{"id":188470,"date":"2026-07-02T12:28:50","date_gmt":"2026-07-02T18:28:50","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=188470"},"modified":"2026-07-02T12:28:53","modified_gmt":"2026-07-02T18:28:53","slug":"if-i-had-to-start-over-in-real-estate-today-id-do-this","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/if-i-had-to-start-over-in-real-estate-today-id-do-this","title":{"rendered":"If I Had to Start Over in Real Estate Today, I\u2019d Do This"},"content":{"rendered":"<p><span data-preserver-spaces=\"true\">At 22, I went to work for a <\/span><span data-preserver-spaces=\"true\">hard money<\/span><span data-preserver-spaces=\"true\"> lender doing <\/span><span data-preserver-spaces=\"true\">purchase-rehab<\/span><span data-preserver-spaces=\"true\"> loans.<\/span><span data-preserver-spaces=\"true\"> I bought my first rental property at 24, which kicked off a decade of active real estate investing before I accepted how badly I\u2019d bungled my early investments and unloaded all of them.<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">By my late 30s, I\u2019d wiped the slate clean. My early losses and later wins offset one another, and I did end up starting over from scratch. <\/span><span data-preserver-spaces=\"true\">After that, I <\/span><span data-preserver-spaces=\"true\">managed to go<\/span><span data-preserver-spaces=\"true\"> from <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-i-went-from-0-to-one-million-dollars-in-seven-years\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">nothing to $1 million in under <\/span><span data-preserver-spaces=\"true\">seven<\/span><span data-preserver-spaces=\"true\"> years<\/span><\/a><span data-preserver-spaces=\"true\"> despite a modest household income.<\/span><span data-preserver-spaces=\"true\">\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is all to say this isn\u2019t just a theoretical exercise for me. So, knowing everything I know today after 23 years in real estate, how would I start over today?\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">I\u2019d House Hack for \u201cFree Housing\u201d<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">When I bought my first home, I rented out the other bedroom to a housemate I met on Craigslist. To this day, she and her now-husband are two of my closest friends. <\/span><span data-preserver-spaces=\"true\">At one point, we spent a week in northern Italy <\/span><span data-preserver-spaces=\"true\">together<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Granted, I was in my early 30s at the time and single. Today, I\u2019m married with a daughter\u2014and I\u2019m still looking at buying a two-unit home to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/real-estate-investing\/house-hacking-strategy\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">house hack<\/span><\/a><span data-preserver-spaces=\"true\">.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">If you can knock out your housing payment by having renters pay your entire mortgage, you can <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/live-on-half-your-income-saving-strategies\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">supercharge your savings rate<\/span><\/a><span data-preserver-spaces=\"true\">. And that means building wealth extraordinarily fast.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I know, because I spent 10 years <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-living-overseas-made-me-a-better-investor\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">living overseas<\/span><\/a><span data-preserver-spaces=\"true\"> with free housing, which helped us invest huge amounts each month even with a middling household income.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Plus, house hacking gives you a first taste of rental investing and landlording. I discovered that I hated the constant hassles with contractors, tenants, property managers, the permit office, city inspectors, tax assessors, and lenders. But I refused to learn any lessons the easy way and had to learn them the hard way.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Hopefully, you can do better than I did in that regard.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">I\u2019d Start Passive, Not Active<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Active investing requires dozens of micro-skill sets. A few include:<\/span><\/p>\n<ul>\n<li><span data-preserver-spaces=\"true\">Finding deeply discounted off-market deals (that\u2019s actually a major skill set; nothing \u201cmicro\u201d about it)<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Building a financing toolkit of different lenders and credit types<\/span><\/li>\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/contractor-questions\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Screening and managing contractors<\/span><\/a><span data-preserver-spaces=\"true\"> (who are notoriously difficult to work with)<\/span><\/li>\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/definitive-guide-tenant-screening\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Screening and managing tenants<\/span><\/a><span data-preserver-spaces=\"true\"> (ditto)<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Screening and managing property managers\u00a0<\/span><\/li>\n<li><span data-preserver-spaces=\"true\">Navigating the local permitting process and inspections<\/span><\/li>\n<\/ul>\n<p><span data-preserver-spaces=\"true\">Skills aside, it cost a massive amount of my time. Owning rentals is a side hustle, and I spent too <\/span><span data-preserver-spaces=\"true\">much of my<\/span><span data-preserver-spaces=\"true\"> nights and weekends putzing around with properties.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Oh, and it comes with more liability than novice investors realize: legal liability from lawsuits (I was sued twice as a landlord, and it really, really sucked), as well as debt liability when you sign a personal guarantee.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Do you know what\u2019s much easier? Evaluating <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/passive-investing-vs-diy-rentals\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">passive real estate investments<\/span><\/a><span data-preserver-spaces=\"true\">\u2014and then wiring the money and calling it a day.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Still, it raises the question: Where do you find passive real estate deals (especially as a non-accredited investor), and how do you vet them?\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">I\u2019d Plug Into an Existing Community of Investors<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Investing might feel like a solo sport, but it doesn\u2019t have to be.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I invest alongside a co-investing club, putting in relatively small amounts ($2,500+) in a new deal every month. The club gets together once or twice a month on a group video call where we all grill the operator together with questions, then boot them off the call for an internal discussion of the deal\u2019s risks and upsides.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">We all <\/span><span data-preserver-spaces=\"true\">get the<\/span><span data-preserver-spaces=\"true\"> benefit <\/span><span data-preserver-spaces=\"true\">of<\/span><span data-preserver-spaces=\"true\"> each other\u2019s knowledge and experience<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">vetting<\/span><span data-preserver-spaces=\"true\"> the deal together.<\/span><span data-preserver-spaces=\"true\"> That makes it easy for even novice investors to make intelligent, informed decisions.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">It also helps to leverage communities like BiggerPockets. Before investing with a new operator, I run a search on the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/forums\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">BiggerPockets forums<\/span><\/a><span data-preserver-spaces=\"true\"> to see what other investors have said about them.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Real estate investing gets much easier when you approach it as a team sport.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">I\u2019d Practice Dollar-Cost Averaging<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">When most people start investing in real estate, they <\/span><span data-preserver-spaces=\"true\">park<\/span><span data-preserver-spaces=\"true\"> $50,000<\/span><span data-preserver-spaces=\"true\"> &#8211; <\/span><span data-preserver-spaces=\"true\">$100,000 <\/span><span data-preserver-spaces=\"true\">in<\/span><span data-preserver-spaces=\"true\"> each new investment.<\/span><span data-preserver-spaces=\"true\"> For active investors, that\u2019s the down payment, closing costs, initial repairs, and so forth. For passive investors, that\u2019s the minimum investment.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">That makes it really hard to invest consistently, which is why I don\u2019t do that anymore.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Instead, I invest $2,500 or more each month in new deals <\/span><span data-preserver-spaces=\"true\">as a form of<\/span> <a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/dollar-cost-average-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">dollar-cost averaging<\/span><\/a><span data-preserver-spaces=\"true\">. Just as I invest monthly in stocks, I invest monthly in real estate.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">It helps me avoid the losing game of trying to time the market. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\">, by the way, is far more tempting when you invest $50K-$100K at a time.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">When you invest through a co-investing club, you go in on investments together<\/span><span data-preserver-spaces=\"true\">, so<\/span><span data-preserver-spaces=\"true\"> each person can invest small amounts. Collectively, we might invest $400K-$800K at a pop, but each member only puts up a few thousand (or more if they want).\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">I have a diversified portfolio spread across dozens of cities and states and many operators and property types. I can only do that because I invest small amounts every month.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">I\u2019d Get Strategic About Taxes<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Some of my investments come with the same tax benefits as active investments. Better <\/span><span data-preserver-spaces=\"true\">in<\/span><span data-preserver-spaces=\"true\"> fact, because the operator usually does a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/cost-segregation-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cost segregation study<\/span><\/a><span data-preserver-spaces=\"true\"> to give me a huge write-off in Year 1.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Other investments come with no tax benefits, such as secured notes. But they pay such a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/7-passive-investments-paying-8-percent-every-year\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">high income yield<\/span><\/a><span data-preserver-spaces=\"true\"> that I don\u2019t mind\u2014I just offset them with the tax-friendly investments.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">As investments sell and hit me with high tax bills, I\u2019d use the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/lazy-1031-exchange\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">lazy 1031 exchange strategy<\/span><\/a><span data-preserver-spaces=\"true\"> to offset them and keep kicking the can down the road. It\u2019s super simple and doesn\u2019t require any of the hassles like qualified intermediaries or rigid timelines. All I have to do is invest in a new equity investment in the same calendar year.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">You can also do plenty of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/clever-tax-strategies-to-get-the-most-out-of-your-ira\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">creative strategies with your IRA<\/span><\/a><span data-preserver-spaces=\"true\"> or 401(k), especially with Roth accounts.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">If I Wanted to Start a Real Estate Business<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">Most people <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> want to add real estate to their investment portfolio without starting a side hustle or business around it.<\/span><span data-preserver-spaces=\"true\"> But what about investors who do want to make a business out of real estate investing? I\u2019d consider two paths: cosponsoring deals or combining wholesaling and rental investing.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">When you cosponsor deals, you get a cut of the returns in exchange for helping to raise capital among your friends, family, and followers. It\u2019s a great way to get your foot in the door to becoming a real estate syndicator yourself and get some deals on your track record (even though you didn\u2019t actually run them).\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Alternatively, you could <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/wholesaling-strategy\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">wholesale<\/span><\/a><span data-preserver-spaces=\"true\"> fixer-uppers to active investors. <\/span><span data-preserver-spaces=\"true\">Some of those deals you could keep for yourself, <\/span><span data-preserver-spaces=\"true\">renovating them<\/span><span data-preserver-spaces=\"true\"> and <\/span><span data-preserver-spaces=\"true\">keeping them as rentals<\/span><span data-preserver-spaces=\"true\"> (the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-1091\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">BRRRR strategy<\/span><\/a><span data-preserver-spaces=\"true\">).<\/span><span data-preserver-spaces=\"true\"> The wholesaling business creates monthly revenue while you gradually build a portfolio of income properties.\u00a0<\/span><\/p>\n<h2><span data-preserver-spaces=\"true\">Why Today\u2019s Market Looks More Appealing Than Most<\/span><\/h2>\n<p><span data-preserver-spaces=\"true\">I stand by what I said about dollar-cost averaging and not timing the market. That said, it\u2019s still worth observing the current market cycle.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Analysts such as <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/on-the-market-421\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">BiggerPockets\u2019 Dave Meyer<\/span><\/a><span data-preserver-spaces=\"true\"> see deals getting better for investors, as the shift toward a buyers\u2019 market continues. That\u2019s great news for both active and passive investors.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">Multifamily values <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/mf.freddiemac.com\/aimi\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">crashed 25%-30%<\/span><\/a><span data-preserver-spaces=\"true\"> in late 2022 and early 2023. <\/span><span data-preserver-spaces=\"true\">The recovery has started but <\/span><span data-preserver-spaces=\"true\">remains<\/span><span data-preserver-spaces=\"true\"> early enough that there\u2019s plenty of room to run.<\/span><span data-preserver-spaces=\"true\">\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">And when inflation surges (like it\u2019s doing right now), <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cohenandsteers.com\/insights\/inflation-fighters-the-case-for-real-assets\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">real assets outperform everything else<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">Real assets have intrinsic value, so people <\/span><span data-preserver-spaces=\"true\">simply<\/span><span data-preserver-spaces=\"true\"> adjust what they\u2019re willing to pay even as the value of the currency changes.<\/span><span data-preserver-spaces=\"true\">\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">You don\u2019t need to plop down $50,000 for a down payment or minimum investment. You can get started with a few thousand dollars <\/span><span data-preserver-spaces=\"true\">if you invest<\/span><span data-preserver-spaces=\"true\"> alongside a co-investing club and gradually build your empire. I now own an interest in over 5,000 units across the country, but I don\u2019t have to lift a finger for any of them.\u00a0<\/span><\/p>\n<p><span data-preserver-spaces=\"true\">That\u2019s how I\u2019ve been investing for the last eight years since I started over in my late 30s.
