Over the past decade, the U.S. self-storage sector has expanded from about 1.4 billion to almost 2 billion rentable square feet, <\/span><span data-preserver-spaces=\"true\">increasing by<\/span><span data-preserver-spaces=\"true\"> over 500 million square feet. According to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.yardimatrix.com\/publications\/download\/file\/7793-MatrixSelfStorageNationalReport-September2025?signup=false\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Yardi Matrix data<\/span><\/a><span data-preserver-spaces=\"true\">, the expansion has <\/span><span data-preserver-spaces=\"true\">been closely linked<\/span><span data-preserver-spaces=\"true\"> to the rise in Sunbelt multifamily housing development in burgeoning cities such as Houston, Dallas, Austin, and Phoenix.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Granted, self-storage is not as &#8220;sexy&#8221; as residential real estate. There&#8217;s no interior design, and no HGTV shows. Still, if you are looking for something steady and predictable without the drama of being a landlord, self-storage could be worth considering.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It goes in tandem with multifamily real estate because as apartments have been stretching far and wide across the Sunbelt, apartment sizes have been shrinking, ushering in the need for more self-storage. &#8220;Houston apartments built from 2015 onward have shrunk by 44 square feet on average \u2026while <\/span><span data-preserver-spaces=\"true\">5.3 million square feet of storage were added<\/span><span data-preserver-spaces=\"true\"> locally,&#8221; a recent analysis from national storage space marketplace<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.storagecafe.com\/blog\/americas-apartment-boom-fueling-self-storage-surge\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> StorageCafe<\/span><\/a><span data-preserver-spaces=\"true\"> finds.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It&#8217;s a pattern that repeats across the Sunbelt in cities in Florida and Texas, where, along with North Carolina,<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rentcafe.com\/blog\/self-storage\/us-cities-with-the-most-rapid-self-storage-inventory-growth\/\" target=\"_blank\" rel=\"noopener\"> <span data-preserver-spaces=\"true\">RentCaf\u00e9<\/span><\/a><span data-preserver-spaces=\"true\"> reports that<\/span><span data-preserver-spaces=\"true\"> self-storage inventory is expanding at the fastest pace since 2014, with some markets quadrupling capacity.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Amid a housing boom of shrunken apartments, Americans are proving stubborn downsizers. &#8220;Self-storage has quietly become the backbone of this new reality,&#8221; a StorageCafe analyst told<\/span> <em><a class=\"editor-rtfLink\" href=\"https:\/\/therealdeal.com\/data\/national\/2025\/self-storage-demand-soars-in-americas-multifamily-boomtowns\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">The Real Deal<\/span><\/a><\/em><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">A Stable Investment<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Like much of the real estate industry, self-storage experienced a post-pandemic surge and has now returned to a more stable, sustainable growth, according to Yardi.
