Three-quarters of the homes currently listed for sale are out of reach for median-income earners, according to a recent analysis from<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bankrate.com\/mortgages\/american-dream-of-homeownership-turning-into-luxury\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Bankrate<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The lack of buyers, however, is reshaping the investment landscape for small investors, who are buying up single-family homes in<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/finance.yahoo.com\/news\/real-estate-investors-account-33-141000807.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> record numbers<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Affordability Is Slipping Away<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Using the metric that standard housing costs should not exceed 30% of gross income (before taxes), according to Bankrate, the typical U.S. household earns around $80,000 per year, but would need to make around $113,000 to afford a median-priced house. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\">, according to brokerage Redfin, is <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.redfin.com\/us-housing-market\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">about $440,000<\/span><\/a><span data-preserver-spaces=\"true\">, a figure that varies markedly by city. With mortgage rates just above<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bankrate.com\/mortgages\/mortgage-rates\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> 6%<\/span><\/a><span data-preserver-spaces=\"true\">, affordability is pushing buyers out of the market.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">\u201cThe people who you know are finding homeownership to be easier either have higher income, or they have family members who can help,\u201d Chen Zhao, head of economics research at Redfin, told Bankrate. \u201cThere are also those who bought a home before 2022. If you were part of that group, you got pretty lucky.\u201d<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">According to the<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nar.realtor\/newsroom\/first-time-home-buyers-shrink-to-historic-low-of-24-as-buyer-age-hits-record-high\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> National Association of Realtors<\/span><\/a><span data-preserver-spaces=\"true\">, only 24% of housing sales in 2024 were by first-time homebuyers. In 2010, the number was 50%.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">&#8220;Only a sliver of the housing market is affordable to the typical household,&#8221; Bankrate data analyst Alex Gailey told<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cbsnews.com\/news\/affordable-housing-home-prices-bankrate\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> CBS News<\/span><\/a><span data-preserver-spaces=\"true\">. &#8220;That&#8217;s when homeownership starts to feel less like a common middle-class milestone and more like a luxury.\u201d<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Behind the affordability issue lies a severe lack of supply, which, according to investment bank<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.goldmansachs.com\/insights\/articles\/the-outlook-for-us-housing-supply-and-affordability\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Goldman Sachs,<\/span><\/a><span data-preserver-spaces=\"true\"> is short by around 3 million to 4 million homes beyond <\/span><span data-preserver-spaces=\"true\">normal<\/span><span data-preserver-spaces=\"true\"> construction.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">A Renter Nation Mindset<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The affordability issue has been prevalent for the past three years, since interest rates first started to climb. Now, the renter nation mindset appears baked into many who have given up on owning a home.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">According to a study by <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/papers.ssrn.com\/sol3\/papers.cfm?abstract_id=5770722\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Northwestern and the University of Chicago,<\/span><\/a><span data-preserver-spaces=\"true\"> Americans who were born in the 1990s \u201cwill <\/span><span data-preserver-spaces=\"true\">reach retirement<\/span><span data-preserver-spaces=\"true\"> with a homeownership rate roughly 9.6 percentage points lower than that of their parents\u2019 generation.\u201d<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">A<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.pewresearch.org\/short-reads\/2025\/04\/17\/the-shares-of-young-adults-living-with-parents-vary-widely-across-the-us\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Pew Research Center<\/span><\/a><span data-preserver-spaces=\"true\"> analysis examined where younger Americans, aged 25 to 34, still lived with their parents in 2023. Unsurprisingly, expensive cities in Texas, Florida, and California showed the highest percentage of young adults living at home, with young men more likely to do so than young women.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Luxury Condos Aren\u2019t Helping<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Although adding new housing has alleviated the supply issue in some areas, particularly the Sunbelt, many of these new condos are<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/sun-belt-states-highest-share-homeowners-hoa-condo-fees-census-acs-2024\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> too expensive for first-time homebuyers<\/span><\/a><span data-preserver-spaces=\"true\">, who can do without a slew of amenities and luxury finishes that push the units out of the \u201cstarter home\u201d price range.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Renter Sweet Spot<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">For landlords to appeal to the vast swathe of renters unable to get on to the property ladder, they must speak directly to their wallets.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">In 2024,<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/usafacts.org\/answers\/how-much-do-households-spend-on-rent\/country\/united-states\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> USAFacts<\/span><\/a><span data-preserver-spaces=\"true\"> estimated that the U.S. renter household paid a median of about $1,490 per month in rent, which equaled 32.8% of median renter income, though these figures varied by location. <\/span><span data-preserver-spaces=\"true\">Mortgage<\/span><span data-preserver-spaces=\"true\"> trade publication <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.scotsmanguide.com\/news\/cost-burdened-renter-share-doubles-that-of-homeowners\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Scotsman Guide<\/span><\/a><span data-preserver-spaces=\"true\">, citing the Census Bureau, said that over half of all renter households (50.3%) are burdened by housing costs and spend <\/span><span data-preserver-spaces=\"true\">over<\/span><span data-preserver-spaces=\"true\"> 30% of gross income on housing.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">To work out how much a prospective tenant can reasonably afford, the simple rule of thumb for landlords is to multiply their gross monthly income by 0.3%. <\/span><span data-preserver-spaces=\"true\">So if<\/span><span data-preserver-spaces=\"true\"> they earn $5,000 (before deductions), they should be able to afford around $1,500 in rent.<\/span><span data-preserver-spaces=\"true\"> For many landlords who ignore what prospective tenants can afford, the rude awakening of a vacant apartment, followed by a drop in rent, is a reality in many cities.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">\u201cRent continues to fall in many of the major metros across the United States for a variety of reasons,\u201d Joel Berner, a senior economist at<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/rent-vs-buy-mortgage\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Realtor.com<\/span><\/a><span data-preserver-spaces=\"true\">, said. \u201cThe biggest one is that rent is still correcting itself from the dramatic run-up of 2021 and 2022, when several years&#8217; worth of rent gains <\/span><span data-preserver-spaces=\"true\">were seen<\/span><span data-preserver-spaces=\"true\"> over the span of a few months.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Renting Is Still Cheaper Than Buying<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Even if prospective tenants could afford the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/down-payment\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">down payment<\/span><\/a><span data-preserver-spaces=\"true\"> to buy a home, renting is still cheaper than buying. Realtor.com quotes a median mortgage payment of $2,040 versus $1,693 for rent. Only a sizable drop in interest rates and greater supply will bring about some parity.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">For minimum-wage earners, the situation is even more dire, with just <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/rental-report-minimum-wage-november-2025\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">five of the top 50 metros being affordable<\/span><\/a><span data-preserver-spaces=\"true\"> for those earning minimum wage. Escalating rents have not, for the most part, been due to small mom-and-pop landlords, who own the majority of rental housing in the U.S., but rather to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/finance.yahoo.com\/news\/more-9-10-americans-corporate-120159630.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">corporate landlords<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Rents Are Down<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">&#8220;The corporate landlord invasion or the financialization of rental housing is the most significant factor fueling these rental housing challenges,\u201d Dr. David Jaffee, professor of sociology at the University of North Florida and founder of Jax Tenants Union, told<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/rental-report-minimum-wage-november-2025\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Realtor.com<\/span><\/a><span data-preserver-spaces=\"true\"> of his local market in Jacksonville, Florida.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">&#8220;Add on the rising cost of the other <\/span><span data-preserver-spaces=\"true\">basic<\/span><span data-preserver-spaces=\"true\"> necessities, and workers will still be falling behind,&#8221; adds Jaffee. &#8220;At best, rents will stabilize at their already inflated levels.\u201d<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Overall, rents are down.<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.apartmentlist.com\/research\/national-rent-data\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Apartment List<\/span><\/a><span data-preserver-spaces=\"true\"> says the national median rent dropped 1% in November to $1,367, around $300 less than Realtor.com\u2019s present-day figure, marking the fourth consecutive month of decline.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">\u201cThat 18-to-34-year-old group \u2026 I think it\u2019s up to 32.5% of those now are living with family, and that\u2019s the highest it\u2019s been in a while,\u201d Grant Montgomery, CoStar\u2019s national director of multifamily analytics, told<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cnbc.com\/2025\/12\/02\/apartment-rents-vacancies-november.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> CNBC<\/span><\/a><span data-preserver-spaces=\"true\">. \u201cI think it reflects high rental costs that have risen over the years, as well as the tougher job market for young folks just coming out of college.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Strategies for Investors to Find Deals and Increase Cash Flow<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">For smaller landlords to compete with Wall Street for investments, the key is to be nimble, think outside the box, and act fast.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">These are a few strategies to employ. Some of these techniques have been around for a while and have run aground amid the inventory drop, but many buyers are still finding some success:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><span data-preserver-spaces=\"true\">Look to off-market deal flow:<\/span><\/strong><span data-preserver-spaces=\"true\"> Run direct-to-seller campaigns (letters, SMS, door knocking) targeting absentee owners, older landlords, and properties with liens or code issues that are not yet on the MLS.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Use data tools<\/span><\/strong><span data-preserver-spaces=\"true\"> like<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.propstream.com\/propstream-features?utm_source=google_ppc&amp;utm_medium=brand&amp;utm_campaign=22711484145&amp;utm_term=propstream&amp;gad_source=1&amp;gad_campaignid=22711484145&amp;gbraid=0AAAAACvI0_CVbtGc9O4JPghzAWVL6--Xi&amp;gclid=Cj0KCQiAo4TKBhDRARIsAGW29bcNAHqEDYKXnqLZQZ85kkATJH9RH5jE3lZFJB7QZTXW5C4Yx-TrhBsaAv0FEALw_wcB\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> PropStream<\/span><\/a><span data-preserver-spaces=\"true\"> to build lists.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Work with specialized agents and wholesalers<\/span><\/strong><span data-preserver-spaces=\"true\"> to find distressed or hard-to-sell homes.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Use creative financing:<\/span><\/strong><span data-preserver-spaces=\"true\"> Sellers of hard-to-sell properties may be willing to entertain seller-financing terms if it helps move their problem properties. Consider subject-to and conventional note-holding deals.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Add ADUs to single-family homes:<\/span><\/strong> <a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rookie-591\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">ADUs<\/span><\/a><span data-preserver-spaces=\"true\"> have been a game-changer for many people, allowing them to earn more income without altering the structure of an existing home. The good news is that<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/singlefamily.fanniemae.com\/originating-underwriting\/mortgage-products\/accessory-dwelling-units\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Fannie Mae<\/span><\/a><span data-preserver-spaces=\"true\"> has broadened its financing options for single-family homeowners who wish to add an ADU.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Other options <\/span><\/strong><span data-preserver-spaces=\"true\">to increase income include converting basements, attics, or garages into existing buildings, or renting by the room, so long as <\/span><span data-preserver-spaces=\"true\">it adheres to<\/span><span data-preserver-spaces=\"true\"> code.<\/span><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">There\u2019s no getting around the supply issue, but not every young adult has a parent they can stay with, and neither, for that matter, does an older adult always have a place they can afford.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Being a successful landlord in the current cash-squeezed environment means knowing how to compromise on rents by buying under-market, adding sweat equity, or adding additional units for minimal cost. The government is also bending over backwards to bring more housing to the market and has <\/span><span data-preserver-spaces=\"true\">a number of<\/span><span data-preserver-spaces=\"true\"> different<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rd.usda.gov\/programs-services\/multi-family-housing-programs\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> loan products<\/span><\/a><span data-preserver-spaces=\"true\"> worth investigating.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The best strategy is to live to fight another day and weather the current affordability storm, while making the most of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-taxes-deductions\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">tax advantages<\/span><\/a><span data-preserver-spaces=\"true\">, equity <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-appreciation-in-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">appreciation<\/span><\/a><span data-preserver-spaces=\"true\">, and loan paydown.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Starter homes have become nonstarter homes for many Americans.
