Some things (like day jobs) narrow those limits. With any investment property, we encourage maximizing its passive income potential and efficiency before adding too many new properties to your portfolio. For the part-time real estate investor, having a large portfolio isn\u2019t always feasible, if only for the time crunch. You don\u2019t want to spread yourself too thin as <\/span><em><span style=\"font-weight: 400;\">any <\/span><\/em><span style=\"font-weight: 400;\">type of investor, and it\u2019s even harder when you have another job to take care of. If you\u2019ve hit a wall with your investments but want to go further, maybe it\u2019s time to change.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Of course, even if\u00a0you\u2019re experiencing all the signs and decide you want to make the transition to full-time real estate investing, there\u2019s more you need than <\/span><em><span style=\"font-weight: 400;\">just <\/span><\/em><span style=\"font-weight: 400;\">desire.<\/span><\/p>\n<h2>3 Keys to Full-Time Real Estate Investment Success<\/h2>\n<h3>A Solid Business Plan<\/h3>\n<p><span style=\"font-weight: 400;\">Every investor needs solid, well-developed business plans to more effectively use their time and resources, as well as mitigate risk. Talk to other full-time investors about making the switch. Do you want to hire staff to help you out? What roles? What do you want out of your team? How do you register a LLC? What about taxes? What are your goals for the business? Remember that <\/span><em><span style=\"font-weight: 400;\">running <\/span><\/em><span style=\"font-weight: 400;\">a business is a lot different than working for one. There\u2019s a lot of groundwork to be done if you\u2019re going to do it right.<\/span><\/p>\n<h3>Experience to Leverage<\/h3>\n<p><span style=\"font-weight: 400;\">Ask yourself: Do I have the experience to make this business successful? Not every real estate investor is immediately ready to hinge their entire livelihood on their investments. If you have a record of success and understand the business enough to take on more, do it! Do you have the support of banks or private money lenders? Just like when you buy a property, you can\u2019t neglect to crunch the numbers.
