My hope is that after you read this, all excuses will be stripped away and that this will end up being the day that you decide to take action and change the course of your life.<\/p>\n<p>So let&#8217;s get into it!<\/p>\n<h2>How to Get Started in Real Estate\u00a0With Nothing But $1,000<\/h2>\n<p>OK, so at this point you&#8217;ve gotten serious about jumping into the real estate game and have decided to work a few extra shifts at your job, sell some stuff online, and do a couple of odd side jobs (one of which you got from the &#8220;etc.&#8221; section off of Craigslist &#8212; which is something you&#8217;ll never, EVER do again!), and now you&#8217;ve bootstrapped your way to $1,000 to get started.<\/p>\n<p><em>What good is a $1,000 in real estate?<\/em><\/p>\n<p><strong>Trust me, it&#8217;s more than enough!<\/strong><\/p>\n<p>But you will definitely need to be wise and choose your steps carefully in order to make this work.<\/p>\n<p>Already we know the typical marketing efforts like mailers, bandit signs (I hate those anyway, at least for my market, they&#8217;ve never worked), and print advertisement in general are all out of our price range.<\/p>\n<p>We&#8217;re going to have to bootstrap this thing through some good, ole fashioned hard work!<\/p>\n<h2>Our First Step: Let&#8217;s Get a Game Plan<\/h2>\n<p>How my mind typically works in order to accomplish something big is that I need an outline with actionable bullet-points that make the &#8220;from-here-to-there&#8221; a series of small, manageable steps. For me to create this,\u00a0the first thing I need to do normally is to\u00a0start\u00a0with asking myself some good questions.<\/p>\n<ul>\n<li><em>What are\u00a0the\u00a0components of my determined task that will yield me 80% of the\u00a0return I want, while only requiring 20% of the work?<\/em><\/li>\n<li><em>If I was\u00a0only allowed to accomplish this task in 5 steps, what would they be?<\/em><\/li>\n<li><em>If I was limited in terms of resources (you\u00a0only have a $1,000, right?) what would be the minimal steps I NEEDED to take in order to reach my goal?<\/em><\/li>\n<\/ul>\n<p>For you starting out, if I were you, these are\u00a0what these questions would lead to:<\/p>\n<ol>\n<li>Get Educated<\/li>\n<li>Get Niche And Goal Focused<\/li>\n<li>Take Action<\/li>\n<\/ol>\n<p>(Sorry they&#8217;re a bit fluffy &#8212; it gets better, trust me.)<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-79541 size-full\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/08\/what-is-a-lien-on-a-house.jpg\" alt=\"what-is-a-lien-on-a-house\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/08\/what-is-a-lien-on-a-house.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/08\/what-is-a-lien-on-a-house-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<h2>Getting Educated<\/h2>\n<p>The single-most important component that will produce the 80\/20 principle in your investing pursuits is knowledge.<\/p>\n<p>If you know\u00a0<em>exactly<\/em> how to get into deals with <a href=\"https:\/\/www.biggerpocket.com\/nomoney\" target=\"_blank\" rel=\"noopener\">little-to-no-money down<\/a>\u00a0or how to find free deal flow, then you&#8217;ll be able to function on few\u00a0resources and accomplish your goal in minimal steps.<\/p>\n<p>Now, when it comes to real estate education, there is the guru course method (you&#8217;ll eat through your $1,000 quick on that route) and then there is what I like to call the BiggerPockets method.<\/p>\n<p>Naturally, the very first thing I would do using the BiggerPockets method is join the community and here&#8217;s why:<\/p>\n<ol>\n<li>Ninety-nine percent\u00a0of all I need to be successful is free.<\/li>\n<li>Ninety-nine percent of everything I learn comes straight from the field, and the pros and cons are clearly balanced by the diversity of the online community.<\/li>\n<\/ol>\n<p>Here is how you should utilize your membership for bootstrapping:<\/p>\n<h3><strong>1. Follow the Forums<\/strong><\/h3>\n<p>Did you know you can get a personal notification every time a new post occurs in the forums? Feel free to ask all the seemingly dumb and intimidating questions without judgement, and pay attention to the answers. Read All the Free Stuff!<\/h3>\n<p><strong>1. <a href=\"https:\/\/www.biggerpockets.com\/files\" target=\"_blank\" rel=\"noopener noreferrer\">File\u00a0Place:<\/a><\/strong><\/p>\n<p>There are some incredible resources in this section of the site &#8212; I mean <em>incredible, incredible!<\/em>\u00a0Information that people have paid thousands of dollars to get access to and it&#8217;s just chillin&#8217; here waiting to be downloaded by you!<\/p>\n<p>There are too may resources to list in full, but there are some honorable mentions I just couldn&#8217;t pass up:<\/p>\n<p style=\"color: #000000;\"><strong><a href=\"https:\/\/www.biggerpockets.com\/real-estate-investing\" target=\"_blank\" rel=\"noopener noreferrer\">The BiggerPockets Ultimate Beginner&#8217;s Guide to Real Estate Investing<\/a><\/strong><\/p>\n<p style=\"color: #000000;\">This is mentioned a lot on the site and for good reason! This is the crash-course to real estate for beginners. It honestly is a must-read (and dude, it&#8217;s free?).<\/p>\n<p style=\"color: #000000;\"><strong><a href=\"https:\/\/www.biggerpockets.com\/files\/user\/biggerpo\/file\/biggerpockets-presents-diary-of-a-new-construction-project\" target=\"_blank\" rel=\"noopener noreferrer\"><em>BiggerPockets Presents: Diary of a New Construction Project<\/em> Ebook<\/a><\/strong><\/p>\n<p style=\"color: #000000;\">This is an awesome case study of what&#8217;s involved in building a spec home from the ground up. It covers everything you&#8217;d need to know (and again,\u00a0150 pages &#8212; free!).<\/p>\n<p style=\"color: #000000;\"><em><strong><a href=\"https:\/\/www.biggerpockets.com\/files\/user\/brandonatbp\/file\/7-years-to-7-figure-wealth\" target=\"_blank\" rel=\"noopener noreferrer\">7 Years to 7 Figure Wealth<\/a><\/strong><\/em><\/p>\n<p style=\"color: #000000;\">This is the PDF that has had the most impact on me personally. Brandon Turner goes step-by-step in showing you how,\u00a0<em>on conservative numbers,\u00a0<\/em>you can very easily become a millionaire in 7 years through real estate investing.<\/p>\n<p style=\"color: #000000;\">A must-read for anybody serious about using real estate to get them out of the rat-race, for sure!<\/p>\n<p><a href=\"https:\/\/www.biggerpockets.com\/files\/category\/ebooks\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>The eBook Section<\/strong><\/a><\/p>\n<p>I&#8217;d suggest reading everything listed here, plain and simple. If you do, you&#8217;ll be at an incredible advantage in terms of your knowledge base for real estate.<\/p>\n<p style=\"color: #000000;\"><strong>2.\u00a0<\/strong><a href=\"https:\/\/www.biggerpockets.com\/starthere\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>BiggerPockets Start Here<\/strong><\/a><\/p>\n<p>This is an incredible breakdown of the culture of BiggerPockets, and it serves as a directory to several resources everyone serious about real estate investing should read.<\/p>\n<p><strong>3. J Scott\u2019s Books<\/strong><\/p>\n<p><strong><a href=\"https:\/\/www.biggerpockets.com\/flippingbook\/\" target=\"_blank\" rel=\"noopener noreferrer\"><em>The Book on Flipping Houses<\/em> &amp;\u00a0<em>The Book on Estimating Rehab Costs<\/em><\/a><\/strong><\/p>\n<p>We are now venturing into purchase territory, and it&#8217;s time for us to\u00a0spend the first part of our $1,000.<\/p>\n<p>Fifty dollars\u00a0will get you both books in both hardback and\u00a0eBook form, and honestly, I&#8217;ve never found a better book on these subjects. just outlined more resources than most people could handle, and the only thing that costs us money was the two books from J Scott, for a total of <strong>$50<\/strong>.<\/p>\n<p>You may be stuck on the education step for a couple months, and that&#8217;s actually a good thing (the more you know, the more leverage you have, remember?), but once you&#8217;re ready to move on, it&#8217;s time to get focused and decide on what type of investor you want to be.<\/p>\n<p>Now, there are several variations, but for simplicity&#8217;s sake, I&#8217;m going to break the lifestyle of aspiring real estate investors into 3 types:<\/p>\n<ol>\n<li>The Investor\/Agent Hybrid<\/li>\n<li>The Employee With A Real Estate Side-Gig<\/li>\n<li>The Full-Time Real Estate Hustler<\/li>\n<\/ol>\n<p>Now, all three have incredible upsides and discouraging downsides, but ultimately, you have to decide which one you want to become and what lifestyle you&#8217;re willing to embody while you put the work in to make your dreams come true.<\/p>\n<p>Remember at this point you still have $950. Let&#8217;s see what happens down each path separately:<\/p>\n<h3>1. The Investor\/Agent Hybrid<\/h3>\n<p>You need to hustle and get your license so you can cover your bases. Being a traditional buyer\/seller agent is a great way to make a good living and to build up capital relatively quick, if you&#8217;re willing to work!<\/p>\n<p>I&#8217;d suggest checking out a convenient online licensing school, as they run typically\u00a0around $300 and are structured in a way where you can up your study time and be ready to take the test in a few months.<\/p>\n<p>So you now have $650 left, and once you have your license, you&#8217;ve\u00a0officially arrived in full-time real estate.<\/p>\n<p><em><strong>Related:<\/strong> <a title=\"The Real Estate Agent\u2019s Ultimate Guide to Working with Investors\" href=\"\/renewsblog\/2013\/08\/24\/real-estate-agents-working-with-investors\/\" target=\"_blank\" rel=\"noopener noreferrer\"> The Real Estate Agent\u2019s Ultimate Guide to Working with Investors<\/a><\/em><\/p>\n<p>I would then focus on hustling and make a goal\u00a0to get 2-3 listings a month and then use the wealth build to a portfolio of\u00a0multifamily properties, following the track of the <i>7 Years to 7 Figure Wealth\u00a0<\/i>eBook that&#8217;s mentioned above.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-78480\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/06\/analyze-multifamily-market.jpg\" alt=\"calculate-cash-on-cash\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/06\/analyze-multifamily-market.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/06\/analyze-multifamily-market-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<h3>2.\u00a0<strong>The Employee With A Real Estate Side-Gig<\/strong><\/h3>\n<p>On this track, it&#8217;s arguably the easiest to build wealth, though it may take a bit longer than the other two. The Full-Time Real Estate Hustler<\/h3>\n<p>These are your birddogs, wholesalers, and fix-and-flippers. My hat goes off to you hustlers!<\/p>\n<p>These are the ones who are willing to work pretty demanding schedules with a lot of delayed gratification for the ultimate payday, making anywhere between $1,000-$50,000+ in one given transaction\u00a0(birddogs typically get $500-$2500 for finding deals for investors, wholesalers typically make $2,500-$15,000, and flippers typically make $15,000-$50,000+).<\/p>\n<p>This track can take very little money to be successful, especially if you get creative with your financing, <strong>but it takes a lot of work!<\/strong><\/p>\n<p>If you decide on this track, be prepared for the struggle! If you fight through it, the payday will come and make it all worth it, but there will definitely be hard days.<\/p>\n<p><em>So you have $950. What do you do?<\/em><\/p>\n<p>Honestly, I&#8217;d buy some business cards and then save the rest for a rainy day.<\/p>\n<p>You can very easily start off driving for dollars, screening the FSBO section on Craigslist, door knocking, and just general networking, and it doesn&#8217;t cost you anything. If you make the connections with the right buyers, you can start off birddogging and build up a marketing budget for <a href=\"\/renewsblog\/2014\/04\/09\/direct-mail\/\" target=\"_blank\" rel=\"noopener noreferrer\">mailers<\/a> and then transition into wholesaling and then onto flipping.<\/p>\n<p>It&#8217;s a hard road, but if you&#8217;re relentless, this track can be the quickest way to wealth.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-78412\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/06\/love-real-estate.jpg\" alt=\"love-real-estate\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/06\/love-real-estate.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/06\/love-real-estate-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<h2>3. Take Action<\/h2>\n<p>So, here we are at the final step in our game plan. Now that you&#8217;ve educated yourself and chosen which type of aspiring investor you want to be, it&#8217;s time to put that education to work and throw yourself in the midst of the chaos of real estate investing.<\/p>\n<p>At this point, you should be conducting a similar process to that of what we did in the game plan, only this time it&#8217;s for actionable steps to actually getting deals\/results in the direction we want to go in.<\/p>\n<p>I know what it looks like for me, but this is where our paths fork.<\/p>\n<p>&nbsp;<\/p>\n<p><em>[Editor&#8217;s Note: This post was originally published in 2014.
