These strategies have yielded me great results, and I hope they do the same for you.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">So with that, let\u2019s jump into today\u2019s post!<\/span><\/p>\n<h2>4 Ways to Generate New Wholesaling Leads That Actually Work<\/h2>\n<h3>1. Make Offers on the Multiple Listing Service (MLS)<\/h3>\n<p><span style=\"font-weight: 400;\">The <a href=\"http:\/\/www.mls.com\/\" target=\"_blank\" rel=\"noopener\">Multiple Listing Service<\/a> (MLS) is an online database of properties that are currently on the market and properties that have been sold. This database is exclusively available to <a href=\"\/renewsblog\/2015\/12\/04\/how-to-become-a-real-estate-agent\/\" target=\"_blank\">real estate agents<\/a>, so you\u2019ll need to have your real estate license in order to gain access to this database. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">But I want to emphasize these four letters. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">F-R-E-E.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Yes, the MLS is free! <\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is one of the many reasons why the MLS is a great lead generation strategy.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now, there are general fees and dues you have to pay prior to receiving your license, but once the dues are paid, you\u2019ll gain access to the MLS, giving you access to leads right at your fingertips! <\/span><\/p>\n<p><span style=\"font-weight: 400;\">What\u2019s also great about this strategy is that you can automate it and have leads sent directly to your inbox. <\/span><\/p>\n<p><em><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-main-slider wp-image-96672\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2018\/02\/windowlaptop-702x336.jpg\" alt=\"laptop-listings\" width=\"702\" height=\"336\" title=\"\"><br \/>\n<\/em><\/p>\n<p><span style=\"font-weight: 400;\">Now, I have to be honest with you all\u2014this strategy requires a lot of time and effort. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">In order to see a high success rate with this strategy, I would recommend putting in about 20 offers per week in order to close on one to two deals a month.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">See, that\u2019s another great thing about the MLS. There are no limits on the number of offers you can make. You can make as many offers you want! I<\/span><span style=\"font-weight: 400;\">t\u2019s up to you to put in the work and make something happen.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now, despite the fact that you\u2019re going to spend a lot of time scrubbing through hundreds of leads in order to find that diamond in the rough, it\u2019s totally worth it. If you\u2019re bringing in one to three deals a month from the MLS, you can easily make between $3,000-$9,000 a month. <\/span><span style=\"font-weight: 400;\">I know several veteran wholesalers in my market who have had high success rates utilizing the MLS as an ongoing lead generation strategy. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Also keep in mind that once you have extra money, you can always hire a virtual assistant to make offers for you on the MLS. <\/span><span style=\"font-weight: 400;\">That\u2019s why it\u2019s extremely important to have your real estate license as a wholesaler\u2014because this is definitely a strategy you don\u2019t want to sweep under the rug!<\/span><\/p>\n<h3>2. Making HUD\u00a0Offers<\/h3>\n<p><span style=\"font-weight: 400;\">HUD is another free online lead generation strategy. The United States Department of Housing and Urban Development (<a href=\"https:\/\/www.hud.gov\/\" target=\"_blank\" rel=\"noopener\">HUD<\/a>) manages a host of deals that are called real estate owned properties (REOs). <\/span><span style=\"font-weight: 400;\">REOs are bank-owned properties that did not sell at a foreclosure auction. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now, remember\u2014banks have zero interest in owning and maintaining real estate properties, so they want to liquidate the asset immediately by selling the property at a lofty discount through HUD. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Unlike with the MLS, you don\u2019t need a real estate license in order to gain access. So you\u2019ll need to make a minimum of 20 offers per week to get one t two deals per month.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But just think about this&#8230;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you close two deals from the MLS and two from HUD at a conservative $3,000 a pop, you\u2019ve easily made $12,000 a month! <\/span><\/p>\n<h3>3.
