As your wholesaling business continues to grow, you\u2019ll want to hire a team to help take some of the responsibilities off your plate, too. \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Let\u2019s jump in! <\/span><\/p>\n<h2>The Business Model Breakdown<\/h2>\n<p><span style=\"font-weight: 400;\">Regardless of which wholesaling strategy you choose, there are three essential components within a wholesaling business: acquisitions, dispositions, and transactions. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">When you boil it down to the lowest common denominator, this is the skeleton of all things real estate wholesaling. Let\u2019s go into depth on how to successfully do each part!<\/span><\/p>\n<h2>Acquisitions<\/h2>\n<p><span style=\"font-weight: 400;\">Acquisitions simply focus on <em>acquiring<\/em> the property. This is done by generating leads, acquiring new properties, following up on offers, communicating with motivated sellers, and converting leads into deals. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Here are three key skills that will make you successful in acquisitions:<\/span><\/p>\n<h3>1. In order to get our sellers to open up about these situations, we must genuinely build rapport, which will ultimately give you an idea of how motivated the seller actually is. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Which leads me to my next point\u2026<\/span><\/p>\n<h3>3. Sensing Motivation<\/h3>\n<p><span style=\"font-weight: 400;\">Now, as you begin acquiring leads on properties, you\u2019ll start to notice that many people interested in selling their properties aren\u2019t <\/span><i><span style=\"font-weight: 400;\">truly motivated<\/span><\/i><span style=\"font-weight: 400;\">\u00a0to do so. It\u2019s critical that you learn how to sense how serious they are about selling a property.<\/span><\/p>\n<h3>4. Understanding Purchase Agreements<\/h3>\n<p><span style=\"font-weight: 400;\">Additionally, you must understand purchase agreements. We have a very simple one-page purchase agreement for our motivated sellers. O<\/span><span style=\"font-weight: 400;\">nce it\u2019s signed, we pass the purchase agreement to our transaction coordinator for processing. Building\u00a0Rapport<\/h3>\n<p><span style=\"font-weight: 400;\">Real estate is all about relationships!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Like acquisitions, when you\u2019re trying to sell your property, you must sense the type of buyer you are working with. You must be able to get a feel for whether you\u2019re working with an investor who is looking to make a one-time deal or a long-term investor who will be a repeat buyer.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-114144 size-main-slider\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2018\/08\/sell-house-702x336.jpg\" alt=\"young man placing sale sign in front of his house\" width=\"702\" height=\"336\" title=\"\"><\/p>\n<h3>2. Marketing<\/h3>\n<p><span style=\"font-weight: 400;\">If you want to sell your property, you must market it to buyers and potential buyers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We post our properties on our website, our local real estate investing association\u2019s property list, and on <\/span><span style=\"font-weight: 400;\">Craigslist<\/span><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">We also send new properties to our buyers through an email marketing software called <\/span><span style=\"font-weight: 400;\">Aweber.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Additionally, we also place two to three signs in front of each of our properties. We like to keep our signs simple and straight to the point: <\/span><\/p>\n<blockquote><p><i><span style=\"font-weight: 400;\">Motivated Seller! <\/span><\/i><\/p>\n<p><i><span style=\"font-weight: 400;\">Asking (insert asking price)<\/span><\/i><\/p>\n<p><i><span style=\"font-weight: 400;\">Phone Number<\/span><\/i><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">It\u2019s super simple and it works!<\/span><\/p>\n<h3>3. Understanding Closing Procedures<\/h3>\n<p><span style=\"font-weight: 400;\">It\u2019s critical that you understand various wholesaling closing strategies (assignments, double closing, the simple close), because you\u2019ll need to communicate them in your purchase agreements with the investor-buyers interested in buying your properties. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Once we receive the signed purchase agreement from the investor, we then load the document into our internal software program and notify our transaction coordinator, who then processes it with our title company.<\/span><\/p>\n<h2>Transactions<\/h2>\n<p><span style=\"font-weight: 400;\">Now, this is where you get paid! <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Transactions focus on all things related to closing documents, purchase agreements, and title companies. Also, understand how to coordinate schedules and how to write up closing documents.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We do all of our closings on Tuesdays and Fridays, so our transactions coordinator is responsible for going to the title company each week on those days.\u00a0<\/span><span style=\"font-weight: 400;\">Sometimes we conduct email closings for which the transactions coordinator handles all of the coordination, as well.<\/span><\/p>\n<h3>2. Strong Organizational Skills<\/h3>\n<p><span style=\"font-weight: 400;\">Organization is key!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There will be times when you must close multiples deals at a time. Organization will be critical because you\u2019ll be handling all of the paperwork for each and every transaction. If you want to close fast, you must maintain organization to ensure each deal is closed properly and in a timely fashion.<\/span><\/p>\n<h3>3.
