The worst part was that I knew nothing about property management. I <\/span><span data-preserver-spaces=\"true\">was thrown<\/span><span data-preserver-spaces=\"true\"> into the office with little guidance\u2014that is, if you consider a stack of boxes left from the last property manager guidance.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">There was a drawer full of keys. Some were labeled, but most were not. There were boxes full of receipts and one-page lease agreements. <\/span><span data-preserver-spaces=\"true\">A hand-drawn spreadsheet <\/span><span data-preserver-spaces=\"true\">was taped<\/span><span data-preserver-spaces=\"true\"> to the desk, with unit numbers along the rows and months along the columns, and a red checkmark for <\/span><span data-preserver-spaces=\"true\">the months that were<\/span><span data-preserver-spaces=\"true\"> paid <\/span><span data-preserver-spaces=\"true\">for each unit<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">From my brief six-month stint as an accountant, I knew this was not proper bookkeeping. Nothing about this system was efficient, and there was no way I <\/span><span data-preserver-spaces=\"true\">would be able to<\/span><span data-preserver-spaces=\"true\"> survive this lack of organization.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What Worked for Me<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Since that first dip into property management, <\/span><span data-preserver-spaces=\"true\">lots of things have<\/span><span data-preserver-spaces=\"true\"> changed. I\u2019ve tried and tested several different processes to keep things organized and efficient. <\/span><span data-preserver-spaces=\"true\">It took me at least two full years of trying out <\/span><span data-preserver-spaces=\"true\">different<\/span><span data-preserver-spaces=\"true\"> methods and <\/span><span data-preserver-spaces=\"true\">acquiring<\/span><span data-preserver-spaces=\"true\"> my own <\/span><span data-preserver-spaces=\"true\">properties<\/span><span data-preserver-spaces=\"true\"> to really solidify a <\/span><span data-preserver-spaces=\"true\">good<\/span><span data-preserver-spaces=\"true\"> bookkeeping system.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">After several years of self-managing my properties, I decided to outsource to a property management company. After lots of trial and error, I learned that I could better manage my properties myself with the help of property management software (and I had the added benefit of keeping more money in my pocket by returning to self-management).<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">A big part of my success in finding the methods that work best for me was finding the right property management software. I never wanted to go back to manually collecting rent, let alone the other manual tasks that required both my time and energy.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Having a portal where your tenants can pay rent is the first step. You want a system that is easy for your tenants to access and <\/span><span data-preserver-spaces=\"true\">where they can<\/span><span data-preserver-spaces=\"true\"> set up automatic data-preserver-spaces=\"true\">that<\/span><span data-preserver-spaces=\"true\"> landlords provide tenants with a receipt <\/span><span data-preserver-spaces=\"true\">of<\/span><span
