Most buyers are still looking at 6.5%+ interest, and yet demand is rising.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> shows us that buyers are adapting. People still need homes, and while affordability remains tight, many are getting creative\u2014buying smaller homes, moving to lower-cost metros, or <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/house-hacking\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">house hacking<\/span><\/a><span data-preserver-spaces=\"true\"> to make the numbers work.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Prices Are Holding, but the Trend Is Down<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">So, what\u2019s the result of rising inventory and increasing buyer activity? Let\u2019s talk prices.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">National home prices are up <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/investors.redfin.com\/news-events\/press-releases\/detail\/1335\/redfin-reports-spring-homebuying-season-sputters-as-supply\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">1.4% year over year<\/span><\/a><span data-preserver-spaces=\"true\">, with the median home price sitting at a staggering $441,000. That\u2019s still high, but the trend is <\/span><span data-preserver-spaces=\"true\">clearly<\/span><span data-preserver-spaces=\"true\"> downward. A year ago, prices were up 5% annually. Now we\u2019re down to 1.4%, and price growth is below inflation, which is currently around 2.5%.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">For leveraged investors, that still means gains in real terms. It\u2019s because many would-be sellers are simply sitting on the sidelines.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is where housing is different from the stock market. <\/span><span data-preserver-spaces=\"true\">If people don\u2019t like the terms of the market\u2014like selling into declining prices\u2014they <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> don\u2019t sell.<\/span><span data-preserver-spaces=\"true\"> There\u2019s no margin call on a house. If they can afford their mortgage, they wait.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">That\u2019s why new listings are starting to moderate again. And it\u2019s happening <\/span><em><span data-preserver-spaces=\"true\">most<\/span><\/em><span data-preserver-spaces=\"true\"> in the markets where prices are falling the fastest. Sellers see conditions worsening, so they opt out. This self-correcting behavior is a big reason I don\u2019t expect a crash.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Is a Crash Still Possible? Let\u2019s Look at the Data<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The only way you get a crash in housing is if forced selling overwhelms demand. That usually comes from distress, specifically, mortgage delinquencies. Right now, we\u2019re not seeing that.<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Fannie Mae reports delinquency at 0.55%, <\/span><em><span data-preserver-spaces=\"true\">down<\/span><\/em><span data-preserver-spaces=\"true\"> from April.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Freddie Mac reports <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/finding-multifamily-properties\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">multifamily<\/span><\/a><span data-preserver-spaces=\"true\"> delinquencies at 0.46%, which matches the peak of March but remains well below pre-2010 levels.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Fannie Mae\u2019s multifamily delinquency rate sits at 0.66%, also down slightly from April.<\/span><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Yes, some of these numbers are <\/span><em><span data-preserver-spaces=\"true\">up<\/span><\/em><span data-preserver-spaces=\"true\"> year over year. But they\u2019re still well below pre-pandemic norms, and there\u2019s no evidence of a spike that would suggest a collapse is imminent.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Could that change if the labor market deteriorates? Sure. But right now, we\u2019re not seeing the job losses that would trigger widespread distress.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">How Investors Can Take Advantage of a Shifting Market<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is the moment <\/span><span data-preserver-spaces=\"true\">smart<\/span><span data-preserver-spaces=\"true\"> investors have been waiting for\u2014a market where:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Prices are softening.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Inventory is rising.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Buyer competition is lower.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Sellers are more negotiable.<\/span><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">It\u2019s not just theory\u2014we\u2019re already seeing the data support this shift.
