Maybe you&#8217;re staying up into the wee hours of the night scouring the internet for properties\u2014sometimes in faraway cities\u2014and generating Excel charts full of data and analysis. I\u2019m begging you: Investors, please stop searching for real estate on out-of-date nationwide portals. Here, our Zillow review details reasons why investors should be wary.<\/p>\n<p>After all, finding a great deal on a property depends heavily on the accuracy of the data you analyze. First-time homebuyers searching for fun? Hunt to your heart&#8217;s content. However, it can take much longer to post to Zillow\u2014up to 72 hours, by <a href=\"https:\/\/zillow.zendesk.com\/hc\/en-us\/articles\/213786407-Where-is-my-listing-\" target=\"_blank\" rel=\"noopener noreferrer\">Zillow&#8217;s own admission<\/a>.<\/p>\n<p>For real estate deal-finders ready to pounce, three days might as well be three months. By the time you see the listing, view the property, and submit an offer, there could be one or more competitive bids. Maybe the property already sold. Timing is everything, and receiving real estate listings later than your competitors means you miss out.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-108055\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/02\/zillow-mortgage-online.jpg\" alt=\"man on the coast searching house on a real estate application on his smartphone. All screen graphics are made up.\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/02\/zillow-mortgage-online.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/02\/zillow-mortgage-online-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><em><br \/>\n<\/em><\/p>\n<h2>Bad Data<\/h2>\n<p>According to <a href=\"https:\/\/www.inman.com\/2012\/10\/03\/redfin-study-knocks-zillow-trulia-listings-accuracy\/\" target=\"_blank\" rel=\"noopener noreferrer\">a 2012 study conducted by Redfin<\/a> assessing the accuracy of sites like Trulia and Zillow, approximately 36% of the listings shown as active on Zillow and Trulia were no longer for sale in the local MLS, compared with almost 0% on local brokerage websites.<\/p>\n<p>The study further found that brokerage-sourced listings using their local MLS feed displayed 100% of the MLS homes listed for sale on their websites, but Trulia only displayed 81% and Zillow 79%.<\/p>\n<p>Without more recent data, it\u2019s tough to say with precision how Zillow and Trulia fare today. But it\u2019s still true that their listings are NOT comprehensive\u2014<a href=\"https:\/\/zillow.zendesk.com\/hc\/en-us\/articles\/227960468-How-does-Zillow-get-listings-\" target=\"_blank\" rel=\"noopener noreferrer\">here\u2019s why<\/a> (straight from Zillow\u2019s Help Center):<\/p>\n<blockquote><p><strong><em>How does Zillow get listings?<\/em><\/strong><\/p>\n<p><em>The best way to get your listing onto Zillow and Trulia is for your Multiple Listing Service (MLS) to send us a feed. Please ensure that your broker has opted-in to have your listings included in the syndication to Zillow Group.<\/em><\/p><\/blockquote>\n<p>And chatter on the <a href=\"https:\/\/www.biggerpockets.com\/forums\" target=\"_blank\" rel=\"noopener noreferrer\">BiggerPockets Forums<\/a> reflects as much, with members continuing to report that &#8220;<a href=\"https:\/\/www.biggerpockets.com\/forums\/311\/topics\/496205-do-zillow-and-trulia-have-accurate-information\" target=\"_blank\">Zillow still can be inaccurate and slow<\/a>.\u201d<\/p>\n<h2>Misleading Advertising<\/h2>\n<p>Another common complaint? The misleading nature of their listing advertisements. Real estate agents can purchase advertisements that appear prominently next to listings they don&#8217;t own. That misleads buyers into contacting the advertising agent, not the listing agent.<\/p>\n<h2>What\u2019s My House Worth? Don\u2019t Ask Zillow<\/h2>\n<p>For readers unfamiliar with Zillow, the website offers its own opinion of a property&#8217;s listed house value. This is called a Zestimate and is prominently displayed on each property\u2019s page. Sounds great, right?<\/p>\n<p>Unfortunately, the Zestimate values aren\u2019t always close to property&#8217;s <em>actual<\/em> values. The company even admits it, because they <a href=\"https:\/\/www.zillow.com\/zestimate\/#acc\" target=\"_blank\" rel=\"noopener noreferrer\">publish stats regarding its accuracy<\/a>. The median error rate for currently listed homes is 1.9%; for off-market homes, it&#8217;s 7.5%. But that accuracy varies by city.<\/p>\n<p>In Denver, the Zestimate for 91% of off-market listings falls within 20% of the ultimate sale price. But in Pittsburgh? That number is only 67.5%.<\/p>\n<p><strong><em>Related:\u00a0<\/em><\/strong><em>Know your numbers with <a href=\"https:\/\/www.biggerpockets.com\/investment-calculators\" target=\"_blank\" rel=\"noopener noreferrer\">BiggerPockets&#8217; real estate investment calculators<\/a>.<\/em><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-76523\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/01\/zillow-properties.jpg\" alt=\"zillow-properties\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/01\/zillow-properties.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/01\/zillow-properties-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<p>Famously, Spencer Rascoff, the then-CEO of Zillow, <a href=\"https:\/\/www.geekwire.com\/2016\/zillow-ceo-spencer-rascoff-sold-home-40-less-zestimate-1-75-million\/\" target=\"_blank\" rel=\"noopener noreferrer\">sold his home for 40% less than the Zestimate<\/a> of $1,750,000 back in 2016. Plus, several <a href=\"https:\/\/www.washingtonpost.com\/realestate\/zillow-faces-lawsuit-over-zestimate-tool-that-calculates-a-houses-worth\/2017\/05\/09\/b22d0318-3410-11e7-b4ee-434b6d506b37_story.html?utm_term=.eab3cb0f6c31\" target=\"_blank\" rel=\"noopener noreferrer\">homeowners have filed lawsuits against Zillow<\/a> for inaccurate Zestimates on their properties.<\/p>\n<p>Don&#8217;t rely on their other numbers, either. Property tax information can be inaccurate, too, just like the Zestimate.
