Do you wonder whether people actually exist that are willing to sell their houses for dirt cheap without being forced?<\/p>\n<p>Join the club. I think most of us have these doubts when we got started. It&#8217;s only natural because we&#8217;ve likely never been in a situation that would make us want to sell under market value.<\/p>\n<p>The more marketing I did, the more it became clear that people were more than willing to happily sell their house for cheap. Amazingly, it was hardly ever because of a looming foreclosure.<\/p>\n<p>In order to help people understand why sellers call investors to buy their houses, I&#8217;ve put together a list. This list is full of reasons and situations that people have that make them want to sell quickly and painlessly.<\/p>\n<p>The list is broken up into two sections. The first are the ones related to situations where the seller didn&#8217;t &#8216;earn&#8217; the equity. They didn&#8217;t pay on the house for 20 years and then need to sell. The second section contains negative situations that people end up in that cause them to be willing to give up some equity.<\/p>\n<p>You could and should use this list to help in determining where to direct your marketing.<\/p>\n<h2>Unearned Equity<\/h2>\n<ol>\n<li style=\"list-style-type: none;\">\n<ol>\n<li>Inherited the house and have no need for it<\/li>\n<li>Inherited the house and can&#8217;t afford it<\/li>\n<li>Inherited the house and are tired of taking care of it<\/li>\n<li>Won a lawsuit and bought the house<\/li>\n<li>Won the lottery and bought the house<\/li>\n<li>Payout from an insurance claim<\/li>\n<li>Divorce and got the house<\/li>\n<li>Parents bought the house for them<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n<h2>Negative Circumstances<\/h2>\n<ol>\n<li>Vandalized house<\/li>\n<li>Burglarized<\/li>\n<li>Fire damage<\/li>\n<li>Flood damage<\/li>\n<li>Mold<\/li>\n<li>Foundation problems<\/li>\n<li>Lead or asbestos problems<\/li>\n<li>Infestation<\/li>\n<li>Going into assisted living<\/li>\n<li>Death in the house &#8211; Stigma<\/li>\n<li>Death &#8211; Painful memories<\/li>\n<li>Drug addiction<\/li>\n<li>Tired landlord<\/li>\n<li>Don&#8217;t want to become <a title=\"How to Be A Landlord: Top Ten Tips for Success\" href=\"https:\/\/www.biggerpockets.com\/guides\/landlord-rental-property-management\" target=\"_blank\">landlords<\/a><\/li>\n<li>Skipping town<\/li>\n<li>Harrassment<\/li>\n<li>Going to prison<\/li>\n<li>Medical bills<\/li>\n<li>Owe Taxes<\/li>\n<li>Can&#8217;t afford repairs<\/li>\n<li>Facing <a href=\"https:\/\/www.biggerpockets.com\/rei\/foreclosure-process\" target=\"_blank\">foreclosure<\/a><\/li>\n<li>Need money for new business<\/li>\n<li>Outgrown the house<\/li>\n<li>City condemned house<\/li>\n<li>Military relocation<\/li>\n<li>Job transfer<\/li>\n<li>Don&#8217;t trust Realtors<\/li>\n<li>Don&#8217;t know how to sell a house<\/li>\n<li>Unsuccessful Sale &#8211; Agent<\/li>\n<li>Unsuccessful Sale &#8211; FSBO<\/li>\n<li>Neighborhood on the decline<\/li>\n<li>Schools on the decline<\/li>\n<li>Sex offender nearby<\/li>\n<li>Gang problems<\/li>\n<li>Unsavory new development nearby<\/li>\n<li>Bad neighbors<\/li>\n<li>Disappearing waterfront<\/li>\n<li>Dried up well<\/li>\n<li>Change in airport flight patterns<\/li>\n<\/ol>\n<p>This is by no means all of the situations and circumstances that cause people to sell for cheap.
