Maybe 9%. 10% if they have a really nice logo to show off.

It’s a small number. But that number is the cover charge. Behind it, there’s often a leasing fee, a renewal fee, a setup fee, a markup on repairs, and a fee for leaving early. (We’ll get to that last one. It’s my favorite.)

So what does a property manager really cost? Stack the national averages on one $1,800-a-month rental, and year one comes to $3,489.88. That’s 16.2% of the rent.

Our test case: one single-family rental. Three beds, two baths, and probably a goldendoodle running around somewhere. Rent is $1,800 a month. A new tenant moves in on day one, the house needs $2,000 in repairs a year, and the manager marks those repairs up 10%.

Fee averages are based on published rates from 722 property management offices across 31 states, last updated September 2026.*

Here’s the twist: The biggest line on that bill is also the one where you have the most control, and it starts with pricing the rental right.

Below, we’ll break down every fee a property manager can charge, show what each one costs on a single $1,800 rental, and walk through how to handle the same work yourself with Avail (plus, the situations where hiring a manager is still the right call).

The Big Fees, Line by Line

The monthly management fee

Wallet pain rating: 6 out of 10. You saw this one coming.

This is the one on the billboard. Most managers charge a percentage of the rent collected, with an average of 8.49%. In our house, that’s $152.82 a month, or $1,833.84 a year.

The DIY version: You, plus software. Avail’s Unlimited plan is $0 per unit, for as many units as you have. Unlimited Plus is $9 per unit per month, which is $108 a year here, and adds faster rent deposits (as soon as the next business day) and custom lease clauses.

Rent collection runs through the same dashboard. On the free plan, tenants pay $2.50 per bank transfer. Unlimited Plus waives that fee for your tenants.

The leasing fee (the big one)

Wallet pain rating: 9 out of 10.

Managers who charge a placement fee average 70.6% of one month’s rent when they also manage the property and 81.8% when they only find the tenant. In our example house, that’s $1,270.80 every time the house turns over.

That fee covers a handful of jobs that wear one coat: pricing, marketing, showings, screening, and the lease. Year one comes to $17,449.40. That’s almost 10 months of rent from one of those houses, and it doesn’t include the repairs themselves. (Your numbers will be different, and plenty of managers skip a fee or two. But in any year a new tenant moves in, the leasing fee alone takes you from 8.49% to about 14%.)

When a Property Manager Is Actually Worth It

Fair is fair. I manage short-term rentals for other owners, so I’m on the other side of these invoices. A good manager earns the fee.

Three situations where I’d pay it without blinking:

You live far away: Software can list, screen, sign, and collect. It cannot meet the HVAC tech at 7 a.m. or walk the house on move-out day. If your rental is a flight away, you need someone local.

You have 10 or more units: That’s a part-time job, and every hour spent running it is an hour not spent buying unit 11. At that size, you also have bargaining power, so negotiate the percentage.

You don’t have the time: A 60-hour-a-week job. Kids in travel ball. A tenant text that makes your chest tighten. Those are real costs, and paying someone to handle them is a reasonable business call.

If you do hire one, ask for the full fee schedule, not just the percentage. Add up year one yourself. If they won’t show you the schedule, keep looking.

What DIY Actually Requires

Self-managing trades dollars for hours. Plan on these.

Time

A common rule of thumb is about four hours a month per rental for the day-to-day, plus about the same again (call it 48 hours) in any year you have to find a new tenant. Some months, it’s 20 minutes. Some months, it’s a whole Saturday and a toilet.

Systems

The landlords I’ve seen burn out were running everything on memory alone. Most of it is boring, which is what you want from a rental. (Exciting rentals are how people end up posting in the BiggerPockets forums at 2 a.m.) Avail covers the tools for most of that list. The criteria, vendors, and reserves are on you.

So, Is 8% Worth It?

Eight percent was only the cover charge.
