But with so much noise in the market, the biggest question remains: Where should you <\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\"> buy?<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Whether you\u2019re a first-time investor looking for cash flow or a seasoned buyer hunting for <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-appreciation-in-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">appreciation<\/span><\/a><span data-preserver-spaces=\"true\">, knowing where to focus your search can make or break your returns. We\u2019ll cover the best markets to watch in 2025\u2014backed by real data and the investment fundamentals you\u2019ve come to expect from BiggerPockets.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Let me briefly state that I look for markets that have positive job growth above all else. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is because American cities have historically <\/span><span data-preserver-spaces=\"true\">been built<\/span><span data-preserver-spaces=\"true\"> on top of a foundation of commerce. <\/span><span data-preserver-spaces=\"true\">The more businesses are attracted to an area, the more <\/span><span data-preserver-spaces=\"true\">workforce<\/span><span data-preserver-spaces=\"true\"> will flock to the area, which then attracts more businesses, and so on, creating a positive network effect that continues to <\/span><span data-preserver-spaces=\"true\">create<\/span><span data-preserver-spaces=\"true\"> growth<\/span><span data-preserver-spaces=\"true\"> (<\/span><span data-preserver-spaces=\"true\">the opposite can <\/span><span data-preserver-spaces=\"true\">be true as well<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">which can lead<\/span><span data-preserver-spaces=\"true\"> to <\/span><span data-preserver-spaces=\"true\">what we saw happen to<\/span><span data-preserver-spaces=\"true\"> Detroi<\/span><span data-preserver-spaces=\"true\">t).<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">And if a market doesn\u2019t have as solid growth metrics overall, it better be affordable and have plenty of opportunities for cash flow. <\/span><span data-preserver-spaces=\"true\">High-growth markets <\/span><span data-preserver-spaces=\"true\">usually<\/span> <span data-preserver-spaces=\"true\">aren\u2019t<\/span> <span data-preserver-spaces=\"true\">as<\/span> <span data-preserver-spaces=\"true\">affordable<\/span><span data-preserver-spaces=\"true\">, creating a trade-off between easy cash flow and potential for appreciation.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">You should <\/span><span data-preserver-spaces=\"true\">figure out<\/span><span data-preserver-spaces=\"true\"> ahead of time whether you are <\/span><span data-preserver-spaces=\"true\">looking for<\/span><span data-preserver-spaces=\"true\"> easy cash flow, can afford to play the long game in growth markets, or are willing to invest in \u201chybrid\u201d markets (which include prospects for future growth and decent appreciation while <\/span><span data-preserver-spaces=\"true\">still having<\/span><span data-preserver-spaces=\"true\"> an affordable price point).<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">With that out of the way, let\u2019s dive into the first market.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Appreciation Market: Raleigh-Durham, NC<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Our first market is <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/raleigh-cary-nc?city=Raleigh&amp;state=NC\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Raleigh, NC<\/span><\/a><span data-preserver-spaces=\"true\">. number of STEM degrees<\/span><span data-preserver-spaces=\"true\"> (<\/span><span data-preserver-spaces=\"true\">meaning the workforce <\/span><span data-preserver-spaces=\"true\">is <\/span><span data-preserver-spaces=\"true\">educated<\/span><span data-preserver-spaces=\"true\">)<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> It also contains the Triangle Research Park, the <\/span><span data-preserver-spaces=\"true\">largest<\/span><span data-preserver-spaces=\"true\"> research park in the United States. <\/span><span href=\"https:\/\/www.biggerpockets.com\/markets\/salt-lake-city-ut?city=Salt+Lake+City&amp;state=UT\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Salt Lake City, class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Hybrid Market: Indianapolis, IN<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Next is the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/indianapolis-carmel-anderson-in?city=Indianapolis&amp;state=IN\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Indianapolis, IN<\/span><\/a> <span data-preserver-spaces=\"true\">metr<\/span><span data-preserver-spaces=\"true\">o<\/span><span data-preserver-spaces=\"true\">.<\/span> <span data-preserver-spaces=\"true\">I\u2019ve mapped job growth to distinguish it from other popular Midwest markets (Indy has more job growth than even <\/span><span data-preserver-spaces=\"true\">be thought<\/span><span data-preserver-spaces=\"true\"> of as<\/span><span data-preserver-spaces=\"true\"> the relationship between the total number of units and the number of vacant units.<\/span><span data-preserver-spaces=\"true\"> Said differently, the higher the vacancy rate, the lower the demand for housing relative to supply. And a declining vacancy rate means the opposite: an increased demand for housing.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is what we see happening with Kansas City. They just aren\u2019t building faster than household growth.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Market metrics:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><span data-preserver-spaces=\"true\">Median price:<\/span><\/strong><span data-preserver-spaces=\"true\"> $332,000<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Median rent:<\/span><\/strong><span data-preserver-spaces=\"true\"> $1,963<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Rent-to-price ratio:<\/span><\/strong><span data-preserver-spaces=\"true\"> 0.59%<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Five-year job growth:<\/span><\/strong><span data-preserver-spaces=\"true\"> 3.6%<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Median income:<\/span><\/strong><span data-preserver-spaces=\"true\"> $56,902<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">One-year price forecast:<\/span><\/strong><span data-preserver-spaces=\"true\"> 5.8%<\/span><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">You <\/span><span data-preserver-spaces=\"true\">might be able to<\/span><span data-preserver-spaces=\"true\"> find excellent investment opportunities in suburbs such as Overland Park, Olathe, and Prairie Village.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Cash Flow Market: Memphis, TN<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Now that I\u2019ve covered an appreciation market and two hybrid markets, I\u2019ll wrap up by covering a popular cash flow market.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/memphis-tn-ms-ar?city=Memphis&amp;state=TN\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Memphis, TN<\/span><\/a><span data-preserver-spaces=\"true\">, the cash flow is strong, but <\/span><span data-preserver-spaces=\"true\">you should<\/span><span data-preserver-spaces=\"true\"> be mindful when <\/span><span data-preserver-spaces=\"true\">picking<\/span><span data-preserver-spaces=\"true\"> neighborhoods\u2014some blocks <\/span><span data-preserver-spaces=\"true\">will<\/span><span data-preserver-spaces=\"true\"> have high crime, while <\/span><span data-preserver-spaces=\"true\">other <\/span><span data-preserver-spaces=\"true\">neighborhoods<\/span><span data-preserver-spaces=\"true\"> will be<\/span><span data-preserver-spaces=\"true\"> much safer and experience higher appreciation.<\/span><span data-preserver-spaces=\"true\"> It\u2019s best to work with boots-on-the-ground professionals in this market, whether with investor-friendly real estate agents and property managers or turnkey professionals who specialize in acquiring and managing cash-flowing properties, like <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.renttoretirement.com\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Rent to Retirement<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The other good news is that the market is still appreciating overall:<\/span><\/p>\n\n\n<p><iframe title=\"Memphis, TN-MS-AR Median Price\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-QjXn4\" src=\"https:\/\/datawrapper.dwcdn.net\/QjXn4\/2\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0;
