Grand Rapids, Michigan, could fit the bill.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Among the new projects planned in a billion-dollar development, the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.michiganbusiness.org\/press-releases\/2024\/08\/msf\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Transformational Brownfield Plan<\/span><\/a><span data-preserver-spaces=\"true\"> in the Grand Rapids Riverfront area, is the construction of a new soccer stadium, amphitheater, apartment building, and supportive infrastructure,<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.michiganpublic.org\/economy\/2024-08-28\/grand-rapids-riverfront-development-plan-gets-ok-from-state-economic-development-board\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Michigan Public, an NPR station<\/span><\/a><span data-preserver-spaces=\"true\">, reported when <\/span><span data-preserver-spaces=\"true\">the project was announced<\/span><span data-preserver-spaces=\"true\"> in 2024.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In late 2025, <\/span><span data-preserver-spaces=\"true\">another development was announced<\/span><span data-preserver-spaces=\"true\">: the seven-acre <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.grandriverfront.com\/developments\/fulton-and-market\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Fulton &amp; Market riverfront plan<\/span><\/a><span data-preserver-spaces=\"true\">, led by Magellan Development and local partners, costing $795 million, backed by the Michigan Strategic Fund, and including multiple new housing projects.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cThis corridor has long been a vital part of the community, home to so many people and businesses that make Grand Rapids special,\u201d Winnie Brinks (D-Grand Rapids) said in a<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.michiganbusiness.org\/press-releases\/2025\/03\/revitalization-and-placemaking-in-grand-rapids\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> statement<\/span><\/a><span data-preserver-spaces=\"true\">. \u201cIt\u2019s great to see them finally getting the attention and investment they deserve.\u201d?<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The Michigan Economic Development Corporation reports that the development will add roughly 630-735 new housing units, including three new towers, with tax-capture incentives. Magellan president <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.michiganbusiness.org\/press-releases\/2025\/12\/msf-projects-grand-rapids-kalamazoo\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">J.R. Berger called the Transformational Brownfield Plan<\/span><\/a><span data-preserver-spaces=\"true\"> \u201ca cornerstone of the Fulton and Market development\u201d that unlocks the ability \u201cto transform riverfront parking into a vibrant ecosystem of residential, restaurant, office, retail, hospitality, and public space that connects neighborhoods and further energizes downtown Grand Rapids riverfront.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Appeal to Investors<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Those unbeatable Midwest price tags, coupled with economic development, have made the chilly Great Lakes area and beyond<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/on-the-market-335\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> a hotbed for investors<\/span><\/a><span data-preserver-spaces=\"true\"> in recent years. Below the hulking skyline cranes and beyond the hype of the Midwest, Grand Rapids <\/span><span data-preserver-spaces=\"true\">is anchored<\/span><span data-preserver-spaces=\"true\"> by some sturdy business fundamentals.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to regional economic development group<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rightplace.org\/news\/2025-economic-outlook-for-greater-grand-rapids-shared-at-the-right-places-annual-event\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> The Right Place<\/span><\/a><span data-preserver-spaces=\"true\">, Greater Grand Rapids\u2019 cost of living is about 8% below the national average, even as the area experienced 6.1% population growth over the last 10 years and a 9% increase year over year in residential building permits in 2024, which occurred in conjunction with burgeoning healthcare and tech industries.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Stats<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">In<\/span><span data-preserver-spaces=\"true\"> a positive sign for investing, the Grand Rapids area is <\/span><span data-preserver-spaces=\"true\">predicted<\/span><span data-preserver-spaces=\"true\"> to enjoy<\/span><span data-preserver-spaces=\"true\"> a <\/span><span data-preserver-spaces=\"true\">moderate but steady price appreciation rather than an explosive boom and <\/span><span data-preserver-spaces=\"true\">all<\/span><span data-preserver-spaces=\"true\"> the frenzy that comes with it.<\/span> <span data-preserver-spaces=\"true\">A housing trends analysis <\/span><span data-preserver-spaces=\"true\">from<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.redfin.com\/city\/8694\/MI\/Grand-Rapids\/housing-market\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Redfin<\/span><\/a><span data-preserver-spaces=\"true\"> noted that as of January 2026, the median sale price in the city was about $282,000.<\/span><span data-preserver-spaces=\"true\"> That marked a roughly 4.4% increase from last year, with the price per square foot up 5%, and homes sold in a brisk 33 days, signaling a price-sensitive buying public, but overall demand remains solid.<\/span><\/p>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.prnewswire.com\/news-releases\/realtorcom-reveals-the-top-housing-markets-for-2026-302637142.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Realtor.com<\/span><\/a><span data-preserver-spaces=\"true\"> named Grand Rapids as one of its \u201crefuge markets,\u201d where buyers are migrating from larger, more expensive metros in search of affordability, value, and stability.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;Our 2026 top housing markets offer better value than nearby high-cost hubs, yet steady demand and persistent inventory shortages keep prices moving upward,\u201d Danielle Hale, chief economist at Realtor.com, said in a press release. \u201cFor buyers, that can mean more competition and faster price gains.
