaces=\"true\"> $1,600<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Rent-to-price ratio:<\/span><\/strong><span data-preserver-spaces=\"true\"> 0.60%<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Unemployment rate: <\/span><\/strong><span data-preserver-spaces=\"true\">4.5%<\/span><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Single-family rental rates in Memphis <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/arbor.com\/blog\/sfr-rent-growth-top-markets-and-leading-regions\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">grew by 6.1%<\/span><\/a><span data-preserver-spaces=\"true\"> in 2024. <\/span><span data-preserver-spaces=\"true\">And<\/span><span data-preserver-spaces=\"true\"> economists \u201cpredict that home prices in Memphis will increase by 10.5%, which would be one of the highest percentage increases in the country,\u201d according to the City of Memphis\u2019s <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bizjournals.com\/memphis\/news\/2025\/03\/31\/city-of-memphis-acfr-economy-finances-predictions.html?utm_source=st&amp;utm_medium=en&amp;utm_campaign=me&amp;utm_content=MB&amp;ana=e_MB_me&amp;j=39245135&amp;se04-01&amp;empos=p7\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Annual Comprehensive Financial Report<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The metro also doesn\u2019t appear to be adding anywhere near as much housing supply as its neighboring metros:<\/span><\/p>\n\n\n<p><iframe title=\"Memphis, TN-MS-AR Permits\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-q2DZl\" src=\"https:\/\/datawrapper.dwcdn.net\/q2DZl\/3\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"400\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Don\u2019t let the graph deceive you: While 4,205 units <\/span><span data-preserver-spaces=\"true\">were permitted<\/span><span data-preserver-spaces=\"true\"> for construction in 2024, the metro has a total estimated unit count of 576,520, meaning only 0.73% of its total unit supply <\/span><span data-preserver-spaces=\"true\">was permitted<\/span><span data-preserver-spaces=\"true\"> for construction. The national average is 1.09%. <\/span><span data-preserver-spaces=\"true\">For reference, Nashville permitted 2.29% of its total units for new construction (<\/span><span data-preserver-spaces=\"true\">that\u2019s<\/span><span data-preserver-spaces=\"true\"> more than three times the <\/span><span data-preserver-spaces=\"true\">amount of<\/span><span data-preserver-spaces=\"true\"> relative supply Memphis has <\/span><span data-preserver-spaces=\"true\">permitted<\/span><span data-preserver-spaces=\"true\">).<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">So why does this matter? Builders aren\u2019t building here as much as they are on average <\/span><span data-preserver-spaces=\"true\">across the nation<\/span><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">That means <\/span><span data-preserver-spaces=\"true\">there\u2019s<\/span><span data-preserver-spaces=\"true\"> no wave of supply currently being constructed (which would put downward pressure on prices and rents).<\/span> <span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is generally<\/span><span data-preserver-spaces=\"true\"> a <\/span><span data-preserver-spaces=\"true\">good <\/span><span data-preserver-spaces=\"true\">thing<\/span><span data-preserver-spaces=\"true\"> for existing investors as long as they buy in a desirable neighborhood\u2014which I\u2019ll get into in a minute.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Next, let\u2019s discuss Memphis\u2019 job market.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Memphis Job Market<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">First, the unemployment rate is on par with the United States average (4.2%). <\/span><span data-preserver-spaces=\"true\">And<\/span><span data-preserver-spaces=\"true\"> Memphis remains one of the largest logistical hubs of America: Memphis International Airport is the second-largest cargo airport in the world (No. 1 is in Hong Kong).&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The metro is also home to three Fortune 500 companies: FedEx, AutoZone, and International Paper (the largest paper company on Earth). Many big companies also have distribution facilities here, such as Nike and Williams-Sonoma.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The medical industry is also growing here. According to a new report by the Greater Memphis Economic Research Group, \u201cBuoyed by its globally recognized hospitals and one of the nation\u2019s most robust medical device manufacturing sectors, the healthcare and life science industry of Greater Memphis grew its economic output by 45.2% over the past decade despite pandemic-driven job loss.\u201d&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">St. Jude Children\u2019s Research Hospital also launched an $11.5 billion <\/span><span data-preserver-spaces=\"true\">expansion<\/span><span data-preserver-spaces=\"true\"> to improve its research and clinical treatments.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Medical devices aren\u2019t the only thing the Memphis metro is manufacturing. According to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/corporate.ford.com\/articles\/electrification\/blue-oval-city.html#:~:text=Ford%20plans%20to%20make%20the,local%20communities%20and%20building%20on\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Ford Motor Company&#8217;s website<\/span><\/a><span data-preserver-spaces=\"true\">:&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em><span data-preserver-spaces=\"true\">\u201cFord plans to make the largest-ever U.S. investment in electric vehicles at one time by any automotive manufacturer and, together with its partner, SK Innovation, plans to invest $11.4 billion and create nearly 11,000 new jobs at the Tennessee and Kentucky mega-sites\u2026 An all-new $5.6 billion mega campus in Stanton, Tenn., called BlueOval City, will create approximately 6,000 new jobs and reimagine how vehicles and batteries <\/span><span data-preserver-spaces=\"true\">are manufactured<\/span><span data-preserver-spaces=\"true\">.\u201d<\/span><\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Memphis Suburbs<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The suburbs of Memphis are safe, have great public schools, and <\/span><span data-preserver-spaces=\"true\">also have<\/span><span data-preserver-spaces=\"true\"> affordable houses with <\/span><span data-preserver-spaces=\"true\">great<\/span><span data-preserver-spaces=\"true\"> rent-to-price ratios. Let\u2019s get into individual markets that might make great locations for OOS investors to purchase <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.memphisinvestmentproperties.net\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash-flowing properties<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">1. Olive Branch, M<\/span>ississippi<\/h3>\n\n\n\n<figure class=\"wp-block-image size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"1999\" height=\"820\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image4-1.png\" alt=\"olive branch real estate market\" class=\"wp-image-182784\" style=\"width:1024px;height:auto\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image4-1.png 1999w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image4-1-300x123.png 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image4-1-1024x420.png 1024w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image4-1-768x315.png 768w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image4-1-1536x630.png 1536w\" sizes=\"auto, (max-width: 1999px) 100vw, 1999px\" \/><figcaption class=\"wp-element-caption\"><em><span data-preserver-spaces=\"true\">Courtesy of <a href=\"http:\/\/zillow.com\" data-type=\"link\" data-id=\"zillow.com\" target=\"_blank\" rel=\"noopener\">Zillow<\/a><\/span><\/em><\/figcaption><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Homes in Olive Branch are priced higher than the city of Memphis ($335,000), but rent for an average of $2,000, according to Zillow. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> gives Olive Branch a rent-to-price ratio of 0.60%.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The town, which is only 24 miles away from the heart of downtown Memphis, has also seen solid population growth over the past five years (an estimated 22.7% increase), <\/span><span data-preserver-spaces=\"true\">certainly<\/span><span data-preserver-spaces=\"true\"> benefiting from people moving out of inner Memphis and into the suburbs.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Zillow also claims the current rental market is hot, meaning there is a lot of demand for rentals. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> could be an excellent market for OOS investors.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">2. Southaven, M<\/span>ississippi<\/h3>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1999\" height=\"815\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image1-3.png\" alt=\"southhaven real estate market\" class=\"wp-image-182781\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image1-3.png 1999w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image1-3-300x122.png 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image1-3-1024x417.png 1024w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image1-3-768x313.png 768w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image1-3-1536x626.png 1536w\" sizes=\"auto, (max-width: 1999px) 100vw, 1999px\" \/><figcaption class=\"wp-element-caption\"><em><span data-preserver-spaces=\"true\">Courtesy of <a href=\"http:\/\/zillow.com\" data-type=\"link\" data-id=\"zillow.com\" target=\"_blank\" rel=\"noopener\">Zillow<\/a><\/span><\/em><\/figcaption><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The median home price in Southaven is cheaper than Olive Branch ($271,000)<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">and <\/span><span data-preserver-spaces=\"true\">so is<\/span><span data-preserver-spaces=\"true\"> the average rent ($1,600).<\/span><span data-preserver-spaces=\"true\"> But this means the rent-to-price ratio is about the same (0.59%).<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Southaven is the third-most populous city in Mississippi, <\/span><span data-preserver-spaces=\"true\">and it&#8217;s<\/span><span data-preserver-spaces=\"true\"> the largest suburb of Memphis by population. Like Olive Branch, it\u2019s also still growing.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">3. Bartlett, T<\/span>ennessee<\/h3>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1999\" height=\"828\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image2-3.png\" alt=\"bartlett real estate market\" class=\"wp-image-182782\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image2-3.png 1999w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image2-3-300x124.png 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image2-3-1024x424.png 1024w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image2-3-768x318.png 768w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2025\/05\/image2-3-1536x636.png 1536w\" sizes=\"auto, (max-width: 1999px) 100vw, 1999px\" \/><figcaption class=\"wp-element-caption\"><em><span data-preserver-spaces=\"true\">Courtesy of <a href=\"http:\/\/zillow.com\" data-type=\"link\" data-id=\"zillow.com\" target=\"_blank\" rel=\"noopener\">Zillow<\/a><\/span><\/em><\/figcaption><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Similar to<\/span><span data-preserver-spaces=\"true\"> Southaven, Bartlett is more affordable than Olive Branch <\/span><span data-preserver-spaces=\"true\">with<\/span><span data-preserver-spaces=\"true\"> a median price of $308,000. But what\u2019s more interesting is that, according to Zillow, the average rent is about $2,000, making Bartlett\u2019s rent-to-price ratio the best of the three suburbs at 0.65%.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">On the flip side, it <\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\"> lost 5.8% of its population over the same <\/span><span data-preserver-spaces=\"true\">time<\/span><span data-preserver-spaces=\"true\"> period<\/span><span data-preserver-spaces=\"true\"> that Southaven and Olive Branch grew.<\/span><span data-preserver-spaces=\"true\"> While it might be easier to cash flow here, it may not appreciate as quickly as the other two suburbs due to population stagnation.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">There is no such thing as a \u201cfree lunch\u201d in real estate markets: Towns that have strong cash flow often don\u2019t have as strong population growth. <\/span><span data-preserver-spaces=\"true\">For this reason, <\/span><span data-preserver-spaces=\"true\">it\u2019s <\/span><span data-preserver-spaces=\"true\">important<\/span><span data-preserver-spaces=\"true\"> to work<\/span><span data-preserver-spaces=\"true\"> with a boots-on-the-ground expert like an investor-friendly <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/business\/finder\/agents\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">real estate agent<\/span><\/a><span data-preserver-spaces=\"true\"> and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/business\/finder\/property-managers\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">property manager<\/span><\/a><span data-preserver-spaces=\"true\"> to help you navigate local neighborhoods.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Or you could work with an end-to-end company that helps you find, acquire, and manage turnkey rental properties.
