{"id":183657,"date":"2025-07-02T13:11:08","date_gmt":"2025-07-02T19:11:08","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=183657"},"modified":"2025-07-03T08:58:42","modified_gmt":"2025-07-03T14:58:42","slug":"airbnb-just-quietly-changed-the-rules-for-hosts","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/airbnb-just-quietly-changed-the-rules-for-hosts","title":{"rendered":"Airbnb Just Quietly Changed the Rules For Hosts"},"content":{"rendered":"\n<p><span data-preserver-spaces=\"true\">A friend of mine recently messaged me after reading <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.airbnb.com\/help\/article\/3944\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Airbnb\u2019s updated Payment Terms<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">He <\/span><span data-preserver-spaces=\"true\">runs<\/span><span data-preserver-spaces=\"true\"> a small portfolio of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/short-term-rental-investing\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">short-term rentals<\/span><\/a><span data-preserver-spaces=\"true\"> and has always been on top of things\u2014careful about bookings, solid house rules, and<\/span> <span data-preserver-spaces=\"true\">great reviews.<\/span><span data-preserver-spaces=\"true\"> But something in the new policy caught his eye, and it made him nervous.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">He imagined a scenario that, until now, seemed unlikely: A guest books one of his top-performing properties for a week-long stay totaling over $7,000. Everything goes fine, and the guest checks out happy. Then, two or three months later, they file a dispute, maybe with their credit card company or directly through Airbnb. And under the new rules, Airbnb could pull thousands of dollars from his account to cover the chargeback.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Airbnb keeps their fee. He eats the loss.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> hasn\u2019t happened to him yet, but starting Sept. 8, it could. That\u2019s when the updated terms go into full effect for existing accounts. If you\u2019re hosting on Airbnb, especially at scale, these changes matter.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">We don\u2019t know <\/span><span data-preserver-spaces=\"true\">exactly<\/span><span data-preserver-spaces=\"true\"> how strictly Airbnb will enforce <\/span><span data-preserver-spaces=\"true\">everything<\/span><span data-preserver-spaces=\"true\">, but based on the language in the new terms and how platforms tend to evolve, it\u2019s clear that hosts are taking on more financial risk and <\/span><span data-preserver-spaces=\"true\">getting<\/span><span data-preserver-spaces=\"true\"> fewer guarantees in return.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Let\u2019s break it down.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Guests Can Now Book Without Paying in Full<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">One of the <\/span><span data-preserver-spaces=\"true\">biggest<\/span><span data-preserver-spaces=\"true\"> shifts is Airbnb&#8217;s continued <\/span><span data-preserver-spaces=\"true\">embrace<\/span><span data-preserver-spaces=\"true\"> of \u201cbuy now, pay later\u201d services <\/span><span data-preserver-spaces=\"true\">like<\/span><span data-preserver-spaces=\"true\"> Klarna and Pay Over Time.<\/span> <span data-preserver-spaces=\"true\">These options <\/span><span data-preserver-spaces=\"true\">let<\/span><span data-preserver-spaces=\"true\"> guests reserve your place without <\/span><span data-preserver-spaces=\"true\">fully paying<\/span><span data-preserver-spaces=\"true\"> upfront.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">From a <\/span><span data-preserver-spaces=\"true\">guest<\/span><span data-preserver-spaces=\"true\"> perspective, that sounds great. From a host perspective, it opens the door to calendar manipulation.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Here\u2019s what can happen:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">A guest books your property weeks in advance, but only partially pays.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">They <\/span><span data-preserver-spaces=\"true\">cancel<\/span><span data-preserver-spaces=\"true\"> three days before check-in.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">You\u2019re left<\/span><span data-preserver-spaces=\"true\"> with an empty calendar and no payout.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Airbnb doesn\u2019t guarantee <\/span><span data-preserver-spaces=\"true\">you\u2019ll be compensated<\/span><span data-preserver-spaces=\"true\">, depending on the cancellation terms and payment processing.<\/span><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">It\u2019s essentially a free calendar hold for the guest. You, on the other hand, might lose out on other bookings with no money coming your way.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This kind of last-minute cancellation is already frustrating, but when payment <\/span><span data-preserver-spaces=\"true\">isn\u2019t collected<\/span><span data-preserver-spaces=\"true\"> in full upfront, the odds of guests canceling for convenience just went up.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Chargebacks Could Hit Hosts Long After the Stay<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is the part my friend is most concerned about: The new terms state that Airbnb can reverse your payout if a guest files a payment dispute, even after the stay is over.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">There\u2019s no specific time window for this. It could be weeks. It could be months. Airbnb decides what happens next. They don\u2019t have to reimburse you, they\u2019re not obligated to defend the host, and they still keep their service fee either way.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Let\u2019s say the guest stayed, caused no issues, and never reached out to complain. If their credit card company sides with them for whatever reason, you could see thousands pulled from your account with little warning or recourse.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It hasn\u2019t happened to my friend or myself yet, but under the new terms, it absolutely could. For hosts running multiple listings, one big chargeback could undo weeks of revenue.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Airbnb Can Now Delay or Hold Payouts Without Explaining Why<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Another clause in the updated terms <\/span><span data-preserver-spaces=\"true\">gives<\/span><span data-preserver-spaces=\"true\"> Airbnb broad authority to delay, adjust, or withhold payouts if <\/span><span data-preserver-spaces=\"true\">they detect<\/span><span data-preserver-spaces=\"true\"> what <\/span><span data-preserver-spaces=\"true\">they call<\/span><span data-preserver-spaces=\"true\"> \u201crisk indicators.\u201d<\/span><span data-preserver-spaces=\"true\"> That might include:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">A sudden spike in bookings<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">A change in the way you manage listings<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Missing or incomplete documentation<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">A dispute or concern raised by a guest<\/span><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">They don\u2019t have to tell you when the hold will end, and they don\u2019t have to tell you why it started, and they don\u2019t owe you interest while your money sits in limbo.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is a real issue if you\u2019re running a business that relies on consistent <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\">. Your cleaner, your mortgage, your utilities; those don\u2019t get to wait for Airbnb to sort things out.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">A Bigger-Picture Shift Is Happening<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">All these updates <\/span><span data-preserver-spaces=\"true\">might<\/span><span data-preserver-spaces=\"true\"> seem separate, but when <\/span><span data-preserver-spaces=\"true\">you step back<\/span><span data-preserver-spaces=\"true\">, they point to a larger trend: Airbnb is no longer just a platform that connects hosts and guests.<\/span><span data-preserver-spaces=\"true\"> It\u2019s becoming a financial middleman that controls how and when you get paid.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">They\u2019ve given guests more flexibility and themselves more control. And they\u2019ve handed more of the financial risk to hosts.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">There\u2019s nothing in the new terms that explicitly says \u201cWe will protect hosts from financial loss.\u201d <\/span><span data-preserver-spaces=\"true\">In fact,<\/span><span data-preserver-spaces=\"true\"> it\u2019s the opposite. You are now responsible for what happens even after a guest leaves, even if you followed all the rules.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">So What Can Hosts Do Right Now?<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Again, we don\u2019t know <\/span><span data-preserver-spaces=\"true\">exactly<\/span><span data-preserver-spaces=\"true\"> how aggressively Airbnb will enforce these new policies. But if you\u2019re a host who takes this seriously, it\u2019s smart to prepare. Here\u2019s what I\u2019d recommend:<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">1. Start screening more carefully<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Avoid last-minute bookings unless you\u2019re confident. <\/span><span data-preserver-spaces=\"true\">Use<\/span><span data-preserver-spaces=\"true\"> ID verification and <\/span><span data-preserver-spaces=\"true\">set<\/span><span data-preserver-spaces=\"true\"> stricter house rules to <\/span><span data-preserver-spaces=\"true\">reduce<\/span><span data-preserver-spaces=\"true\"> risk.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">2. Don\u2019t operate check to check<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Start building reserves. With payout delays and chargebacks now possible, you need a buffer to stay operational.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">3. Add a direct booking strategy<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Even if just 10% or 20% of your bookings come from your <\/span><span data-preserver-spaces=\"true\">own<\/span><span data-preserver-spaces=\"true\"> website, that\u2019s money you control on your terms.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">4. Invest in proper insurance<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Airbnb\u2019s <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.airbnb.com\/aircover-for-hosts\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">AirCover<\/span><\/a><span data-preserver-spaces=\"true\"> is not real insurance. Providers like <a href=\"https:\/\/www.steadily.com\/?utm_source=biggerpockets&amp;utm_medium=blog\" target=\"_blank\" rel=\"noreferrer noopener\">Steadily<\/a> and <a href=\"http:\/\/properinsurance.com\/biggerpockets\" target=\"_blank\" rel=\"noreferrer noopener\">Proper<\/a> offer coverage that can protect you in case of disputes or damages.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">5. Keep excellent documentation<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Save every message, take check-in and check-out photos, and maintain guest records. You may need them weeks or months after a stay ends.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> isn\u2019t about fear. It\u2019s about awareness.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Airbnb is changing. And while it\u2019s still a <\/span><span data-preserver-spaces=\"true\">powerful<\/span><span data-preserver-spaces=\"true\"> platform with huge demand, it\u2019s also making it clear that hosts will need to take on more responsibility moving forward.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">These new terms aren\u2019t a death sentence for your business. But they do signal that the platform is prioritizing guest flexibility and internal control over host security.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you\u2019re relying on Airbnb to run your business, it\u2019s time to adapt. Create systems that give you more control, build in financial safeguards, and stay informed so these changes don\u2019t catch you by surprise.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Because while my friend hasn\u2019t had that chargeback happen (yet), these policies are now in place. <\/span><span data-preserver-spaces=\"true\">And when the <\/span><span data-preserver-spaces=\"true\">next<\/span><span data-preserver-spaces=\"true\"> dispute or delayed payout <\/span><span data-preserver-spaces=\"true\">comes<\/span><span data-preserver-spaces=\"true\">, it won\u2019t be <\/span><span data-preserver-spaces=\"true\">an<\/span><span data-preserver-spaces=\"true\"> if.<\/span><span data-preserver-spaces=\"true\"> It\u2019ll be a when.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>A friend of mine recently messaged me after reading Airbnb\u2019s updated Payment Terms.
