Rising interest rates and a falling demand following a multifamily building boom compounded to make multifamily less of a safe investment than it once was.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">However, according to the most recent <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cbre.com\/insights\/briefs\/multifamily-buyer-sentiment-improves-in-q3\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">CBRE Multifamily Underwriting Survey<\/span><\/a><span data-preserver-spaces=\"true\">, there are signs that confidence is returning to this segment of the real estate market.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">What is behind the optimistic sentiment uptick, and should this confidence translate into multifamily investment action if you\u2019ve erred on the side of caution so far?<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Rate Cuts + Expected Surge in Renters = Improved Buyer Sentiment<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The latest federal interest rate cuts in September and October are a <\/span><span data-preserver-spaces=\"true\">major<\/span><span data-preserver-spaces=\"true\"> factor in the survey\u2019s optimistic prognosis. In Q3, 64% of core-asset buyers expressed a positive outlook, as opposed to just 57% in Q2. Value-add buyers had the highest levels of confidence at 70%, up from 62% in Q2.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Lower interest rates make any real estate investment more viable, <\/span><span data-preserver-spaces=\"true\">and they are<\/span> <span data-preserver-spaces=\"true\">particularly <\/span><span data-preserver-spaces=\"true\">helpful<\/span><span data-preserver-spaces=\"true\"> to<\/span><span data-preserver-spaces=\"true\"> investors who cannot rely on <\/span><span data-preserver-spaces=\"true\">sharp<\/span><span data-preserver-spaces=\"true\"> rental growth, as is the case in the current climate.<\/span> <span data-preserver-spaces=\"true\">Investors are feeling confident <\/span><span data-preserver-spaces=\"true\">despite the fact that<\/span><span data-preserver-spaces=\"true\"> underwriting assumptions <\/span><span data-preserver-spaces=\"true\">of<\/span><span data-preserver-spaces=\"true\"> annual asking rent growth for value-add properties <\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\"> decreased in Q3<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">to 3.2%.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Rent growth deceleration is by now a stable trend. <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/internal-rate-return-irr\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Internal rate of return<\/span><\/a><span data-preserver-spaces=\"true\"> (IRR) targets <\/span><span data-preserver-spaces=\"true\">have been going down<\/span><span data-preserver-spaces=\"true\"> for value-add assets for seven consecutive quarters.<\/span><span data-preserver-spaces=\"true\"> For core assets, underwriting rental growth predictions for the next three years are <\/span><span data-preserver-spaces=\"true\">at a modest<\/span><span data-preserver-spaces=\"true\"> 2.8%.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Overall, the actual market figures are pretty stable, with mostly unremarkable variations in both going-in and exit <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/cap-rate-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cap rates<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The point is that the direction is positive, with the average multifamily going-in rate <\/span><span data-preserver-spaces=\"true\">showing a decrease of two<\/span><span data-preserver-spaces=\"true\"> basis points. The possibility of another interest rate cut in December is, without a doubt, keeping the mood buoyant in anticipation of further incremental <\/span><span data-preserver-spaces=\"true\">cap rate compression<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Southern Demographics Boosting Investor Confidence<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Interest rates, as much of an immediate relief as they are, do not sway markets alone. So, what\u2019s keeping buyer sentiment buoyant?&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">For one, those positive sentiment percentages <\/span><span data-preserver-spaces=\"true\">are boosted<\/span><span data-preserver-spaces=\"true\"> by a trend-bucking increase in IRR targets for core assets in Sunbelt markets, notably in places like Dallas and Austin\u2014the very locations that have experienced the most dramatic ups and downs in their respective multifamily sectors over the past few years. <\/span><span data-preserver-spaces=\"true\">An unprecedented increase in demand following the much-documented \u201cSunbelt Surge\u201d <\/span><span data-preserver-spaces=\"true\">resulted in<\/span><span data-preserver-spaces=\"true\"> a construction boom<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">which<\/span><span data-preserver-spaces=\"true\"> eventually dampened demand (and rental prices).<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Why, then, despite continued rental growth <\/span><span data-preserver-spaces=\"true\">deceleration<\/span><span data-preserver-spaces=\"true\"> and increased construction, are investors feeling positive?<\/span><span data-preserver-spaces=\"true\"> Because it now appears that the localized construction booms have not fixed the housing shortage in these\u2014or any other\u2014regions.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cnbc.com\/2025\/11\/25\/jll-global-bid-intensity-index-october-multifamily-housing.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">JLL<\/span><\/a><span data-preserver-spaces=\"true\">, there is a shortage of 3.5 million housing units in the U.S. This, combined with an unprecedentedly <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.census.gov\/newsroom\/press-releases\/2025\/acs-1-year-estimates.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">high (and rising) cost of homeownership<\/span><\/a><span data-preserver-spaces=\"true\">, means that many would-be homeowners will remain renters in 2026. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is causing the uptick in multifamily investor confidence.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Paradoxically, the new multifamily construction that has decelerated rental growth has also made renting<\/span><span data-preserver-spaces=\"true\"> a <\/span><span data-preserver-spaces=\"true\">more affordable and therefore <\/span><span data-preserver-spaces=\"true\">attractive option<\/span><span data-preserver-spaces=\"true\"> for many people.<\/span><span data-preserver-spaces=\"true\"> Rather than buying an overly expensive home with an exorbitant mortgage (interest rates are still high), many renters <\/span><span data-preserver-spaces=\"true\">are expected<\/span><span data-preserver-spaces=\"true\"> to renew their leases instead.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Investors are, correctly, banking not on sharp rental growth, but on steady demand. <\/span><span data-preserver-spaces=\"true\">And current demographic statistics <\/span><span data-preserver-spaces=\"true\">are showing<\/span><span data-preserver-spaces=\"true\"> that the South <\/span><span data-preserver-spaces=\"true\">in<\/span><span data-preserver-spaces=\"true\"> particular, is experiencing a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.census.gov\/newsroom\/press-releases\/2025\/vintage-2024-popest.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">population boom<\/span><\/a><span data-preserver-spaces=\"true\">, with suburban Dallas emerging as the fastest-growing city in 2024.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Demographics are a long game, but investors cannot ignore the shorter-term moving trends that can unfold over a few short years\u2014as was notably the case with the boom-and-bust fate of Austin during the past five years. Currently, people are moving South more than to other U.S. regions, but we need to be more specific here: Renters are moving not just anywhere in the South, but to attractive job hubs like Miami and Dallas.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Bidding Activity Also Up<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Rising investor confidence is reflected not just in percentages of positive sentiment but also in bidding activity, which is showing an uptick, especially in the multifamily sector, according to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.jll.com\/en-de\/newsroom\/global-bidding-activity-improves-as-commercial-real-estate-investment-cycle-gains-momentum\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">JLL\u2019s Global Bid Intensity Index<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cAs capital deployment accelerated during the third quarter, institutional investors are signaling increased confidence in the market, even as uncertainty persists,\u201d said Richard Bloxam, CEO of capital markets at JLL, in a press release. \u201cWe expect business confidence will continue to improve and pave the way for continued capital flow growth into 2026.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Get In on These Trends With Connect Invest<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Want to make the most of multifamily real estate investing while mitigating some of those market uncertainties?
