But that doesn&#8217;t mean there aren&#8217;t some that are helpful for budding property moguls. (Like the 40-year rat race veteran who got laid off at 64 only to launch his own business.)<\/p>\n<p>In other words, here are five inspirational TED Talks every budding real estate investor should watch.<\/p>\n<h2>5 Eye-Opening TED Talks Every Budding Investor Should Watch<\/h2>\n<h3>1. <a href=\"https:\/\/www.ted.com\/talks\/paul_tasner_how_i_became_an_entrepreneur_at_66\" target=\"_blank\" rel=\"noopener\">How I Became an Entrepreneur at 66<\/a> by Paul Tasner<\/h3>\n<p><iframe loading=\"lazy\" title=\"Paul Tasner: How I became an entrepreneur at 66\" src=\"https:\/\/embed.ted.com\/talks\/paul_tasner_how_i_became_an_entrepreneur_at_66\" width=\"640\" height=\"361\" frameborder=\"0\" scrolling=\"no\" webkitAllowFullScreen mozallowfullscreen allowFullScreen><\/iframe><\/p>\n<p>I just spoke about <a href=\"https:\/\/www.psychologytoday.com\/blog\/contemporary-psychoanalysis-in-action\/201703\/why-we-shouldn-t-fear-failure\" target=\"_blank\" rel=\"noopener\">fear of failure<\/a> and <a href=\"\/renewsblog\/nyt-bestseller-success-traps\/\" target=\"_blank\">analysis paralysis in a recent post<\/a>, the crippling emotion that prevents ambitious people from actually going for their dreams.<\/p>\n<p>Imagine being in the workforce for 40 years, then being called into a routine meeting that was &#8220;already in progress.&#8221;<\/p>\n<p>&#8220;That meeting turned out to be my exit interview,&#8221; says Paul Tasner. &#8220;I was fired, along with several others. I was 64 years old at the time.&#8221;<\/p>\n<p>Tasner is the co-founder and CEO of PulpWorks, a company that designs and manufactures &#8220;biodegradable packaging for consumer goods.&#8221;<\/p>\n<p>To be honest, I have no idea what the hell that means. But what I <em>do<\/em> know is that this guy took the leap of faith at 66\u00a0after being stuck in the rat race for 40 years\u2014and then was given a crushing blow at a time when most would quit.<\/p>\n<p>Moral of the story? (It goes without saying that unless you&#8217;re a serious bootstrapper, you need credit to get a mortgage to finance your first deal.)<\/p>\n<p>But that credit system could be facing a shakeup. Lenders like unicorn online lender SoFi <a href=\"http:\/\/www.tkqlhce.com\/click-8537200-12797284\" target=\"_blank\" rel=\"noopener\">(click here to learn more about SoFi)\u00a0<\/a>\u2014<a href=\"http:\/\/fortune.com\/2017\/02\/24\/sofi-funding-silver-lake\/\" target=\"_blank\" rel=\"noopener\">which raised $500 million<\/a> earlier this year at a $4.3 billion valuation\u2014and Finance of America&#8217;s Buy 2 Rent look at other factors, including the <a href=\"https:\/\/www.thestreet.com\/story\/13661696\/1\/5-tips-for-investors-with-limited-cash-to-purchase-their-first-properties.html\" target=\"_blank\" rel=\"noopener\">cash flow produced by the asset.<\/a><\/p>\n<p>In this TED Talk,\u00a0TED Fellow Shivani Siroya talks about the next wave of financial identities through mobile.<\/p>\n<h3>4. <a href=\"https:\/\/www.youtube.com\/watch?v=RbYBmER1CB0\" target=\"_blank\" rel=\"noopener\">The Real Estate Deal That Could Change the Future of Everything<\/a> by Ben Miller<\/h3>\n<p><iframe loading=\"lazy\" src=\"https:\/\/www.youtube.com\/embed\/RbYBmER1CB0\" width=\"560\" height=\"315\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>Fundrise, a real estate crowdfunding platform, made a big splash nearly three years ago when they announced that &#8220;small-time investors&#8221; could <a href=\"https:\/\/www.cnbc.com\/2015\/01\/28\/crowdfund-investing-3-world-trade-center.html\" target=\"_blank\" rel=\"noopener\">own a piece of the One World Trade Center<\/a> (the former Freedom Tower) for just $5,000.<\/p>\n<p>Since then, from RealtyMogul to Realtyshares, others have shot up, creating a brand-new market for commercial real estate investors without millions in the bank or the distinguished <a href=\"https:\/\/www.forbes.com\/sites\/chancebarnett\/2015\/10\/30\/sec-approves-title-iii-of-jobs-act-equity-crowdfunding-with-non-accredited\/\" target=\"_blank\" rel=\"noopener\">&#8220;accredited investor&#8221; tag.\u00a0<\/a><\/p>\n<p>No matter how you slice it, it&#8217;s a new way of making deals\u2014especially for new investors starting out. Sure, you&#8217;re safe from rejection and humiliation.
