There\u2019s an epic fight brewing among real estate portals, with established players facing off against mega-brokerages that are attempting to corner the market and keep exclusive listings for themselves.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Caught in the tug-of-war are <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/tips-for-flipping-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">flippers<\/span><\/a><span data-preserver-spaces=\"true\"> and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-a-landlord\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">landlords<\/span><\/a><span data-preserver-spaces=\"true\">, wondering where to list their houses and rentals <\/span><span data-preserver-spaces=\"true\">to quickly nab qualified buyers or tenants<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Compass, CoStar, and the New Era of Portal Wars<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">When it comes down to sheer eyeballs on the screen, Zillow is still the one to beat. However, as<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.housingwire.com\/articles\/compass-portal-merger-impact\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> HousingWire<\/span><\/a><span data-preserver-spaces=\"true\"> reports, the recent merger of Compass and Anywhere Real Estate has created one of the largest residential brokerages in the country. Industry analysts say that the firm\u2019s combined scale and emphasis on \u201cexclusive\u201d inventory could reshape the flow of listings across major portals.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Compass\u2019s aim is for consumers to see<\/span><a class=\"editor-rtfLink\" href=\"http:\/\/compass.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> compass.com<\/span><\/a><span data-preserver-spaces=\"true\"> as a central destination for listings. <\/span><span data-preserver-spaces=\"true\">As such, the site has been steadily growing<\/span><span data-preserver-spaces=\"true\"> a <\/span><span data-preserver-spaces=\"true\">list of private and semiprivate inventory, not available on every rival site.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">That move has angered Zillow, which, in April of last year,<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.resiclubanalytics.com\/p\/zillow-fires-back-bans-private-listings-compass-galleon\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> banned private listings<\/span><\/a><span data-preserver-spaces=\"true\"> that appeared exclusively on Compass at least 24 hours before they appeared on the MLS. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> set off a<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/edition.cnn.com\/2025\/06\/23\/business\/compass-lawsuit-zillow-home-listings\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> lawsuit<\/span><\/a><span data-preserver-spaces=\"true\"> between the brokerage and the listings portal.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It seemed Zillow was getting hit from all sides, because another rival, CoStar, the parent company of<\/span><a class=\"editor-rtfLink\" href=\"http:\/\/homes.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Homes.com<\/span><\/a><span data-preserver-spaces=\"true\"> and<\/span><a class=\"editor-rtfLink\" href=\"http:\/\/apartments.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Apartments.com<\/span><\/a><span data-preserver-spaces=\"true\">, also filed a<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/2025\/07\/30\/realestate\/costar-zillow-listings-photographs-lawsuit.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> lawsuit<\/span><\/a><span data-preserver-spaces=\"true\"> in July claiming that Zillow \u201cstole\u201d and used over 46,000 of its copyrighted property photos to boost its own listings.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">CoStar <\/span><span data-preserver-spaces=\"true\">wasn\u2019t done<\/span><span data-preserver-spaces=\"true\">. The company set out to win over Zillow users by offering to<\/span> <span data-preserver-spaces=\"true\">\u201c<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realestatenews.com\/2025\/05\/09\/homes-com-aims-to-one-up-zillow-with-listings-boost\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">boost\u201d listings banned<\/span><\/a><span data-preserver-spaces=\"true\"> by the rival portal.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Google Enters the Fray<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">As in a scene from <\/span><em><a class=\"editor-rtfLink\" href=\"https:\/\/youtu.be\/zsl1Vj2oJNg\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Jurassic World Dominion<\/span><\/a><\/em><span data-preserver-spaces=\"true\">, when <\/span><span data-preserver-spaces=\"true\">a T. Rex is taken out by Gigantosaurus<\/span><span data-preserver-spaces=\"true\">, the same could be playing out in the portal wars. <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/googles-push-to-control-real-estate-search\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Google has just entered the fray<\/span><\/a><span data-preserver-spaces=\"true\">, trialing listings exclusively on its search engine.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Because of Google\u2019s massive <\/span><span data-preserver-spaces=\"true\">scope<\/span><span data-preserver-spaces=\"true\">, this could prove a major disruptor for Compass, Costar, and Zillow, as viewers will be able to view listings directly <\/span><span data-preserver-spaces=\"true\">on<\/span><span data-preserver-spaces=\"true\"> their search <\/span><span data-preserver-spaces=\"true\">engines<\/span><span data-preserver-spaces=\"true\"> without having to visit specific websites.<\/span><span data-preserver-spaces=\"true\"> It remains to <\/span><span data-preserver-spaces=\"true\">be seen<\/span><span data-preserver-spaces=\"true\"> to what extent Google will affect the other listing sites.&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Right now, all the posturing amongst real estate tech\u2019s power players is just that\u2014posturing\u2014because there&#8217;s still one clear leader in rental and residential listings: Zillow. However, the race is tightening, and Zillow is not the only option. Landlords can post a basic rental listing for free in many markets or pay for a premium listing for around $29.99<\/span><span data-preserver-spaces=\"true\">, while<\/span><span data-preserver-spaces=\"true\"> renters typically pay a $35 application fee that covers screening reports.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Also included in Zillow\u2019s Rental Manager portal are analytics, pricing guides, tenant screening, a lease builder, online rent collection, and fraud detection systems. There\u2019s also access to professional photography.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In short, along with a listing on their rental portal, Zillow makes a compelling case for landlords to align with real estate\u2019s online powerhouse.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Zillow\u2019s One-Size-Fits-All Does Not Fit All<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">However, Zillow\u2019s one-size-fits-all approach does not, in fact, fit all. Investopedia points out that small landlords in smaller markets often have their own methods for highlighting rental listings, and neighborhood-specific categorization is not one of the site&#8217;s strengths, especially when tenants are searching by neighborhood or school district.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Hot on Zillow\u2019s tail is its great rival, apartments.com, owned by CoStar, which also owns Homes.com. Investopedia says that the site is best for attracting qualified applicants. It offers many of the same features as Zillow for the same $29.99 price for screening reports and an application, <\/span><span data-preserver-spaces=\"true\">and<\/span><span data-preserver-spaces=\"true\"> shows its listings on its own site, as well as Homes.com and ForRent.com.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Social Media: How Smaller Landlords Can Compete<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Investopedia\u2019s editors recommend using all four portals together to achieve the best overall reach, with Zillow as the anchor platform.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">For smaller landlords, standing out on these sites means competing with heavyweight rental companies such as AvalonBay, Equity Residential, and Essex Property Trust, which have thousands of apartments. It means being nimble and nuanced, competitively priced, and able to offer concessions. It also means leveraging social media platforms such as Instagram, TikTok, and Facebook Marketplace.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Property management platform <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/rentredi.com\/blog\/social-media-strategies-for-landlords\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">RentRedi<\/span><\/a><span data-preserver-spaces=\"true\"> suggests highlighting your apartment in its best possible light with professional photography and staging and using engaging captions and hashtags to attract tenants.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Using a more personalized approach to properties on social media, through Instagram Reels and virtual tours, can be a winning strategy for smaller companies. RentRedi also recommends constantly analyzing performance metrics to see which platforms generate the most user engagement.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts: Beware of Scammers<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">In the rush to rent your vacant apartment, listing on every rental portal and across social media, be careful not to leave yourself exposed to scammers. According to the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.ftc.gov\/news-events\/data-visualizations\/data-spotlight\/2025\/12\/rental-scams-hit-home-65-million-reported-losses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Federal Trade Commission<\/span><\/a><span data-preserver-spaces=\"true\"> (FTC), $65 million has been lost to rental-related scams since 2020, with Facebook (51%) the most likely place to get defrauded and Craigslist (16%) second.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Scams can take many forms, and it is usually the potential tenant who gets scammed, not the landlord. However, having your apartment used as bait for a con means you have just lost the chance to get an application from a genuine tenant, and you have unwittingly <\/span><span data-preserver-spaces=\"true\">been involved<\/span><span data-preserver-spaces=\"true\"> in defrauding an innocent victim.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Ways to deter this from happening include branding every image with a digital watermark (with a website and phone number) so <\/span><span data-preserver-spaces=\"true\">they cannot be used<\/span><span data-preserver-spaces=\"true\"> elsewhere, monitoring other platforms with&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/use.rently.com\/blog\/protect-against-rental-fraud-with-fake-listing-monitoring\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Rently&#8217;s Fake Listing Monitoring<\/span><\/a><span data-preserver-spaces=\"true\">, and not posting the full address.
