Consider these real estate side hustles that can generate $100,000 or more in extra annual income <\/span><span data-preserver-spaces=\"true\">to potentially help you ditch your day job<\/span><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">1. Real Estate Photography<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Professional real estate photographers charge anywhere from $15<\/span><span data-preserver-spaces=\"true\">0-$<\/span><span data-preserver-spaces=\"true\">500 or more to shoot homes.<\/span><span data-preserver-spaces=\"true\"> They can earn even more by including aerial drone shots or virtually staging the photos after shooting.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">By doing even a few shoots a week, you could earn an extra $50,000-$100,000 each year. Flipping Mobile Homes<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">When people think about flipping real estate, they immediately <\/span><span data-preserver-spaces=\"true\">jump to<\/span><span data-preserver-spaces=\"true\"> flipping houses.<\/span><span data-preserver-spaces=\"true\"> There\u2019s certainly been no shortage of TV shows about it.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">But<\/span> <span data-preserver-spaces=\"true\">nobody\u2019s<\/span><span data-preserver-spaces=\"true\"> shooting TV shows about flipping mobile homes, which is precisely what makes it so lucrative.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cFlipping mobile homes has become my favorite niche in real estate,\u201d Cody Dover, owner of <\/span><a class=\"editor-rtfLink\" href=\"http:\/\/www.propertybuyersar.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Little Rock Property Buyers<\/span><\/a><span data-preserver-spaces=\"true\">, tells BiggerPockets. \u201cThe entry cost is so much lower than traditional homes, and the margins are just as good, if not better. I\u2019ve bought mobile homes for as little as $10,000, put $5,000 into them, and resold them for $30,000 or more. It\u2019s a space where there\u2019s real demand but way less competition.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">3. Flipping Houses<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">If flipping mobile homes is too unsexy for you, you can stick with the tried-and-true side hustle of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/how-to-flip-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">flipping houses<\/span><\/a><span data-preserver-spaces=\"true\">. Flippers can easily make $30,000-$100,000 on a single flip and do several in a year with the same working capital.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cI started flipping and wholesaling houses in my early 20s just to make some extra money,\u201d my friend Austin Glanzer at <\/span><a class=\"editor-rtfLink\" href=\"http:\/\/www.717homebuyers.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">717HomeBuyers<\/span><\/a><span data-preserver-spaces=\"true\"> told BiggerPockets. \u201cI didn\u2019t have a big budget or fancy tools\u2014just a willingness to knock on doors and make offers. The key is finding properties in any market that have good fundamentals and solving the seller\u2019s problem quickly. Even now that I\u2019m full-time, I tell people this is one of the best ways to build wealth if you\u2019re willing to put in the work.\u201d<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In fact,<\/span><span data-preserver-spaces=\"true\"> my co-investing club has partnered with house flippers to invest passively in flips. <\/span><span data-preserver-spaces=\"true\">As an investment club, we provided the funds, and the flippers then went <\/span><span data-preserver-spaces=\"true\">and flipped<\/span><span data-preserver-spaces=\"true\"> as many houses as they could <\/span><span data-preserver-spaces=\"true\">with it,<\/span><span data-preserver-spaces=\"true\"> over <\/span><span data-preserver-spaces=\"true\">an 18-month period<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">4. Flipping Land<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The co-investing club has also invested <\/span><span data-preserver-spaces=\"true\">with land flipping<\/span><span data-preserver-spaces=\"true\"> companies, <\/span><span data-preserver-spaces=\"true\">with<\/span><span data-preserver-spaces=\"true\"> excellent results.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Like flipping mobile homes, flipping land isn\u2019t sexy. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is precisely why it generates such high returns.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">For example, last year, we invested in a <\/span><span data-preserver-spaces=\"true\">land flipping<\/span><span data-preserver-spaces=\"true\"> fund that pays out a 16% annualized distribution every quarter. They buy parcels for 30 to 60 cents on the dollar and split <\/span><span data-preserver-spaces=\"true\">it<\/span><span data-preserver-spaces=\"true\"> into two to five buildable parcels to resell. Their average hold time is around four months.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">A few months ago, we partnered with a land-flipping company with a different niche strategy. <\/span><span data-preserver-spaces=\"true\">They <\/span><span data-preserver-spaces=\"true\">buy<\/span><span data-preserver-spaces=\"true\"> parcels, install a manufactured home on the lot, and then sell <\/span><span data-preserver-spaces=\"true\">retail<\/span><span data-preserver-spaces=\"true\"> to first-time homebuyers.<\/span><span data-preserver-spaces=\"true\"> In the market where they operate, they sell these homes for 50% of the average home price. That creates recession resilience, as there\u2019s always demand for affordable starter homes.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">5. Real Estate Wholesaling<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">A famous real estate hustle, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/wholesaling-strategy\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">wholesaling<\/span><\/a><span data-preserver-spaces=\"true\"> involves putting a property under contract for a deep discount, then flipping the contract to another investor for a finder\u2019s fee.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">For example, say you find a distressed seller with a fixer-upper worth $200,000 as-is. You put it under contract for $160,000 and then offer the contract to a flipper for $170,000. You make a tidy $10,000 as the deal finder, and you never have to take out a loan or swing a hammer.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Tyler Vinsand at <\/span><a class=\"editor-rtfLink\" href=\"http:\/\/www.757propertysolutions.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">757 Property Solutions<\/span><\/a><span data-preserver-spaces=\"true\"> started out wholesaling on the side of a full-time job. \u201cThe great thing about this side hustle is you don\u2019t need cash or credit to get started,\u201d he told BiggerPockets. \u201cYou\u2019re essentially connecting motivated sellers with investors and getting paid for solving their problems.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cI was closing five-figure deals just by making phone calls and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/driving-for-dollars\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">driving for dollars<\/span><\/a><span data-preserver-spaces=\"true\"> on weekends,\u201d Vinsand added. \u201cOnce I got consistent, it turned into a legitimate six-figure income stream.\u201d<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It should <\/span><span data-preserver-spaces=\"true\">be noted<\/span><span data-preserver-spaces=\"true\">, however, that wholesaling has become a controversial practice, and some states have taken legislative action against it, so be sure to keep up with the laws in your state.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">6. Owning Short-Term Rentals<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">By this point, everyone and their mother understands the short-term rental <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-1082\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Airbnb strategy<\/span><\/a><span data-preserver-spaces=\"true\">. Yet, in many markets, it remains far more lucrative than renting to long-term tenants. That proves especially true in markets with abundant tourism or with tenant-friendly laws that make landlording onerous and risky.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">I have a friend in tenant-friendly Baltimore who rents <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/short-term-rental-investing\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">short-term rentals<\/span><\/a><span data-preserver-spaces=\"true\">. He managed to get in before the hotel lobby threw enough money at the city government to get them to ban Airbnbs, with only the tiniest loopholes for exceptions. <\/span><span data-preserver-spaces=\"true\">Today, he earns thousands of dollars each month in net cash flow from just two properties, <\/span><span data-preserver-spaces=\"true\">partially<\/span><span data-preserver-spaces=\"true\"> because he <\/span><span data-preserver-spaces=\"true\">has so<\/span><span data-preserver-spaces=\"true\"> little competition.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In fact,<\/span><span data-preserver-spaces=\"true\"> the featured deal we\u2019re vetting together at the co-investing club this month is a boutique hotel in a market that banned <\/span><span data-preserver-spaces=\"true\">Airbnbs<\/span><span data-preserver-spaces=\"true\">. The operator, similar to my friend in Baltimore, got grandfathered in for his existing portfolio in this area. And he\u2019s effectively cornering the market by buying the only commercially zoned hospitality property in a 30-mile radius.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">7. Managing Short-Term Rentals<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Of course, no one says you have to buy <\/span><span data-preserver-spaces=\"true\">in order to<\/span><span data-preserver-spaces=\"true\"> earn money from short-term rentals.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">You could start a property management service specializing in short-term rentals. Because they require more labor, Airbnb managers can command significantly higher fees. Think 15% to 40% of the gross rental income, as opposed to 7% to 10%. <\/span><span data-preserver-spaces=\"true\">Most of that labor <\/span><span data-preserver-spaces=\"true\">you<\/span><span data-preserver-spaces=\"true\"> can <\/span><span data-preserver-spaces=\"true\">outsource<\/span><span data-preserver-spaces=\"true\"> to maids or marketing VAs <\/span><span data-preserver-spaces=\"true\">for minimal<\/span><span data-preserver-spaces=\"true\"> hands-on labor yourself.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">8. Subleasing Flexible Office Space<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">It\u2019s been a <\/span><span data-preserver-spaces=\"true\">difficult<\/span><span data-preserver-spaces=\"true\"> five years for traditional office buildings <\/span><span data-preserver-spaces=\"true\">trying<\/span><span data-preserver-spaces=\"true\"> to lease tens of thousands of square feet at a time.<\/span> <span data-preserver-spaces=\"true\">But<\/span><span data-preserver-spaces=\"true\"> the rise of remote work has created <\/span><span data-preserver-spaces=\"true\">plenty of<\/span><span data-preserver-spaces=\"true\"> demand for flexible office space and coworking.<\/span><span data-preserver-spaces=\"true\"> I\u2019m literally writing these words from a coworking space in Lima, Peru.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Some entrepreneurs have taken the arbitrage model to heart for office space. \u201cI started by leasing a few private offices and renting them out individually,\u201d Tom Troccoli of <\/span><a class=\"editor-rtfLink\" href=\"http:\/\/www.regencyexecutiveoffices.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Regency Executive Suites<\/span><\/a><span data-preserver-spaces=\"true\"> told BiggerPockets. \u201cWith the rise of remote work and small business startups, there\u2019s a real demand for short-term, professional space. Just a few rooms in the right area can easily generate $5,000 to $10,000 per month in recurring income if you offer flexibility and keep overhead low. It\u2019s one of the most underrated real estate plays out there.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">From Side Hustle to Financial Freedom<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">To this day, I work a side hustle as a freelance writer.
