Every month, I invest $5K to $10K in a new one.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I\u2019ve made plenty of mistakes. But even so, I\u2019ve still done far better with my passive investments than I did when I bought properties directly as an active investor. And I haven\u2019t had to give up my nights and weekends to do it, like I did when buying rentals directly.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">If you\u2019re curious about <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/diversifying-passive-real-estate-investments-in-six-ways\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">passive investing<\/span><\/a><span data-preserver-spaces=\"true\"> in syndications but <\/span><span data-preserver-spaces=\"true\">worry<\/span><span data-preserver-spaces=\"true\"> about <\/span><span data-preserver-spaces=\"true\">how to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/financial-risks-investors-should-watch-for-in-2026\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">minimize<\/span><span data-preserver-spaces=\"true\"> risk<\/span><\/a><span data-preserver-spaces=\"true\">, start with these screening criteria.<\/span><span data-preserver-spaces=\"true\">\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Evaluate Experience and Performance<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">It doesn\u2019t matter how trustworthy an operator is if they don\u2019t have much experience. They can lose your money even with the best of intentions.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Start by asking how many syndication deals they\u2019ve done. Ask separately about single-family or other real estate investments they\u2019ve made, but don\u2019t let them lump single-family investments with full-blown syndications.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Then dig in deeper:\u00a0<\/span><\/p>\n<ul>\n<li><span data-preserver-spaces=\"true\">Of the X syndication deals you\u2019ve done, how many have gone full cycle?\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">What was the average IRR (internal rate of return) you delivered to your passive investors (LPs)?\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Of the Y syndication deals you currently hold and manage, how are they performing compared to the projections?\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">What\u2019s the cash-on-cash return (yield) that each is currently distributing?\u00a0\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Have you ever had to suspend distributions?\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Have you ever had to do a capital call? If so, why?\u00a0<\/span><\/li>\n<\/ul>\n<p><span data-preserver-spaces=\"true\">In my co-investing club, we want to invest with operators who have done many deals. I can live with operators who have made mistakes\u2014as long as they\u2019ve learned from them and corrected course. That\u2019s the whole reason you want to invest with experienced syndicators, after all.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Evaluate Market-Specific Expertise<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Even though I want to invest my own money shallowly and widely, I want to do so with syndicators who are narrow and deep.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">What is the sponsor\u2019s <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/eight-niche-real-estate-investments-outperforming-in-2025\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">niche<\/span><\/a><span data-preserver-spaces=\"true\">? What property type do they specialize in? How many units of that particular property type have they bought? How many years have they been buying them?\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Then dig into the geographical market. How many properties and units have they bought there? Why did they choose that market? Do they have their own team on the ground there, or do they outsource everything?\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">If they outsource their property management and construction, how many properties have they worked with that third-party outfit on before?\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">For <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/buying-multifamily\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">multifamily<\/span><\/a><span data-preserver-spaces=\"true\"> properties, we typically want to see deep geographical expertise. For example, last month our co-investing club invested (for the third time) with an operator who specializes in workforce housing in Cleveland. <\/span><span data-preserver-spaces=\"true\">The principal grew up in and lives in Cleveland, as does <\/span><span data-preserver-spaces=\"true\">all of his<\/span><span data-preserver-spaces=\"true\"> leadership team.<\/span><span data-preserver-spaces=\"true\"> They have an in-house staff that manages their properties and meets in person. They know the market inside and out and follow the same process with every property they buy.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">For other types of properties, market familiarity matters less. We\u2019ve invested several times with a land flipper who operates in dozens of counties across eight states. In that segment, he\u2019s able to do his due diligence from afar. But he\u2019s also flipped thousands of parcels, so he has <\/span><span data-preserver-spaces=\"true\">asset class expertise<\/span><span data-preserver-spaces=\"true\">.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Evaluate Trustworthiness<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">It doesn\u2019t matter how savvy and experienced an operator is if they\u2019re <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> going to take your money and run off to Guatemala.<\/span><span data-preserver-spaces=\"true\">\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Of course, you can\u2019t just ask them directly if they\u2019re trustworthy the way you can ask about their experience. You have to circle <\/span><span data-preserver-spaces=\"true\">around<\/span><span data-preserver-spaces=\"true\"> trustworthiness; come at it from the side.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I start by asking about their worst-performing deal. What went wrong? How did they handle it? What was the outcome for their investors?\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Drill deeper. What other deals haven\u2019t performed as well as projected? Why? What\u2019s their current status?\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I also ask if they\u2019ve ever lost money on a deal and what happened. Then I ask a follow-up question: Have you ever lost <\/span><em><span data-preserver-spaces=\"true\">investors<\/span><\/em><span data-preserver-spaces=\"true\">\u2019 money on a deal?\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">If not, perhaps they haven\u2019t done enough deals. Or perhaps they\u2019re lying. So I don\u2019t mind when an operator admits, \u201cYes, I lost money on an early deal.&#8221; What I would like to hear is, &#8220;But we took the hit on it and made our investors whole, so at least they didn\u2019t lose any money.\u201d\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">That suggests trustworthiness. It suggests <\/span><span data-preserver-spaces=\"true\">they<\/span><span data-preserver-spaces=\"true\"> put <\/span><span data-preserver-spaces=\"true\">their<\/span><span data-preserver-spaces=\"true\"> investors\u2019 interests above their own.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Evaluate Communication<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">I\u2019ve invested in deals only to have the sponsor disappear with only sporadic, incomplete updates.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">That\u2019s not acceptable, even if the property is performing well and paying distributions.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I want to know occupancy rates, gross rental income, expenses, net operating income, and other key metrics compared to initial projections. <\/span><span data-preserver-spaces=\"true\">I want to know <\/span><span data-preserver-spaces=\"true\">if<\/span><span data-preserver-spaces=\"true\"> they\u2019re offering concessions to <\/span><span data-preserver-spaces=\"true\">lure in<\/span><span data-preserver-spaces=\"true\"> renters.<\/span> <span data-preserver-spaces=\"true\">I want them to state the current distribution yield<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">along with<\/span><span data-preserver-spaces=\"true\"> the total cash-on-cash return for the previous year.<\/span><span data-preserver-spaces=\"true\"> And I want all this every quarter, or, better yet, every month.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Ask for a copy of their most recent property updates for three to five deals. If you don\u2019t like what you see, consider it a giant <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/red-and-green-flags-to-look-for-in-passive-real-estate-investments\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">red flag<\/span><\/a><span data-preserver-spaces=\"true\">.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Review the Latest Deal and Underwriting<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">I prefer to get to know sponsors before they have a deal that they\u2019re actively raising money for. They tend to be in \u201clet\u2019s get to know each other\u201d mode instead of \u201cI need to raise $10 million ASAP\u201d mode.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">But I still want to review the most recent deal that they closed. <\/span><span data-preserver-spaces=\"true\">I want to <\/span><span data-preserver-spaces=\"true\">look at<\/span><span data-preserver-spaces=\"true\"> their pitch deck to <\/span><span data-preserver-spaces=\"true\">review<\/span><span data-preserver-spaces=\"true\"> their underwriting.<\/span><span data-preserver-spaces=\"true\"> And then I ask:<\/span><\/p>\n<ul>\n<li><span data-preserver-spaces=\"true\">What kind of preferred return did they offer? What profit split? Why did they choose those numbers?\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">What fees do they charge? Why?\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">How much skin in the game (their own money) do they have?\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">What loan-to-value ratio did they borrow with? Did they personally guarantee the loan?\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">How fast do they forecast rent growth? Lower growth = more conservative.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">How fast do they forecast expense growth? Higher growth = more conservative.\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Did they include a sensitivity analysis<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">breaking<\/span><span data-preserver-spaces=\"true\"> down investor returns <\/span><span data-preserver-spaces=\"true\">at<\/span><span data-preserver-spaces=\"true\"> different rent growth rates and exit cap rates?<\/span><span data-preserver-spaces=\"true\">\u00a0<\/span><\/li>\n<\/ul>\n<p><span data-preserver-spaces=\"true\">Every operator will tell you that they underwrite conservatively. Many don\u2019t. It\u2019s up to you to determine that for yourself.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Get Other Investors\u2019 Opinions<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">The more feedback you get from other investors, the better. <\/span><span data-preserver-spaces=\"true\">That starts with people who have <\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\"> invested with this operator <\/span><span data-preserver-spaces=\"true\">before<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> Ask the operator to provide you with contact information for a few investors who have invested with them on multiple deals, including their worst deal.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Call those people and have an actual conversation with them. Try to feel around the edges of how happy they are with the operator. Ask about how many deals they\u2019ve invested in with them and how they\u2019ve performed, the sponsor\u2019s communication, and their plans for investing with that operator in the future.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Don\u2019t stop there, however. Search the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/forums\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">BiggerPockets forums<\/span><\/a><span data-preserver-spaces=\"true\"> for the operator\u2019s name and company name to see what people are saying about them. Do the same on <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/passivepockets.com\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">PassivePockets<\/span><\/a><span data-preserver-spaces=\"true\"> if you have a membership, and check the sponsor\u2019s reviews on <\/span><a class=\"editor-rtfLink\" href=\"http:\/\/investclearly.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">InvestClearly.com<\/span><\/a><span data-preserver-spaces=\"true\">.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Finally, vet deals and operators together with other investors as part of a co-investing club. Having 50 sets of eyeballs on a deal and 50 different investors all grilling the operator on a group video call makes all the difference in the world.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Start Small<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">The first time I invest with an operator, I typically invest $5,000. Then I wait.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">In my co-investing club, we have a one-year probation policy. We don\u2019t invest a second time with a sponsor until at least 12 months after our first investment with them. We want to see how that first deal performs, how they handle inevitable curveballs, and how they communicate. If we have a good experience, we\u2019ll invite them back again.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">The second time I invest with a sponsor, I might invest $10K to $20K. <\/span><span data-preserver-spaces=\"true\">The<\/span><span data-preserver-spaces=\"true\"> third time, I <\/span><span data-preserver-spaces=\"true\">might<\/span><span data-preserver-spaces=\"true\"> invest $20K <\/span><span data-preserver-spaces=\"true\">to<\/span><span data-preserver-spaces=\"true\"> $40K or keep it small <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> to spread my money across more deals.<\/span><span data-preserver-spaces=\"true\">\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">The bottom line? Sponsors need to earn your trust. Most of them talk a good game, and some who actually aren\u2019t very articulate end up being the best operators. <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/due-diligence-ultimate-guide\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Due diligence<\/span><\/a><span data-preserver-spaces=\"true\"> takes you a long way in weeding out inexperienced or untrustworthy operators.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">But for me, the proof is in the pudding. I want firsthand experience investing small amounts with an operator before I invest more, and even then, I don\u2019t want to park too much money with any one operator or market.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">If all this sounds like a lot of work, it\u2019s nothing compared to active investing.
