It was a tired but solid three-bedroom home in a neighborhood I <\/span><span data-preserver-spaces=\"true\">knew well<\/span><span data-preserver-spaces=\"true\">. Nothing scary structurally, just cosmetic stuff: outdated tile, beat-up cabinets, popcorn ceilings.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-comps\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">comps<\/span><\/a><span data-preserver-spaces=\"true\"> were strong, the spread looked good, and my contractor was available to start next week. There was just one problem: I didn\u2019t have the cash.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Like many investors, most of my money <\/span><span data-preserver-spaces=\"true\">was tied up<\/span><span data-preserver-spaces=\"true\"> in another project. I could\u2019ve called a partner, but I didn\u2019t want to give up half the profit for a project I\u2019d be running solo.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">I thought about passing on the deal. No appraisal. No endless paperwork. No personal gymnastics to pull equity out of another deal. <\/span><span data-preserver-spaces=\"true\">A loan that <\/span><span data-preserver-spaces=\"true\">did what it said it would<\/span><span data-preserver-spaces=\"true\">: funded the entire project from start to finish.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Here\u2019s what made it work:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Dominion Financial didn\u2019t base the loan solely on my W-2 or tax returns.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">They focused on the deal itself: the ARV, the renovation budget, and whether the numbers made sense.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">The loan covered 100% of the purchase price and 100% of the rehab costs, with draws available in 24 to 48 hours.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">They closed faster than most hard money lenders I\u2019ve worked with, and without the crazy points or fees.<\/span><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">I\u2019ve used <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/real-estate-companies\/hard-money-lenders\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">hard money<\/span><\/a><span data-preserver-spaces=\"true\"> before, and this was a different experience.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Dominion operated like a financial partner, not a gatekeeper. Their underwriters weren\u2019t looking for a reason to say \u201cno.\u201d They were trying to say \u201cyes\u201d without compromising on risk. And that made the process feel collaborative instead of adversarial, which, if you\u2019ve ever dealt with the wrong lender, you know is a breath of fresh air.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Once we closed, I got moving fast. Demo started the next day. Their draw system was smooth, and I never had to slow down the project due to funding delays. They funded my first draw before my old hard money lender would\u2019ve even completed the appraisal process.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What Made the Difference<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> wasn\u2019t just about convenience. It was about control. Not having to pull from my <\/span><span data-preserver-spaces=\"true\">own<\/span><span data-preserver-spaces=\"true\"> cash reserves meant I could make better decisions throughout the renovation.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">I didn\u2019t have to choose between spending more on better finishes or holding cash back \u201cjust in case.\u201d I could focus on getting the project done right, which translated into a better product, a quicker sale, and a higher profit.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you\u2019re an investor trying to scale without constantly robbing Peter to pay Paul, here\u2019s why this kind of loan matters:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">It lets you move quickly on great deals without worrying about whether your cash is liquid.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">It helps you avoid splitting profits just because you&#8217;re short on capital.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">It creates consistency.
