Here&#8217;s Why I Still Keep a Passive Sleeve."},"content":{"rendered":"<p><em><span data-preserver-spaces=\"true\">Presented in partnership with <\/span><a class=\"editor-rtfLink\" href=\"http:\/\/connectinvest.com\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Connect Invest<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/em><\/p>\n<p><span data-preserver-spaces=\"true\">I run a glamping and short-term rental portfolio in Texas<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">and<\/span><span data-preserver-spaces=\"true\"> I <\/span><span data-preserver-spaces=\"true\">self-manage <\/span><span data-preserver-spaces=\"true\">basically all<\/span><span data-preserver-spaces=\"true\"> of it.<\/span> <span data-preserver-spaces=\"true\">I <\/span><span data-preserver-spaces=\"true\">take the<\/span><span data-preserver-spaces=\"true\"> direct bookings and <\/span><span data-preserver-spaces=\"true\">answer the<\/span><span data-preserver-spaces=\"true\"> guest messages.<\/span><span data-preserver-spaces=\"true\"> I\u2019m the one who hears about the hot tub at 11 p.m. on a Saturday.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I have a rule for where I even buy a property (60 minutes from a city of 500,000 people, 30 minutes from an attraction, and 10 minutes from anything resembling civilization), and I obsess over it because every detail is mine to get right.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">The vast majority of my bookings come direct, not through a platform, because I built the systems to make that happen, and I refuse to hand a third of my revenue to anybody. That is the kind of operator I am: hands-on everything and allergic to giving up control.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">So<\/span><span data-preserver-spaces=\"true\"> I <\/span><span data-preserver-spaces=\"true\">am<\/span><span data-preserver-spaces=\"true\"> the <\/span><span data-preserver-spaces=\"true\">last<\/span><span data-preserver-spaces=\"true\"> person you would expect to write a blog <\/span><span data-preserver-spaces=\"true\">telling you to put<\/span><span data-preserver-spaces=\"true\"> money into something completely passive.<\/span> <span data-preserver-spaces=\"true\">But this<\/span><span data-preserver-spaces=\"true\"> is <\/span><span data-preserver-spaces=\"true\">exactly<\/span><span data-preserver-spaces=\"true\"> why I am the right person to do it.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">The Instinct Every Operator Has, and Why It Is Wrong<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">If someone mentions a passive real estate product to you, a real estate investor who actually does the work, a little voice in your head goes, &#8220;That is not really investing.\u201d<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Real investing has calluses, meaning you found the deal, ran the numbers, fixed the thing, dealt with the tenant, and sweated the refi. <\/span><span data-preserver-spaces=\"true\">Passive feels like cheating\u2014like the move people make when they do <\/span><span data-preserver-spaces=\"true\">not<\/span><span data-preserver-spaces=\"true\"> have the stomach or skills to do it for real.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I get the instinct. For years, I treated &#8220;passive&#8221; like a soft word.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Here is what I eventually figured out: That instinct is a story I tell myself so I can feel superior, and those stories usually cost you money.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">What Hands-On Operators Are Actually Carrying<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Look at what an active portfolio really is when you strip away the pride.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">It <\/span><span data-preserver-spaces=\"true\">is concentrated<\/span><span data-preserver-spaces=\"true\">. My money, time, and attention all point to the same handful of assets in the same general region, exposed to the same weather, local economy, and booking trends. <\/span><span data-preserver-spaces=\"true\">When my market <\/span><span data-preserver-spaces=\"true\">has<\/span><span data-preserver-spaces=\"true\"> a soft season, <\/span><span data-preserver-spaces=\"true\">it all<\/span><span data-preserver-spaces=\"true\"> softens at once.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">It is operationally heavy. Every dollar I earn <\/span><span data-preserver-spaces=\"true\">is tied<\/span><span data-preserver-spaces=\"true\"> to something getting done, and the \u201csomething\u201d usually gets done by me.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">The cleaner cancels. The well pump dies. A platform changes its algorithm, and my whole calendar feels it. The income is good, but it is never automatic. It is wages with extra steps.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">And here is the uncomfortable one: The single biggest point of failure in my entire portfolio is me. <\/span><span data-preserver-spaces=\"true\">If I burn out, get hurt, or <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> want to take two weeks off the grid without my phone buzzing, the machine slows down.<\/span><span data-preserver-spaces=\"true\"> I built a business that runs on my hands, and they get tired.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">None of that means active investing is wrong. I love it, and I\u2019m never going to stop doing it. But pretending it is diversified just because I own more than one property is a lie. Owning four glamping units in the same county is the same bet, four times.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">A Passive Sleeve Is a Counterweight, Not a Contradiction<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">So I started keeping a sleeve of my capital somewhere that does the opposite of everything I just described, because I did the math on my own risk and did not like how concentrated it was.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">A passive sleeve is a counterweight to passive investing, not a replacement for it. While my active money is busy being illiquid, regional, and dependent on my labor, my passive money is sitting in something liquid-ish, real estate-backed, and dependent on nobody. <\/span><span data-preserver-spaces=\"true\">When my operations have a heavy month, the passive <\/span><span data-preserver-spaces=\"true\">piece<\/span><span data-preserver-spaces=\"true\"> pays me <\/span><span data-preserver-spaces=\"true\">anyway<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">That is the whole point: The two halves are supposed to behave differently. If your &#8220;diversification&#8221; all moves together, you just bought more of the same risk and gave it new names.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Where Connect Invest Fits for Someone Like Me<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">The product I use as my passive sleeve is Connect Invest, and it fits my brain for one specific reason: It requires zero operations.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">You put money into real estate-backed Short Notes, which are pools of private real estate loans. That means no tenants, turnover, cleaners, or 11 p.m. hot tub texts.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">The structure is refreshingly boring:<\/span><\/p>\n<ul>\n<li><span data-preserver-spaces=\"true\">Terms of six, 12, or 24 months, each with a defined exit date.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Fixed annualized returns of 7.5% on the six-month note, 8% on the 12-month note<\/span><span data-preserver-spaces=\"true\">, and<\/span><span data-preserver-spaces=\"true\"> 9% on the 24-month note.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Income paid monthly, straight into your account.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">A $500 minimum, with no account fees.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Every note is backed by real property and secured by first-position liens, <\/span><span data-preserver-spaces=\"true\">which puts<\/span><span data-preserver-spaces=\"true\"> you in a senior <\/span><span data-preserver-spaces=\"true\">spot<\/span><span data-preserver-spaces=\"true\"> if a loan goes bad.<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">No accreditation required to start.<\/span><\/li>\n<\/ul>\n<p><span data-preserver-spaces=\"true\">It\u2019s not risk-free. Short Notes are investments, which can lose money. But the risk profile is different from mine and the entire job I hired it for. <\/span><span data-preserver-spaces=\"true\">It is real<\/span><span data-preserver-spaces=\"true\"> estate income <\/span><span data-preserver-spaces=\"true\">that<\/span><span data-preserver-spaces=\"true\"> shows up every month, while I direct my actual energy toward the assets I run with my own hands.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">For an operator, that is the cleanest version of diversification there is. I get to stay in real estate, the thing I understand, without adding one more property to manage or another reason <\/span><span data-preserver-spaces=\"true\">to never take a day<\/span><span data-preserver-spaces=\"true\"> off.<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Here\u2019s Your Permission to Do This Without Feeling Like You Sold Out<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">So here is the permission slip, from one hands-on operator to another: Keeping a passive sleeve makes you less fragile. <\/span><span data-preserver-spaces=\"true\">The strongest operators I know are not the ones with all their chips on the table <\/span><span data-preserver-spaces=\"true\">that they<\/span><span data-preserver-spaces=\"true\"> personally <\/span><span data-preserver-spaces=\"true\">run<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> They are the ones who run that table beautifully and also keep money working somewhere that does not need them at all.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Start with the slice of your cash that isn&#8217;t earmarked for a deal and is just sitting there, feeling productive while earning nothing. Put that to work passively. Keep grinding on the active side exactly like you do now.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I still self-manage everything, taking direct bookings, answering messages, and driving out to the property when something breaks. What changed is that some of my money no longer depends on me to do anything, and that turned out to be the best move I have made in years.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Control is great. I built my whole business on it.
