Appliances for Rentals: Tips to Make Your Life Easier"},"content":{"rendered":"<p>Let&#8217;s just be honest: appliances are a pain in the butt.\u00a0 They are one of the costliest parts of my business.\u00a0 I am constantly buying new ones, getting them repaired, moving them in and moving them out.\u00a0 It does not seem like there is a week that goes by that some appliance doesn&#8217;t require my attention.<\/p>\n<p>If I could get out of the appliance business, I would.\u00a0 But for the most part, my rental market will not let me.\u00a0 In my part of the world, almost all of my competitors supply appliances.\u00a0 Meaning at least a stove and refrigerator along with a dishwasher and a washer and dryer, if the connections exist, are a part of the rental package.\u00a0 If I did not supply appliances, I would lose most of the good tenants to my competitors or my rents would have to be significantly lower.<\/p>\n<h2>The Reality of Supplying Appliances<\/h2>\n<p>It isn&#8217;t always standard to supply appliances.<span style=\"line-height: 1.5em;\">\u00a0It is extremely localized and dependent on your specific market.\u00a0 For example, here within the City of Memphis the provision of appliances differs depending on the area of town you are in.\u00a0 In some of the lower-end parts of town, appliances are never supplied due to issues with theft.\u00a0Sometimes, only a stove may be supplied and the unit is advertised as having hookups for other appliances.<\/span><\/p>\n<p>The provision of appliances may also depend on the type of unit you are renting.\u00a0 Apartment units usually provide appliances as opposed to single family home rentals.\u00a0 It often seems to be the case with single family home rentals that the tenants are moving from another single family home and tend to have their own appliances.\u00a0 So, even if you did supply them, you like would need to move them out and store them.<\/p>\n<p><em>Related: <a To Repair or Replace: That is the Question<\/a><\/em><\/p>\n<h2>What are the Typical Appliance Provisions for Your Market?<\/h2>\n<p>Check out the classified ads both in your local paper and on websites such as backpage and Craigslist.\u00a0 What are other landlords doing?\u00a0 Find out and follow their leads.<\/p>\n<p>If you do find that appliances are generally provided in your market, here are some tips to help you out:<\/p>\n<ul>\n<li>Find a good used appliance shop.\u00a0 Prices will be significantly less and most items will work just as well.<\/li>\n<li>However, <strong>always<\/strong>\u00a0<strong>buy refrigerators and dishwashers new<\/strong>.\u00a0 I have tried used refrigerators and dishwashers and find that they just do not last.\u00a0 For a few dollars more, it is worth it to buy these items new.\u00a0 Just look through the sales at your local big box stores for the best price.<\/li>\n<li>Make sure the used appliance store thoroughly cleans their inventory.\u00a0 The last thing you need is bugs brought to your property by dirty appliances.<\/li>\n<li>Find a used appliance store that delivers.\u00a0 Not all of them do.\u00a0 Believe me, you do not want to waste your time moving appliances around.\u00a0 You have better and more important things to do.\u00a0 You may have to pay a little more but it is <em>so<\/em> worth it.<\/li>\n<li>Find a used appliance store that will also make repairs.\u00a0 Many do not and you may have to search for a while but that repair person will be worth their weight in gold.<\/li>\n<li>Finally, wheel and deal.\u00a0 Everything is negotiable in the used appliance business.\u00a0 Haggle a bit on the price.\u00a0 Ask for discounts.\u00a0 Trade in your broken appliances for \u201cnew\u201d ones (they want them for the parts).<\/li>\n<\/ul>\n<p>I hope you can avoid getting into the appliance business all together.\u00a0 But if you are like me and cannot really avoid
