{"id":88213,"date":"2019-04-03T17:00:29","date_gmt":"2019-04-03T23:00:29","guid":{"rendered":"https:\/\/www.biggerpockets.com\/renewsblog\/?p=88213"},"modified":"2021-03-16T12:24:45","modified_gmt":"2021-03-16T18:24:45","slug":"deal-making-tactics","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/deal-making-tactics","title":{"rendered":"3 Deal-Making Tactics That&#8217;ll Help You Find (&#038; Close) Real Estate Transactions"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">I often get asked what my best \u201cweapon\u201d as an investor is. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Some think it\u2019s my background in journalism\u2014no idea why\u2014which for some reason makes people think you\u2019re automatically a good writer. <\/span><\/p>\n<p>(Nothing could be further from the truth.)<\/p>\n<p><span style=\"font-weight: 400;\">\u201cOh, but you went to business school and know finance!\u201d <\/span><\/p>\n<p>(I have an MBA; it\u2019s pretty much useless.)<\/p>\n<p><span style=\"font-weight: 400;\">Yes, I know how to write a bit, and I know how to count. And while I did take a corporate finance course in business school, my greatest skill <\/span><i><span style=\"font-weight: 400;\">by far<\/span><\/i><span style=\"font-weight: 400;\"> is my understanding of psychology, people, and their motivations.<\/span><\/p>\n<p>Psychological tools can help you across the entire spectrum, from negotiating deals to finding partners to screening tenants to selling the asset.<\/p>\n<p>Truth is, by implementing psychological tactics, you can enter into wildly profitable deals that look crazy on the surface\u2014and just because you looked at the intangibles.<\/p>\n<p>And you don\u2019t need a master\u2019s degree to use it either. Here are three tactics when you can use psychology to help you close a deal.<\/p>\n<h2>3 Deal-Making Tactics That&#8217;ll Help You Find (&amp; Close) Real Estate Transactions<\/h2>\n<h3>1. Motive: What\u2019s the seller\u2019s <i>real <\/i>motivation?<\/h3>\n<p>Whenever you look at a deal, you also want to find out <i><span style=\"font-weight: 400;\">why <\/span><\/i><span style=\"font-weight: 400;\">someone would give you a good one to begin with.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Think about it. If you have a well-performing asset, why would you sell? <\/span><\/p>\n<p>There are several reasons someone would put a deal for sale, each with varying degrees of urgency (or desperation). One could simply be because they\u2019ve managed to build, lease out, and leverage the asset and now want to cash in.<\/p>\n<p><span style=\"font-weight: 400;\">Others may think it\u2019s the right time in the market. These guys are harder to deal with because they don\u2019t <\/span><i><span style=\"font-weight: 400;\">have <\/span><\/i><span style=\"font-weight: 400;\">to sell.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">Then you have some who have to. (<a href=\"\/renewsblog\/get-rich-next-recession\/\" target=\"_blank\">I talked about this a bit in my 3D story<\/a>.)<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Let\u2019s face it\u2014it\u2019s a cutthroat business. If you know someone is getting divorced, sure, it\u2019s sad, but this ain\u2019t the support group; this is business. <\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-85398\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/01\/marketing-presentation.jpg\" alt=\"marketing-presentation\" width=\"702\" height=\"335\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/01\/marketing-presentation.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/01\/marketing-presentation-300x143.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><br \/>\n<em><br \/>\n<strong>Related:<\/strong> <a href=\"\/renewsblog\/interest-based-negotiations\" target=\"_blank\">How to Use Interest-Based Negotiation to Close True Win-Win Deals<\/a><\/em><\/p>\n<p>A recent deal we had on the desk was a four-unit close to Journal Square in Jersey City with plenty of \u201cjuice\u201d: functional, but definitely upgrades to make, convertible parking space to monetize, month-to-month leases under market value, and a booming area where values are shooting up.<\/p>\n<p><span style=\"font-weight: 400;\">Naturally, I wondered about the <\/span>&#8220;why.&#8221;\u00a0I<span style=\"font-weight: 400;\">n this case, the seller was based in Brooklyn, wanted to expand his Brooklyn portfolio, and, quite frankly, had a 1031 he wanted to deploy with about the same money he could get for this one.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In other words, he wasn\u2019t desperate but wanted to move fast. So we put a cash bid in $100K under asking price, which he said he\u2019d consider. (We were ultimately outbid. Ish happens\u2026)<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Another guy had a beautifully done triplex\u2014same area but even better location. This seller was emotionally attached to the property; he had built it from scratch, it was his first property in a fairly decent portfolio, and he had lived there himself. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">For all intents and purposes, this was his baby. So he screened all potential buyers himself, did the open house, and ruthlessly dismissed any cash offers before meeting buyers in person. <\/span><\/p>\n<p>Even though one group bid higher (around $25,000 more, if I recall), he felt more comfortable with us as buyers and ultimately accepted our lower bid.<\/p>\n<p><span style=\"font-weight: 400;\">If you can figure out th<\/span>e &#8220;why,&#8221; you c<span style=\"font-weight: 400;\">an work that &#8220;why\u201d to your advantage and negotiate yourself the best deal.<\/span><\/p>\n<h3>2. <em>\u201cWhat\u2019s in it for me?\u201d<\/em> Unlock the agent\u2019s motivation.<b><br \/>\n<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">On first glance, you\u2019d think the motivations of agent and seller are aligned, right? The higher the price, the higher the commission.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Wrong. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">If you\u2019re selling a property and you have a deal on the table today for $475,000 that <\/span><i><span style=\"font-weight: 400;\">could<\/span><\/i><span style=\"font-weight: 400;\"> go for $500,000 in two weeks, your real estate agent will advise you to wait, right?<\/span><\/p>\n<p><span style=\"font-weight: 400;\">No, he won\u2019t. Here\u2019s how he gets compensated.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A broker gets a 6% commission, which he might have to split with a co-broker. From there, your agent\u00a0has to kick back half of that to his firm, leaving him with just 1.5%\u2014or $7,125.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For him to wait two weeks\u2014a period where he could be out doing other deals\u2014his cut is a mere $375 more for a possible deal compared to<\/span><span style=\"font-weight: 400;\">\u00a0a sure thing now.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Despite repping your \u201cbest interests,\u201d better believe he\u2019ll push for the deal to close now. And you can take advantage of this by offering just the right amount that will incentivize the agent to push for your better offer\u2014an offer that could save you $25,000.<\/span><\/p>\n<h3>3. Tap into the psychology of instant gratification.<\/h3>\n<p><span style=\"font-weight: 400;\">Negotiation is a give and take. (<\/span><a href=\"\/renewsblog\/2010\/03\/24\/7-tips-for-better-real-estate-negotiation\/\" target=\"_blank\"><span style=\"font-weight: 400;\">This classic BiggerPockets post<\/span><\/a><span style=\"font-weight: 400;\"> breaks down seven good rules of negotiations.) But humans are hardwired to want things <\/span><i><span style=\"font-weight: 400;\">now. <\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">You can use this to your advantage. <\/span><span style=\"font-weight: 400;\">By unlocking the agent\u2019s motivation, you can know the range of \u201cincentivization\u201d where you can push the deal in your favor. But you still need to know the ballpark of the number.<\/span><\/p>\n<p>Old boxing promoter Don King used to joke (well, not really) that the best way to get a cheap deal was to show up with a bag of cash. The psychological effect of, say, $50,000 in cash was far more effective than a $500,000 check three months down the road.<\/p>\n<p>(He actually got Muhammad Ali to drop a <a href=\"http:\/\/www.complex.com\/sports\/2012\/08\/a-history-of-don-kings-grimiest-moments\/bribes-a-hospitalized-muhammad-ali\" target=\"_blank\" rel=\"noopener\">$1.1 million lawsuit using this exact trick<\/a>.)<\/p>\n<p><span style=\"font-weight: 400;\">A good way to do this in real estate is through a cash offer, quick close, with limited contingencies.<br \/>\n<\/span><\/p>\n<p>\u201cThe last thing a seller wants to do is tie themselves up with a buyer just to have them walk away because they can&#8217;t deliver the money,&#8221; Steven Christmann, a New York City-based investment fund manager with $6 billion in assets says.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-83502\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/11\/financing-tips.jpg\" alt=\"financing-tips\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/11\/financing-tips.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/11\/financing-tips-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><br \/>\n<em><br \/>\n<strong>Related:<\/strong> <a href=\"\/renewsblog\/negotiation-techniques-that-will-help-every-newbie-land-a-better-deal\/\" target=\"_blank\">8 Negotiation Techniques That Will Help Every Newbie Land a Better Deal<\/a><\/em><\/p>\n<p>With bank mortgages taking as long as 90 days to close, a seller could get to day 87 only to find out last minute the buyer ain&#8217;t buying.<\/p>\n<p><span style=\"font-weight: 400;\">In practice, let&#8217;s assume a buyer has a $650,000 offer on the table, paid with a mortgage, but with a financing contingency\u2014i.e., an option to walk away if the buyer can&#8217;t secure the loan.<br \/>\n<\/span><\/p>\n<p>\u201cA typical buyer with 25 or 30 percent to put down,\u201d former executive VP\u00a0of Halstead Property Peggy Aguayo <a href=\"http:\/\/www.nytimes.com\/2013\/05\/12\/realestate\/sellers-seek-offers-without-mortgage-contingencies.html\" target=\"_blank\" rel=\"noopener\">told the New York Times in 2013<\/a>. \u201cIf they don\u2019t waive [contingencies], the seller will go with someone else.\u201d<\/p>\n<p>Says Christmann, &#8220;It happens a lot, and it&#8217;s one of the most irritating things in the world to a seller.&#8221;<\/p>\n<p><span style=\"font-weight: 400;\">But if you pull up with a $525,000 offer, Christmann adds, a short due diligence period (10 days, for instance), and all CASH, you have a great shot at getting the deal <em>right now<\/em>.<br \/>\n<\/span><\/p>\n<p>&#8220;If you pull the old Don King, you can get yourself a really good deal, even better than you might think,&#8221; he says.<\/p>\n<p><span style=\"font-weight: 400;\">In other words, by appealing to the seller\u2019s desire for right now, you can get a better deal by using the desire for instant gratification in your favor.<br \/>\n<\/span><\/p>\n<p>[<em>Editor\u2019s Note: We are republishing this article to help out our newer readers.<\/em>]<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-91220\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/08\/blog_ads-02.jpg\" alt=\"\" width=\"700\" height=\"85\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/08\/blog_ads-02.jpg 700w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/08\/blog_ads-02-300x36.jpg 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/p>\n<p><em>What psychological strategies do you use when negotiating deals?<\/em><\/p>\n<p><strong>Let&#8217;s chat in the comments below.<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>I often get asked what my best \u201cweapon\u201d is.
