sophisticated HVAC systems, keeping racks of hard drives cool.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cThe largest infrastructure buildout in human history,\u201d is how Nvidia CEO <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/nvidia-jensen-huang-ai-data-centers-construction-jobs\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Jensen Huang described it<\/span><\/a><span data-preserver-spaces=\"true\"> at the World Economic Forum in Davos, Switzerland, recently. <\/span><span data-preserver-spaces=\"true\">Huang\u2019s company provides the chips and supercomputers <\/span><span data-preserver-spaces=\"true\">responsible for<\/span><span data-preserver-spaces=\"true\"> the artificial intelligence (AI) revolution, which <\/span><span data-preserver-spaces=\"true\">have been<\/span><span data-preserver-spaces=\"true\"> in unprecedented demand <\/span><span data-preserver-spaces=\"true\">by<\/span><span data-preserver-spaces=\"true\"> every major tech company <\/span><span data-preserver-spaces=\"true\">that is<\/span><span data-preserver-spaces=\"true\"> spending trillions of dollars <\/span><span data-preserver-spaces=\"true\">developing<\/span><span data-preserver-spaces=\"true\"> data centers across the U.S.<\/span><span data-preserver-spaces=\"true\"> In the process, they are bringing an arsenal of jobs and tertiary businesses to the country, with vast amounts of housing a natural by-product.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Construction Jobs Are in Unprecedented High Demand<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Aside from the tech- and energy-related jobs that data center construction will bring, Huang stated that traditional blue-collar jobs will also offer six-figure salaries. \u201cIt\u2019s wonderful that the jobs are related to tradecraft, and we\u2019re going to have plumbers and electricians and construction and steelworkers,\u201d he said at Davos in a conversation with BlackRock CEO Larry Fink, as reported by <\/span><em><a class=\"editor-rtfLink\" data-preserver-spaces=\"true\">Global management consulting firm McKinsey estimated in a<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.mckinsey.com\/~\/media\/mckinsey\/mckinsey%20global%20institute\/our%20research\/generative%20ai%20and%20the%20future%20of%20work%20in%20america\/generative-ai-and-the-future-of-work-in-america-vf1.pdf\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> report<\/span><\/a><span data-preserver-spaces=\"true\"> that, in the U.S. alone, there will be a need for an additional 130,000 trained electricians, <\/span><span data-preserver-spaces=\"true\">as well as<\/span><span data-preserver-spaces=\"true\"> 240,000 construction laborers and 150,000 construction supervisors.<\/span><span data-preserver-spaces=\"true\"> \u201cEverybody should be able to make a great living,\u201d Huang said. \u201cYou don\u2019t need to have a Ph.D. in computer science to do so.\u201d<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">A recent<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/news.constructconnect.com\/largest-infrastructure-buildout-in-human-history-nvidias-jensen-huang-on-ai-job-boom\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> ConstructionConnect report<\/span><\/a><span data-preserver-spaces=\"true\"> gives some idea of the scale of the need for construction workers in data center hubs such as<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.axios.com\/2025\/12\/18\/data-center-growth-map-states\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Virginia, Texas, Pennsylvania, Georgia<\/span><\/a><span data-preserver-spaces=\"true\">, and Ohio. Spending reached about $53.7 billion year to date through November 2025, a 138.6% jump over 2024.&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">How the Vast Expenditure Trickles Down to Small Landlords<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">A<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.mckinsey.com\/industries\/technology-media-and-telecommunications\/our-insights\/the-cost-of-compute-a-7-trillion-dollar-race-to-scale-data-centers\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> McKinsey report<\/span><\/a><span data-preserver-spaces=\"true\"> suggests that U.S. data center demand could triple by 2030, requiring a $7 trillion investment to keep up.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">A recent pact between OpenAI, SoftBank, and Oracle saw the three companies pledge to commit $500 billion in AI infrastructure through 2029 through the Stargate Project, <\/span><em><a class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/2025\/09\/23\/technology\/openai-data-centers-united-states.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">The New York Times<\/span><\/a><\/em><span data-preserver-spaces=\"true\"> reported, with Meta and Alphabet doing likewise. For smaller investors, knowing that that kind of commitment is in place for years to come means local real estate markets are unlikely to experience any boom-and-bust cycle. <\/span><span data-preserver-spaces=\"true\">Instead, a boom-and-boom scenario <\/span><span data-preserver-spaces=\"true\">means<\/span><span data-preserver-spaces=\"true\"> relocating capital to data center <\/span><span data-preserver-spaces=\"true\">area<\/span><span data-preserver-spaces=\"true\"> markets is likely <\/span><span data-preserver-spaces=\"true\">to be<\/span><span data-preserver-spaces=\"true\"> a<\/span><span data-preserver-spaces=\"true\"> prudent <\/span><span data-preserver-spaces=\"true\">move<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Jobs, Wages, and Local Housing Demand<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The immediate demand for construction workers means there is also an immediate need for housing.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cThe same electricians, welders, heavy equipment operators, and HVAC specialists who once built office towers or shopping centers are now <\/span><span data-preserver-spaces=\"true\">being pulled<\/span><span data-preserver-spaces=\"true\"> into data center projects at record speed,\u201d Skillit CEO Fraser Patterson told Realtor.com. He added that in Dallas, electricians working on data center projects are earning 30% more than the going rate for a similar role.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">High wages and labor demand are supporting local communities, driving the need for workforce housing, which means that mom-and-pop landlords in the right submarkets could enjoy a deluge of qualified tenants, stronger occupancy, and room for wage gains.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Rural States Could See Their Economies Change<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Rural states with minimum infrastructure and housing could see a dramatic shift in their economy when data centers come to town. For example, Wyoming is on track to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/insideclimatenews.org\/news\/14012026\/wyoming-county-approves-ai-data-center\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">become a major AI hub<\/span><\/a><span data-preserver-spaces=\"true\"> after Laramie County approved plans for a 1.8-gigawatt data center campus that could expand to 10 gigawatts, making it the largest AI campus in the country.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">To take advantage, real estate investors have a few different angles they can pursue, including:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Buying land near existing tech parks<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Providing housing in AI corridor states<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/build-to-rent-is-a-pathway-to-long-term-growth-and-stability-for-investors\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Investing in build-to-rent communities<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Buying small <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/buying-multifamily\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">multifamily<\/span><\/a><span data-preserver-spaces=\"true\"> buildings within commuting distance of AI campuses\u00a0\u00a0<\/span><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">A Best-Case Scenario<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Amazon\u2019s extensive data center buildout in the unassuming small city of Umatilla in northeast Oregon has transformed the community of 80,000, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/niagaradigitalcampus.com\/news\/new-wsj-article-details-how-data-centers-have-rejuvenated-once-struggling-small-town-communities\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Niagara Falls Redevelopment LLC<\/span><\/a><span data-preserver-spaces=\"true\"> reports. The daughter of Mexican-born farmhands, Yesenia Leon-Tejeda traded her job working at an Amazon fulfillment center for a Realtor\u2019s license, closing 35 deals in one year, buying her own house, and purchasing Airbnb investments to cater to the housing demand.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Umatilla city manager Dave Stockdale said the government\u2019s annual budget surged from about $7 million in 2011 to $144 million in the past fiscal year.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts: Practical Strategies for Providing Data Center-Related Housing<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Big tech has the immediate area around data centers sewn up, but it\u2019s not in the housing business\u2014at least not yet. That means infrastructure-adjacent markets that house commuting workers will be in demand. The data centers themselves consume <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.reuters.com\/business\/microsoft-launches-data-center-initiative-limit-power-costs-water-use-2026-01-13\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">vast amounts of energy and water<\/span><\/a><span data-preserver-spaces=\"true\">, which is not conducive to building housing. Until this issue <\/span><span data-preserver-spaces=\"true\">is resolved<\/span><span data-preserver-spaces=\"true\">, investing here seems impractical.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Demand for housing will be most acute in areas with land availability, established infrastructure, <\/span><span data-preserver-spaces=\"true\">within<\/span><span data-preserver-spaces=\"true\"> a commutable distance, and <\/span><span data-preserver-spaces=\"true\">that have<\/span><span data-preserver-spaces=\"true\"> an existing affordable housing stock.<\/span><span data-preserver-spaces=\"true\"> These are most likely to be in infrastructure-adjacent economies.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Here are some practical pointers on how to take advantage of the data center boom from a residential landlord\u2019s perspective.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Focus on proven and emerging data center corridors.&nbsp;<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Prioritize metros and counties that have already approved large ground-up projects, such as Northern Virginia, Central Ohio, and parts of Arizona, Texas, and Nebraska.
