No, it&#8217;s cold! Interest rates are too high! Rates are the lowest in three years!<\/span><\/em><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Sometimes, it&#8217;s hard to know what to believe when it comes to the ever-volatile U.S. real estate market. With a seeming myriad of conflicting reports released one after the other, you could <\/span><span data-preserver-spaces=\"true\">be forgiven<\/span><span data-preserver-spaces=\"true\"> for ignoring them all and going with your gut and basic math, calculating <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\"> versus expenses and making a move. <\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">However, there does appear to be one stat that various real estate economists can agree on: Fall 2025 could be the perfect storm\u2014or as perfect as it has been in a while\u2014for buying opportunities.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">More Listings, Lower Prices, and Less Competition<\/span><\/h2>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/best-time-to-buy-week-of-october-12-2025\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Realtor.com<\/span><\/a><span data-preserver-spaces=\"true\"> crunched <\/span><span data-preserver-spaces=\"true\">its<\/span><span data-preserver-spaces=\"true\"> numbers and proclaimed that the property gods had aligned, <\/span><span data-preserver-spaces=\"true\">resulting in<\/span><span data-preserver-spaces=\"true\"> more listings, lower prices, and less competition.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;We are definitely seeing that seasonal bump in activity,&#8221; Salim Chraibi, CEO of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.linkedin.com\/in\/salim-chraibi-a11719aa\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Bluenest<\/span><\/a><span data-preserver-spaces=\"true\"> Development, told the listings site.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Specifically, new U.S. single-family home sales increased by over 20% in August\u2014their fastest pace in three years, according to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bbc.com\/news\/articles\/c62l36kl02jo\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> BBC News<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">Price discounts, builder incentives, and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-1176\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">interest rate cuts<\/span><\/a><span data-preserver-spaces=\"true\"> have helped <\/span><span data-preserver-spaces=\"true\">to<\/span><span data-preserver-spaces=\"true\"> create <\/span><span data-preserver-spaces=\"true\">fluidity in the market<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">said<\/span><span data-preserver-spaces=\"true\"> the BBC.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;Now that rates have eased a bit, we&#8217;ve definitely gotten more calls from buyers and real estate agents interested in looking at our homes. In Miami, where housing is still limited, good listings do not last long; we see them go under contract in days,&#8221; Chraibi states.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Pre-Holiday Rush<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">However, the U.S. is not a monolithic market, and different states and cities vary in the best time to buy. This year, fall is the most favorable. <\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;This time of year, there is also that natural push to get settled before the holidays. Families want to be in a new place before the end of the year, and buyers in general like the idea of starting fresh come January,&#8221; Chraibi adds.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">\u201c39% of Builders Have Cut Prices\u201d<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nahb.org\/news-and-economics\/press-releases\/2025\/10\/amid-market-challenges-builder-expectations-rise-in-october\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">report from the National Association of Homebuyers<\/span><\/a><span data-preserver-spaces=\"true\">, 38% of builders say they have cut prices as of October. Along with incentives, this has enticed buyers back to the market in anticipation of lower borrowing costs fueled by Federal Reserve rate cuts. A ripple effect across the resale market has ensued, increasing demand as inventory has increased. However, the momentum is a light flow rather than a torrent.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The increase in new home sales &#8220;likely overstates any improvement in housing activity,&#8221; Oxford Economics&#8217; lead U.S. economist Nancy Vanden Houten told the BBC, adding that month-to-month volatility remains high. Still, for investors interested in stabilizing income properties rather than short-term profits, the underlying trends are promising.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Prospective Investors Need to Take Opportunities When They Can<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">For investors with cash looking to <\/span><span data-preserver-spaces=\"true\">increase<\/span><span data-preserver-spaces=\"true\"> their portfolios, fall 2025 could be an opportunity to do <\/span><span data-preserver-spaces=\"true\">just that<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> Housing inventory is <\/span><span data-preserver-spaces=\"true\">the<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/fred.stlouisfed.org\/series\/ACTLISCOUUS#:~:text=Business%20Activity%20%3E%20Housing-,Housing%20Inventory:%20Active%20Listing%20Count%20in%20the%20United%20States%20(ACTLISCOUUS,Release%20Date:%20Oct%2030,%202025\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> highest it has been<\/span><span data-preserver-spaces=\"true\"> since before the pandemic<\/span><\/a><span data-preserver-spaces=\"true\">. U.S. mortgage rates are<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cbsnews.com\/news\/how-low-mortgage-rates-fall-by-end-of-2025-experts\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> the lowest they have been this year<\/span><\/a><span data-preserver-spaces=\"true\">, but affordability is still keeping many homebuyers on the sidelines. With 2026&#8217;s real estate market far from predictable, now could be the best window to buy in a while, especially if an investor doesn&#8217;t mind taking on a renovation.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Chraibi said:<\/span><\/p>\n\n\n\n<p><em><span data-preserver-spaces=\"true\">&#8220;Inventory is better than last fall, but it is still competitive. The well-priced and move-in-ready homes do not last long. <\/span><span data-preserver-spaces=\"true\">That said, in areas where development has spread farther west or south<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">away from<\/span><span data-preserver-spaces=\"true\"> the urban core, even great homes come with trade-offs.<\/span><span data-preserver-spaces=\"true\"> What we are seeing is buyers able to look past that and focus on where they see long-term value.&#8221;<\/span><\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">There Are Over 30% More Listings Than at the Start of The <\/span><span data-preserver-spaces=\"true\">Year<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">There could be 32.6% more active listings on the market at the end of October than at the start of the year, Realtor.com predicts, translating into tens of thousands in savings compared to the peak summer months.<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.homes.com\/news\/nearly-450-000-homes-listed-in-september-a-signal-that-momentum-is-building-homes-com-data-reveals\/1458738038\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/a><\/p>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.homes.com\/news\/nearly-450-000-homes-listed-in-september-a-signal-that-momentum-is-building-homes-com-data-reveals\/1458738038\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Homes.com<\/span><\/a><span data-preserver-spaces=\"true\"> concurred, stating that nearly 450,000 homes came on the market in September, 22% more than the same time in 2024, according to the listing site&#8217;s data. <\/span><span data-preserver-spaces=\"true\">Homes.com says <\/span><span data-preserver-spaces=\"true\">that<\/span><span data-preserver-spaces=\"true\"> the peak buying <\/span><span data-preserver-spaces=\"true\">time<\/span><span data-preserver-spaces=\"true\"> could be extended into early December <\/span><span data-preserver-spaces=\"true\">for<\/span><span data-preserver-spaces=\"true\"> the warmer Southern states compared to the Northeast.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">No Benefit in Waiting<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cWe don&#8217;t anticipate housing prices or rates to dramatically decline anytime soon,&#8221; Tim Lawlor, CFO at real estate investing lender Kiavi, told<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/finance.yahoo.com\/personal-finance\/mortgages\/article\/is-it-worth-buying-an-investment-property-right-now-182640099.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Yahoo! Finance<\/span><\/a><span data-preserver-spaces=\"true\">. &#8220;Those wanting to invest in rental properties likely won&#8217;t see a significant benefit to waiting.&#8221;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Buying opportunities have not <\/span><span data-preserver-spaces=\"true\">been lost<\/span><span data-preserver-spaces=\"true\"> on many investors\u2014both individual and institutional\u2014who have been prodigious in <\/span><span data-preserver-spaces=\"true\">what has been<\/span><span data-preserver-spaces=\"true\"> a generally lackluster market. <\/span><span data-preserver-spaces=\"true\">According to a<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.prnewswire.com\/news-releases\/real-estate-investors-account-for-33-of-q2-2025-home-purchases-according-to-q2-2025-investor-pulse-report-from-batchdata-302567135.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> report<\/span><\/a><span data-preserver-spaces=\"true\"> from CJ Patrick Co., <\/span><span data-preserver-spaces=\"true\">using numbers from<\/span><span data-preserver-spaces=\"true\"> BatchData, investors bought one-third of all single-family residential properties in the second quarter of 2025\u2014the highest percentage in the last five years.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Ivo Draginov, cofounder and chief innovation officer at BatchData, said in a press release:<\/span><\/p>\n\n\n\n<p><em><span data-preserver-spaces=\"true\">&#8220;While investors purchased more homes than they sold in the second quarter, they did sell over 104,000 homes, with 45% of those sales going to traditional homebuyers. So in addition to the important role investors continue to play providing necessary liquidity to a weak home sales market, they&#8217;re also bringing much-needed inventory\u2014both rental properties, and homes for owner-occupants\u2014to the market.&#8221;<\/span><\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">There&#8217;s no doubt that the last few years have been tough ones for real estate investors looking to grow their portfolios. Unless you have the good fortune <\/span><span data-preserver-spaces=\"true\">of being able<\/span><span data-preserver-spaces=\"true\"> to buy with cash, navigating a high-interest-rate, low-inventory environment is fraught with risk.?<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">However, if you have the capital or can afford to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/down-payment\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">put down a decent amount of cash<\/span><\/a><span data-preserver-spaces=\"true\">, as we have seen <\/span><span data-preserver-spaces=\"true\">by<\/span><span data-preserver-spaces=\"true\"> the prodigious <\/span><span data-preserver-spaces=\"true\">amount<\/span><span data-preserver-spaces=\"true\"> of properties investors have bought, the <\/span><span data-preserver-spaces=\"true\">lull in the<\/span><span data-preserver-spaces=\"true\"> market offers opportunities.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Additionally, the <\/span><span data-preserver-spaces=\"true\">movement<\/span><span data-preserver-spaces=\"true\"> from <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cnbc.com\/2025\/10\/07\/home-sales-investors-make-up-highest-share-of-buyers-in-5-years.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">institutional REITs to buy-to-rent<\/span><\/a><span data-preserver-spaces=\"true\"> communities, along with somewhat favorable buying conditions, means sitting on the fence is <\/span><span data-preserver-spaces=\"true\">not likely<\/span><span data-preserver-spaces=\"true\"> to see <\/span><span data-preserver-spaces=\"true\">any<\/span><span data-preserver-spaces=\"true\"> interest rate cuts offset by price increases.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Taking advantage of the current market could be a good idea.
