Then Long Island City, Queens. Now\u00a0the South Bronx. The quest for the next New York City neighborhood never ends.<\/p>\n<p>To make matters worse, over the past year and change, foreign investors have set New York City prices on fire, making the Big Apple literally a non-starter for new investors.<\/p>\n<p>The\u00a0outer boroughs (i.e. everything New York City, except Manhattan) prices are insane, with people actually getting <a href=\"https:\/\/www.nytimes.com\/2015\/05\/10\/realestate\/priced-out-of-brooklyn-try-manhattan.html?_r=0\" target=\"_blank\" rel=\"noopener\"><em>priced out<\/em> of Brooklyn.<br \/>\n<\/a><br \/>\nBut that doesn&#8217;t mean that the New York City metro is out of deals.<\/p>\n<p>Just 10 minutes from the World Trade Center in Lower Manhattan, Jersey City\u2019s Journal Square neighborhood is undergoing a dramatic transformation, creating fertile ground for upstart investors to pocket big gains.<\/p>\n<p>(In fact, in less than six months, a recent triplex\u00a0acquisition has appreciated by nearly\u00a075%. We have a three-unit mixed-use going on the books &#8212; we foresee refinancing at a 50% gain here, based on the NOI.)<\/p>\n<p dir=\"ltr\">The evidence of gentrification is evident: new retail, new faces, and\u00a0new developments are going up daily. As a result, so are surrounding property values.\u00a0(<a href=\"https:\/\/www.nj.com\/hudson\/index.ssf\/2016\/08\/journal_square_now_then_see_all_the_changes_planne.html\" target=\"_blank\" rel=\"noopener\">Read more here &#8212; Journal Square then and now.<\/a>)<\/p>\n<p dir=\"ltr\">Here are 10 reasons why Journal Square is the next booming Northeast real estate market.<\/p>\n<h2 dir=\"ltr\">1. The Beacon Effect<\/h2>\n<p dir=\"ltr\">A stone&#8217;s throw from Journal Square, &#8220;The Beacon,&#8221; a 1,200-unit luxury development spread across 2M square feet of residential and retail space, <a href=\"https:\/\/www.nj.com\/news\/index.ssf\/2012\/04\/once_a_modern_marvel_beacon_in.html\" target=\"_blank\" rel=\"noopener\">has helped kick off a redevelopment resurgence in the neighborhood<\/a>.<\/p>\n<p dir=\"ltr\">As a result, working professionals from Manhattan have started to come over, changing the scope of the neighborhood dramatically. With new projects projected to finish,\u00a0<a href=\"https:\/\/jerseydigs.com\/2016-will-bring-unprecedented-development-to-jersey-city-and-weve-mapped-it\/\" target=\"_blank\" rel=\"noopener\">Mayor Fulop expects Jersey City to surpass Newark<\/a> as the state&#8217;s most populous city by the end of the year.<\/p>\n<h2 dir=\"ltr\">3.\u00a0The City of Jersey&#8217;s Redevelopment Plans<\/h2>\n<p>Jersey City has kickstarted developments in and around Journal Square. Here are some of the highlights:<\/p>\n<ul>\n<li><a href=\"https:\/\/www.nj.com\/hudson\/index.ssf\/2015\/12\/journal_square_tower_now_stands_at_full_height.html\" target=\"_blank\" rel=\"noopener\">1,838 luxury apartments in three towers<\/a> on the Northeast side of the Journal Square PATH hub<\/li>\n<li dir=\"ltr\">Just South of the transit center, <a href=\"https:\/\/www.nj.com\/hudson\/index.ssf\/2016\/08\/plans_for_three_major_new_journal_square_towers_mo.html\" target=\"_blank\" rel=\"noopener\">733 residential units in two towers<\/a><\/li>\n<li dir=\"ltr\">Across the street from that,\u00a0<a href=\"https:\/\/www.nj.com\/hudson\/index.ssf\/2016\/02\/iconic_jersey_journal_sign_would_be_saved_under_pl.html\" target=\"_blank\" rel=\"noopener\">741 units in a 72-story tower<\/a><\/li>\n<\/ul>\n<h2 dir=\"ltr\">4. The City\u2019s Grand Plans to Redevelop McGinley Square<\/h2>\n<p>At the\u00a0nearby McGinley Square area, there are currently plans in place to erect THREE high-rises with Class-A <a href=\"https:\/\/www.biggerpockets.com\/blog\/2013\/04\/09\/how-to-buy-a-small-multifamily-property\/\" target=\"_blank\">multifamily units<\/a>. In addition, a new university will be built with the aim to <a href=\"https:\/\/jerseydigs.com\/saint-peters-tower-hopes-to-transform-mcginley-square\/\" target=\"_blank\" rel=\"noopener\">\u201ctransform\u201d McGinley Square<\/a>, as they so modestly put it.<\/p>\n<p>In addition to the three high-rises, ground has broken on a new plaza, including a movie theater.<\/p>\n<h2 dir=\"ltr\">5. The Retail Factor<\/h2>\n<p dir=\"ltr\">In the surrounding neighborhood, bars have started to open to provide an alternative to nearby Hoboken. In addition, a Burger King, Popeyes, Subway, <a href=\"https:\/\/www.nj.com\/hudson\/index.ssf\/2016\/06\/starbucks_may_be_headed_to_journal_square_path_sta.html\" target=\"_blank\" rel=\"noopener\">Starbucks<\/a> (and we know what <a href=\"https:\/\/www.money.cnn.com\/2015\/03\/04\/real_estate\/starbucks-home-values\/\" target=\"_blank\" rel=\"noopener\">Starbucks does to property prices<\/a>), Taco Bell, plus several commercial banks have opened in the area.<\/p>\n<p><em><strong>Related:<\/strong> <a href=\"https:\/\/www.biggerpockets.com\/blog\/survive-down-markets\" target=\"_blank\">The Big Difference Between Those Who Tank &amp; Those Who Survive in Down Markets<\/a><\/em><\/p>\n<h2 dir=\"ltr\">7. Properties Appreciate Daily<\/h2>\n<p dir=\"ltr\">We recently picked up a remodeled triplex, vacant, in the area for $750k through a broker &#8212; no off-market, under-the-table wheeling and dealing. Just a regular ole transaction.<\/p>\n<p dir=\"ltr\">In weeks, it appreciated by $50k &#8212; while still vacant, as The Beacon had just opened. Now, since we\u00a0bought it, a Citi Bike station &#8212; known as the <a href=\"https:\/\/www.nydailynews.com\/new-york\/manhattan\/harlem-activists-fight-citibike-gateway-gentrification-article-1.2544565\" target=\"_blank\" rel=\"noopener\">\u201cgateway to gentrification\u201d<\/a>\u00a0&#8212; has opened right outside the door.<\/p>\n<h2 dir=\"ltr\">8.\u00a0Cap Rates Indicate There are Still Deals to Be Had<\/h2>\n<p dir=\"ltr\">Nationwide, Class A cap <a href=\"https:\/\/annualreview.cushwake.com\/downloads\/04_cap_market_report.pdf\" target=\"_blank\" rel=\"noopener\">rates range from 4.8%-5.5%<\/a>, with NYC and Northern Jersey sitting between 3.75%-5%.<\/p>\n<figure style=\"width: 341px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" class=\"CToWUd a6T\" src=\"https:\/\/lh3.googleusercontent.com\/sYCuPzfU8T6oO6Oyc3IRAkNH0CKLxYjWLrntf6iNR7UPxLBa6SJugcwgRiTDeAS76-72V0MphywQMam3WA-iTVVNHKkmqv1MzX7FFE2SDrB_WYBH930gdgBxOfqXuyO5OwPSHK_z\" width=\"341\" height=\"421\" alt=\"\" title=\"\"><figcaption class=\"wp-caption-text\">Via: <a href=\"https:\/\/annualreview.cushwake.com\/downloads\/04_cap_market_report.pdf\" target=\"_blank\" rel=\"noopener\">U.S. Capital Markets Report<\/a><\/figcaption><\/figure>\n<p>If you use the triplex deal as a benchmark, judging by current\u00a0NOI and a 5% cap rate &#8212; standard\u00a0for the NYC Metro &#8212; the current valuation of the property is $1,296,000 &#8212; with room to grow as the area continues its daily gold rush.<\/p>\n<p>That&#8217;s a ridiculous 73.3%\u00a0ROI\u00a0in less than six months.<\/p>\n<p>Some more numbers to consider:<\/p>\n<ul>\n<li>At a 4.5% cap rate, the value jumps to $1.44M.<\/li>\n<li>At 3.75%, the lower end of the NYC market, the value jumps to $1.73M.<\/li>\n<\/ul>\n<p>In other words,\u00a0while NYC&#8217;s cap rates hover around 3-4%, there are still deals to be had looking East.<\/p>\n<h2 dir=\"ltr\">9. The NYC-PATH Factor<\/h2>\n<p>As NYC rental prices continue to skyrocket, working professionals are being priced out of Manhattan, Brooklyn, and even Queens.<\/p>\n<p dir=\"ltr\">With the PATH, the commute to Manhattan is shorter, and it\u2019s directly linked to the Subway. (You can use your Subway card for the PATH and vice versa.)<\/p>\n<h2 dir=\"ltr\">10. According to rumors, the <a href=\"https:\/\/gothamist.com\/2015\/05\/14\/no_path_no_peace.php\" target=\"_blank\" rel=\"noopener\">PATH stations will be incorporated<\/a> into the MTA Subway map &#8212; a move that could boost real estate prices by another 30%, according to developer Jared Kushner.<\/p>\n<p dir=\"ltr\"><em>Would you invest in this market?
