There\u2019s nothing like the looming threat of a Category 5 hurricane to test a real estate investor\u2019s priorities. As Hurricane Milton swirled off the coast last year\u2014about as uncertain as interest rates\u2014BPCON 2024 in Canc\u00fan pressed on. Flights got shuffled, contingency plans flew into action, and the patio furniture remained completely unbothered. <\/span><\/p>\n\n\n\n

And yet, the energy? Unshaken. The vibe? Resilient. The water? Bottled. The investors? Fully present\u2014and stuffing all the free food into their bigger pockets (or at least I was).<\/span><\/p>\n\n\n\n

Codi Sanchez kicked off the keynote by taking a swipe at real estate investors\u2014you know, the ones proudly <\/span>cash-flowing<\/span><\/a> $112 a month on a $475,000 single-family. <\/span>Apparently,<\/span> we\u2019re not building wealth\u2014we\u2019re just trying to win some masochist Olympics. I scoffed<\/span>, obviously<\/span>.<\/span><\/p>\n\n\n\n

Then she said something that landed: We\u2019re the builders, the unemployable<\/span>. Not<\/span> broken. Not crazy. <\/span>Just<\/span> wired for something else.<\/span><\/p>\n\n\n\n

I\u2019ve been saying that about myself for years\u2014half-joke, half-warning. But hearing it from a speaker like her, on a stage that big, with thousands of heads nodding? That was different. That was home.<\/span><\/p>\n\n\n\n

Not Who I Expected<\/span><\/h2>\n\n\n\n

I was genuinely surprised to be chosen as a speaker. <\/span>I hadn\u2019t retired to a beach off the cash flow from an Airbnb portfolio and have a course to sell you, so you can<\/span>, <\/span>too (wink).<\/span> I\u2019m not a private equity bro, and I constantly make fun of myself. And I try <\/span>really, really<\/span> hard not to take myself too seriously. <\/span><\/p>\n\n\n\n

So when I got the invite last spring, I confirmed before they realized their error\u2014figured I\u2019d sneak in before they changed their minds.<\/span><\/p>\n\n\n\n

But what surprised me even more was realizing I wasn\u2019t the outlier. The other speakers? They were just regular investors. Approachable. In the trenches. <\/span>Still making mistakes <\/span>and<\/span> learning and figuring it out as they go.<\/span> People like me. Like you. <\/span><\/p>\n\n\n\n

Nobody was floating above the crowd on some influencer cloud, waving down from early retirement. They were right there at lunch. At the pool. In the lobby. Open, real, and sharing what they knew without ego.<\/span><\/p>\n\n\n\n

Why I Really Go to BPCON<\/span><\/h2>\n\n\n\n

I spend most of my time talking about real estate. Like, all my time. I even tried striking up a conversation with the cashier at Aldi\u2014but she scanned everything so fast I don\u2019t think she caught any of it.<\/span><\/p>\n\n\n\n

But the truth is, I\u2019m not that different from most investors. We\u2019re all a little obsessed. And when I go to BPCON, I don\u2019t show up to brag about what I\u2019ve done.<\/span><\/p>\n\n\n\n

I go to bring my problems\u2014the stuff I\u2019m stuck on, the things that make this squirrel brain race\u2014and I look for people whose perspectives stretch beyond my own. And when you\u2019re at BPCON, there are thousands of people equally obsessed, who don\u2019t try to escape from you, and who have so many ideas and perspectives that you can contribute to and take from. It\u2019s kind of like the take-a-penny, leave-a-penny tray at the cashier\u2014but less grubby.<\/span><\/p>\n\n\n\n

This time, I got to spend real, unhurried time with a few local investor friends. We\u2019d connected before\u2014but in Cancun, something clicked. We talked about goals and how our strengths complemented each other. Now? We\u2019ve got a <\/span>multifamily<\/span><\/a> property under contract together.<\/span><\/p>\n\n\n\n

Also, someone <\/span>literally<\/span> held a staff meeting on speakerphone while pooping in the main conference bathroom\u2014during Codi\u2019s keynote. So, no, not everyone stayed for the whole session. But somehow, even that felt on-brand. These are my people.<\/span><\/p>\n\n\n\n

That didn\u2019t happen because I went looking for a win. It happened because I showed up with questions, not answers.<\/span><\/p>\n\n\n\n

Because I\u2019ll be back at <\/span>BPCON 2025<\/span><\/a>\u2014probably saying something I shouldn\u2019t into a microphone that no one asked me about\u2014and if you\u2019re smart, you\u2019ll be there too. Not to be perfect. <\/span>Just<\/span> to be in the room.<\/span><\/p>\n\n\n\n
