New data from the U.S. Census shows that the five fastest-growing cities in the nation from July 1, 2024, to July 1, 2025, are all in the Lone Star State.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">This growth <\/span><span data-preserver-spaces=\"true\">is led<\/span><span data-preserver-spaces=\"true\"> by Celina, a suburb north of Dallas, whose population increased by nearly 25% in a single year, climbing to 64,427 residents. By comparison, the overall U.S. population increased by only 0.5%.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">&#8220;The main reason for the extra boom and development is almost purely related to builders being able to get lot costs less expensive in those cities moving further out,&#8221; Damon Williamson, a broker with The Agency Dallas, told<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/census-fastest-growing-cities-celina-texas-home-prices\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Realtor.com<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Why Dallas and Houston Are Running the Show<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">All the cities cited orbit the super-hot Dallas and Houston metros. <\/span><span data-preserver-spaces=\"true\">Four of the five cities\u2014Celina, Princeton, Melissa, and Anna\u2014are based in North Texas, around the Dallas-Fort Worth metroplex, while the fifth, Fulshear, is near Houston<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">scoring<\/span><span data-preserver-spaces=\"true\"> blistering growth rates of 15%-25%.<\/span><span data-preserver-spaces=\"true\"> Part of the appeal is these cities&#8217; small-town feel, with proximity to a big city and its amenities.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">&#8220;People want land, space, great schools, restaurants, sports, and that hometown feel,&#8221; Georgina Hennen, a Keller Williams North Country agent, told <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cbsnews.com\/texas\/news\/celina-princeton-melissa-anna-texas-fastest-growing-cities-north-dallas-census-data\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">CBS News<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">However, with land cheaper here than elsewhere, the growth potential remains undiminished, regardless of the explosive increase in residents. &#8220;In 20 years, we&#8217;ll be as big as or bigger than Frisco or Plano\u2014Celina has the land,\u201d Hennen said. \u201cIt feels slow until suddenly it&#8217;s here.\u201d<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Long-Term Buy-and-Holds Are a Good Strategy in Texas<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">It\u2019s also a reason why investors would do well to consider long-term buy-and-hold investments in some of these master-planned communities\u2014demand for housing is unlikely to dissipate anytime soon. In fact, with strong job markets and positive <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/2026\/05\/14\/us\/us-population-growth-midsize-cities.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">net migration from pricier northern and coastal cities<\/span><\/a><span data-preserver-spaces=\"true\">, it seems set to continue, albeit at a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.texastribune.org\/2026\/01\/27\/texas-population-2025-census\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">slower pace than in recent years<\/span><\/a><span data-preserver-spaces=\"true\">, in part due to immigration shutdowns.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cMidsize cities found a \u2018Goldilocks zone\u2019 where domestic and international migration, paired with new housing, helped prevent the sluggish growth seen in small towns and larger metropolitan centers,\u201d Matt Erickson, a statistician in the Census Bureau\u2019s Population Division, said in a news release.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Dallas-Fort Worth: A Rental Property Investment Haven<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">According to the Urban Land Institute and PwC&#8217;s <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.pwc.com\/us\/en\/about-us\/newsroom\/press-releases\/emerging-trends-in-real-estate-2026.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Emerging Trends in Real Estate report<\/span><\/a><span data-preserver-spaces=\"true\">, DFW is the No. 1 market to watch in 2026 and, as such, is a haven for investors.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Andrew Alperstein, partner with PwC\u2019s U.S. real estate practice, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cnbc.com\/2025\/11\/06\/top-real-estate-markets-to-watch-in-2026-pwc-report.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">told CNBC Make It<\/span><\/a><span data-preserver-spaces=\"true\"> at the end of last year:<\/span><\/p>\n<p><em><span data-preserver-spaces=\"true\">\u201cWhat\u2019s really changed in the last couple of years is that the financial services shift in Dallas has further accelerated. Companies are moving, and populations are moving, but it\u2019s not all about financial services. <\/span><span data-preserver-spaces=\"true\">It has a pretty diverse economy, is still relatively affordable, and <\/span><span data-preserver-spaces=\"true\">there\u2019s<\/span><span data-preserver-spaces=\"true\"> easy access <\/span><span data-preserver-spaces=\"true\">to it<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> Dallas has a great story that will likely continue from a migration perspective and ongoing development and expansion.\u201d<\/span><\/em><\/p>\n<p><span data-preserver-spaces=\"true\">Fueling the economy and housing are the vast number of jobs that have flowed into the areas due to business-friendly tax laws. The metroplex has attracted 100 corporate headquarters from 2018 to 2024, according to the PwC and Urban Land Institute report, including AT&amp;T, Southwest Airlines, and Texas Instruments.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">The Numbers Work<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Crucially for investors, the numbers work. The average house price in Fort Worth is around<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/home-values\/18172\/fort-worth-tx\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> $300,000<\/span><\/a><span data-preserver-spaces=\"true\">, with median rents of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/fort-worth-tx\/rent-houses-3-bedrooms\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$2,300 or more for a new three-bedroom home<\/span><\/a><span data-preserver-spaces=\"true\">, according to Zillow.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Landlord insurance platform<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.steadily.com\/blog\/best-cities-texas-rental-properties-investing\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Steadily<\/span><\/a><span data-preserver-spaces=\"true\"> notes that northern Dallas-Fort Worth suburbs such as McKinney, Frisco, and Allen target stable, higher-income, long-term tenants<\/span><span data-preserver-spaces=\"true\">, while<\/span><span data-preserver-spaces=\"true\"> secondary markets such as Sherman and Denison offer lower purchase prices and greater <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash-flow<\/span><\/a><span data-preserver-spaces=\"true\"> potential.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Steadily champions Houston\u2019s credentials as a cash flow leader with rental yields between 6% and 8%\u2014based on average home prices of around <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/home-values\/39051\/houston-tx\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$265,000<\/span><\/a><span data-preserver-spaces=\"true\"> and average rents for a two-to-three-bedroom apartment or house of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.apartments.com\/rent-market-trends\/houston-tx\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$1,500-$2,000<\/span><\/a><span data-preserver-spaces=\"true\">\u2014fueled by a diverse economy, with jobs in wide-ranging industries such as energy, healthcare, aerospace, technology, and logistics.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">However, investors also need to pay attention to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/property-tax-faq\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">property taxes<\/span><\/a><span data-preserver-spaces=\"true\"> and landlord insurance, which can be high depending on the<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rocketmortgage.com\/learn\/texas-property-tax\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> geographic location<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">That said,<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.obieinsurance.com\/blog\/texas-landlord-insurance\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Obie landlord insurance<\/span><\/a><span data-preserver-spaces=\"true\"> ranks Texas as the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.obieinsurance.com\/blog\/best-states-and-cities-for-high-rental-roi\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">most favorable market for high rental <\/span><span data-preserver-spaces=\"true\">ROI<\/span><span data-preserver-spaces=\"true\"> in the U.S.<\/span><\/a><span data-preserver-spaces=\"true\">, given factors such as the lack of state income tax and high <\/span><span data-preserver-spaces=\"true\">demand for rentals<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Don\u2019t Forget San Antonio<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Although San Antonio is not one of the fastest-growing cities in the nation, it is still favorably mentioned by <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.steadily.com\/blog\/best-cities-texas-rental-properties-investing\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Steadily<\/span><\/a><span data-preserver-spaces=\"true\"> as a solid rental investment hub, with median home prices around <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/home-values\/6915\/san-antonio-tx\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$<\/span><span data-preserver-spaces=\"true\">250,00<\/span><\/a><span data-preserver-spaces=\"true\">; Rentals are affordable at $200,000-$350,000 in good neighborhoods such as West San Antonio, Southtown, Tobin Hill, and Harlandale.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">A Landlord-Friendly State<\/span><\/h2>\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/rentredi.com\/blog\/6-of-the-most-landlord-friendly-states-for-investors\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">RentRedi<\/span><\/a><span data-preserver-spaces=\"true\"> names Texas among the most landlord-friendly states in the U.S.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">\u201cTexas is a gold mine for investors,\u201d Gavin Yi, founder and CEO of Yijin Hardware, told the property management platform. \u201cWith no state income tax and flexible rental rules, it\u2019s a great spot for growing profits. If you want to build your portfolio without the headaches, Texas is hard to beat.&#8221;\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Among the key factors that earned Texas its poll position were:<\/span><\/p>\n<ul>\n<li><span data-preserver-spaces=\"true\">No rent control<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">No limits on <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-a-security-deposit\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">security deposits<\/span><\/a><\/li>\n<li><span data-preserver-spaces=\"true\">A three-day eviction notice (notice to vacate) and a three-to-four-week eviction process<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">No-entry notice (landlords do not have to inform tenants they intend to enter the apartment before doing so)<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Flexible repair rules<\/span><\/li>\n<\/ul>\n<h2><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Having owned rentals in many states, including New York, New Jersey, and Pennsylvania, I can\u2019t overstate the advantage landlords have in Texas&#8217;s three-day notice to vacate and the subsequent three-to-four-week eviction process. The churn of evicting bad tenants, renovating apartments, and re-renting is what ultimately kills budgets and makes for bad landlording experiences.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">When a tenant knows they can game the system by calling Legal Aid and prolong the eviction process, it\u2019s mentally frustrating and financially crippling for a landlord. When that safety net doesn\u2019t exist, tenants are far more likely to pay on time. It\u2019s just human nature, unfortunately\u2014give an inch, take a mile.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">It doesn\u2019t apply to all tenants, of course, and the conscientious ones are who you ultimately want in your rental<\/span><span data-preserver-spaces=\"true\">, but the<\/span><span data-preserver-spaces=\"true\"> school of hard knocks has taught me, and many other landlords, that having state laws on your side is a huge deterrent to tenants who put you at the bottom of their list of priorities.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">With that starting block, the rest of the Texas metrics are gravy to investors\u2014affordable, modern housing; decent rents; and a healthy job market.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I\u2019m beginning to understand the Texas state of mind.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>If \u201cTexas is a state of mind,\u201d as author John Steinbeck once famously said, many people are thinking alike.
