As he prepares to retire after a legendary career, his legacy is that of a value investor with long-term investment horizons.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Buffett once said, \u201cYou don\u2019t need a lot of brains to be in this business. What you do need is emotional stability. You have to be able to think independently.\u201d He <\/span><span data-preserver-spaces=\"true\">was often quoted<\/span><span data-preserver-spaces=\"true\"> emphasizing not to own a stock or company unless you would be happy owning it for 10-plus years.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Although there are many strategies here to profit from real estate, <\/span><span data-preserver-spaces=\"true\">there is<\/span><span data-preserver-spaces=\"true\"> one investment element proven to yield the highest <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-roi-in-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">ROI<\/span><\/a><span data-preserver-spaces=\"true\">: <\/span><strong><span data-preserver-spaces=\"true\">time.<\/span><\/strong><span data-preserver-spaces=\"true\"> Applied to real estate investing, the duration of ownership is a lesson that <\/span><span data-preserver-spaces=\"true\">can only be learned<\/span><span data-preserver-spaces=\"true\"> the long or hard way.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Trading vs. Investing: Real Estate Mindset<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">In my own real estate career, I have taken the latter route <\/span><span data-preserver-spaces=\"true\">toward<\/span><span data-preserver-spaces=\"true\"> eventually <\/span><span data-preserver-spaces=\"true\">establishing<\/span><span data-preserver-spaces=\"true\"> a healthy <\/span><span data-preserver-spaces=\"true\">and<\/span><span data-preserver-spaces=\"true\"> happy real estate portfolio.<\/span><span data-preserver-spaces=\"true\"> I began with a speculative Florida land investment and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/short-term-rental-investing\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">SFR<\/span><\/a><span data-preserver-spaces=\"true\"> just before the crash in 2008 (both sold in the nick of time)<\/span><span data-preserver-spaces=\"true\">, and more<\/span><span data-preserver-spaces=\"true\"> recently in 2018 with an $85,000 SFR on the Oregon coast that was intended to be a long-term BNB and ended up being a profitable <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/how-to-flip-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">flip<\/span><\/a><span data-preserver-spaces=\"true\">, but today is valued at double what <\/span><span data-preserver-spaces=\"true\">it was sold for<\/span><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Between then and now, it was more of the same: a seller-carried lot partition and flip, tiny home conversion BNB and sale, and a primary home full of upgrades that, for several reasons, we had to sell\u2014until eventually, we recovered with a fully paid-off STR casita in Mexico and a waterfront home on our favorite river in Oregon.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">That\u2019s a long way of getting to this thesis: <\/span><strong><span data-preserver-spaces=\"true\">Trading real estate and investing in real estate are two totally different approaches<\/span><\/strong><span data-preserver-spaces=\"true\">, with the primary variables being planning, tenacity, and resilience. The most successful real estate investors can identify and optimize unrealized (or future) potential in properties. Whether by improving operations and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\">, development, or conversion, they execute, and perhaps more importantly, retain possession of ownership and allow for <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-appreciation-in-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">appreciation<\/span><\/a><span data-preserver-spaces=\"true\"> (from a low cost basis).<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Learning the Hard Way: The Cost of Short-Term Vision<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Think of the most successful real estate investors you know personally, such as the grandpa who bought on Lake Tahoe 40 years ago, the friend\u2019s dad who owns the warehouses their business <\/span><span data-preserver-spaces=\"true\">is located<\/span><span data-preserver-spaces=\"true\"> in, or the family who retained their Florida beach condo from the \u201880s. <\/span><span data-preserver-spaces=\"true\">Their real estate asset story arc is usually one <\/span><span data-preserver-spaces=\"true\">involving a<\/span> <strong><span data-preserver-spaces=\"true\">\u201cslow and steady<\/span><span data-preserver-spaces=\"true\">\u201d<\/span><\/strong><span data-preserver-spaces=\"true\"> theme.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">We certainly have proven our ambition, capability in renovation, design, and resourcefulness in acquiring real estate\u2014except when it came to maximizing returns. Although each was \u201cprofitable\u201d on paper\u2014had we held even a majority of our properties\u2014we would have at least a million-dollar RE portfolio before the age of 40.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Why didn\u2019t it work out? Blame it on <\/span><strong><span data-preserver-spaces=\"true\">a lack of cohesiveness, long-term vision, and investments in locations on timelines that matched our lifestyle.<\/span><\/strong><span data-preserver-spaces=\"true\"> Professional investors\u2014effectively, individuals or corporations that raise capital\u2014might have a different strategy, but for the majority of individual investors, maintaining a long-term commitment is the path of least resistance to a positive and meaningful wealth shift.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Every trade comes with expenses and inputs, not all of which are <\/span><span data-preserver-spaces=\"true\">financially<\/span><span data-preserver-spaces=\"true\"> quantifiable.<\/span> <span data-preserver-spaces=\"true\">In several of my examples, I <\/span><span data-preserver-spaces=\"true\">quite literally<\/span><span data-preserver-spaces=\"true\"> spent years DIYing the properties myself with zero construction experience<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">or even tools <\/span><span data-preserver-spaces=\"true\">for that matter<\/span><span data-preserver-spaces=\"true\">.<\/span> <span data-preserver-spaces=\"true\">Today, I can pour a slab, frame, run electrical, <\/span><span data-preserver-spaces=\"true\">and<\/span><span data-preserver-spaces=\"true\"> do plumbing and <\/span><span data-preserver-spaces=\"true\">finishings<\/span><span data-preserver-spaces=\"true\">, but I cannot get my 30s back.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Cultivating Patience: The New, Long-Term Plan<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">With that said, I do consider my crash\/cash course in blue-collar skills worthwhile. It cost me several years and equity, but I\u2019m rapidly catching up and am much happier and better prepared to execute my refined long-term investment plans.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">With what I learned \u201cfailing,\u201d I could now build a house from scratch myself\u2014and I plan to, once my current and most recent primary purchase <\/span><span data-preserver-spaces=\"true\">is paid off<\/span><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">The goal is to eventually convert our seasonal home <\/span><span data-preserver-spaces=\"true\">to<\/span><span data-preserver-spaces=\"true\"> an STR and contribute all proceeds toward <\/span><span data-preserver-spaces=\"true\">accelerated<\/span><span data-preserver-spaces=\"true\"> satisfaction of the mortgage.<\/span><span data-preserver-spaces=\"true\"> Once it\u2019s free and clear in 15-ish years (or sooner), I\u2019ll either pay cash or take out a construction loan to build a more substantial custom dream home.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Since I was able to acquire the home with $2,700 out of pocket (more on that later), our total out-of-pocket contributions over the life of the loan will be incredibly marginal <\/span><span data-preserver-spaces=\"true\">in comparison<\/span><span data-preserver-spaces=\"true\"> to the anticipated rate of appreciation and value of personal utilization.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The eventual STR rental income or cash flow would not make a meaningful difference in our income, but a free-and-clear riverfront cottage on acreage 20 minutes from Bandon Dunes Golf Resort in Oregon, with <\/span><span data-preserver-spaces=\"true\">very strong<\/span><span data-preserver-spaces=\"true\"> redevelopment potential when we\u2019re entering (early) retirement age, sure will.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Leveraging Lifestyle and Principal Paydown<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">I have another theory about STR investments: An underappreciated <\/span><span data-preserver-spaces=\"true\">investment<\/span><span data-preserver-spaces=\"true\"> aspect is <\/span><span data-preserver-spaces=\"true\">one where<\/span><span data-preserver-spaces=\"true\">, within a 10-20-year period, a substantial portion of the principal can be satisfied, usually in an optimal location.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">As importantly, we\u2019re realizing our rural <\/span><span data-preserver-spaces=\"true\">dream of homeownership<\/span><span data-preserver-spaces=\"true\"> now (when we have the energy) instead of saving it for retirement. In fact, our BNB in Mexico has allowed my fianc\u00e9 to work considerably less at her day job and focus on herself and her interior design business. Granted, we\u2019re sacrificing the immediate savings, but our businesses, assets, reputations, and freedom are growing as a result.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">What was the missing mindset that Buffet exemplifies? <\/span><strong><span data-preserver-spaces=\"true\">Patience.<\/span><\/strong><span data-preserver-spaces=\"true\"> He famously said, \u201cSomeone is sitting in the shade today because someone planted a tree a long time ago.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Ultimate Investment Rule<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">There are many methods to trade real estate, but far fewer, or more proven <\/span><span data-preserver-spaces=\"true\">profitable<\/span> <span data-preserver-spaces=\"true\">than<\/span><span data-preserver-spaces=\"true\"> prime assets over a long duration.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">One of my mentors is a real estate attorney and manages a literal billion-dollar portfolio for some of the most recognizable developers in South Florida. Their advice to him was whether he should sell an asset unexpectedly. To sell only if and when it allows you a substantially greater or conducive opportunity that you can\u2019t afford otherwise, and to <\/span><strong><span data-preserver-spaces=\"true\">think twice as <\/span><span data-preserver-spaces=\"true\">hard<\/span><span data-preserver-spaces=\"true\"> about selling an asset as acquiring it.<\/span><\/strong><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">A long-term real estate mindset is a <\/span><span data-preserver-spaces=\"true\">smart<\/span><span data-preserver-spaces=\"true\"> investment strategy that enables investors to make (or not make) meaningful moves in any market.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>The greatest U.S. investor of all time is Warren Buffett\u2014$1,000 invested in Berkshire Hathaway 60 years ago is now worth $60 million!
