She starts with a rehab baseline based on what she has done in that area for a similar-sized property, then adds additional budget to cover what can go wrong when you can\u2019t see inside.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Nathalie\u2019s example is as direct as it gets: \u201cYou might walk into a pond in the basement.\u201d <\/span><span data-preserver-spaces=\"true\">She also explicitly mentions \u201cbusted pipes\u201d as the type of risk <\/span><span data-preserver-spaces=\"true\">she and<\/span><span data-preserver-spaces=\"true\"> her partners plan for when they build that extra cushion.<\/span><\/p>\n<p><em><span data-preserver-spaces=\"true\">Takeaway: <\/span><\/em><span data-preserver-spaces=\"true\">If the deal only works in a clean-interior scenario, you\u2019re not underwriting the deal you\u2019re actually buying.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">What She Does Before Buying When She Can Only Do a Drive-By<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">When interior access isn\u2019t available, Nathalie still tries to reduce uncertainty from the outside. She describes circling the block and looking at the property from the street before moving forward, while being careful not to disturb occupants.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Nathalie also warns against overweighting curb appeal: \u201cWe just make sure from the outside, but the outside can be very deceiving because the inside could be in data-preserver-spaces=\"true\">For the first property, Nathalie says it had a tenant when they purchased it, so it was already cash flowing. <\/span><span data-preserver-spaces=\"true\">She describes telling the tenant they <\/span><span data-preserver-spaces=\"true\">weren\u2019t<\/span> <span data-preserver-spaces=\"true\">going to raise<\/span><span data-preserver-spaces=\"true\"> rent immediately, then doing a \u201csmall unit turn.\u201d<\/span><span data-preserver-spaces=\"true\"> That work included addressing deferred maintenance and updating bathrooms, paint, and exterior The tenant was not paying rent. She also describes the administrative timeline reality: From purchase and rehab to rent approval, she cites about four to six months in one example.<\/span><\/p>\n<p><em><span data-preserver-spaces=\"true\">Takeaway:<\/span><\/em><span data-preserver-spaces=\"true\"> Ensure that your timelines are realistic, especially if your deal depends on short-term construction financing.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Her Rental Rehab Standard: Reduce Future Maintenance Calls<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Nathalie describes doing more than cosmetic upgrades.
