This post will help you with your bookkeeping and organizing loans and lines of credit using <a href=\"https:\/\/www.tillerhq.com\" target=\"_blank\" rel=\"noopener\">Tiller HQ<\/a> and <a href=\"https:\/\/www.google.com\/sheets\/about\/\" target=\"_blank\" rel=\"noopener\">Google Sheets<\/a>. \u00a0<\/span><\/p>\n<h2>Bookkeeping<\/h2>\n<p><span style=\"font-weight: 400;\">As much as I love to outsource, bookkeeping is one of the few tasks I\u2019ve held on to. It forces me to look at our income and expenses on a monthly basis. This benefit has barely outweighed my dislike for doing it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">I\u2019ve attempted to use <a href=\"https:\/\/quickbooks.intuit.com\" target=\"_blank\" rel=\"noopener\">QuickBooks<\/a> unsuccessfully and have resorted to using <a href=\"https:\/\/www.quicken.com\/personal-finance\/quicken-home-business-2018\" target=\"_blank\" rel=\"noopener\">Quicken Rental Property Manager<\/a> for the past several years. I\u2019ve always preferred the customization of a spreadsheet. Unfortunately, I hadn\u2019t found a good solution to automatically bring transactions to the sheet and categorize and tag them with minimal ongoing effort.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That is, until I stumbled upon Tiller!<\/span><\/p>\n<p><em><strong>Related:<\/strong> <a href=\"\/renewsblog\/2014\/10\/18\/7-intuitive-tech-tools-to-streamline-wholesaling-business\/\" target=\"_blank\" rel=\"noopener\">7 Intuitive Tech Tools to Streamline Your Wholesaling Business<\/a><\/em><\/p>\n<h3>About Tiller<\/h3>\n<p><span style=\"font-weight: 400;\">It\u2019s an inexpensive tool ($5 per month) that will automatically download your transactions\u2014banking , credit cards, lines of credit, etc.\u2014daily into a Google Sheet that can be shared with anyone you\u2019d like. You can then customize the tabs based on your needs. I have pivot tables set up to show expenses by month and property, and I have income from our property management software <a href=\"https:\/\/learn.appfolio.com\/apm\/lp\/47\/sem.html?_bt=194158946130&amp;_bk=appfolio&amp;_bm=e&amp;_bn=g&amp;ppcs=google&amp;gclid=Cj0KCQiAvrfSBRC2ARIsAFumcm_11twrWI5rD1Y2nZvZGgHj2g4EeoWkD3J6m0hC-H_Xd9nDy_vCrJYaAhMBEALw_wcB\" target=\"_blank\" rel=\"noopener\">Appfolio<\/a> automatically added into the sheet each month.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">I had a script built that categorizes (e.g. &#8220;repairs,&#8221; &#8220;utilities,&#8221; &#8220;property taxes,&#8221; etc.) and tags each transaction by property based on its description. I may do a video in the future if there\u2019s some interest in it. You can also check out <a href=\"https:\/\/help.tillerhq.com\/everything-about-tiller-budget-and-finance-spreadsheets\/all-about-categories\/getting-started-with-autocat\" target=\"_blank\" rel=\"noopener\">AutoCat<\/a>, recently built by Tiller, which will auto categorize based on your preferences. It\u2019s prettier than mine, but it doesn&#8217;t automatically tag by property just yet.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-95502\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2018\/01\/woman-hand-smartphone-desk.jpg\" alt=\"\" width=\"702\" height=\"468\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2018\/01\/woman-hand-smartphone-desk.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2018\/01\/woman-hand-smartphone-desk-300x200.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/>It will take some time to get set up, but it\u2019s well worth it. The amount of time I spend bookkeeping has consistently decreased each month as I\u2019m adding new transactions to the pattern matching (so that the script will match the category in the future and potentially the tag). I no longer dread this task!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Checks are the one block of payments that I haven\u2019t figured out how to automate. I had a script developed that downloads the check images from our bank and saves them into a specified Google Drive folder. This saves me from looking up each check online on my bank\u2019s website. Ultimately, it would be great to take it one step further. \u00a0<\/span><\/p>\n<p><em>Related: <a href=\"\/renewsblog\/2016\/07\/21\/wholesale-business-autopilot\/\" target=\"_blank\" rel=\"noopener\">The #1 Thing You Need to Automate Your Wholesale Business<\/a><\/em><\/p>\n<h2>Organizing Loans and Lines of Credit<\/h2>\n<p><span style=\"font-weight: 400;\">We\u2019ve manually updated loans and lines of credit in the past as we think about it in a spreadsheet. For instance, if we take $5,000 off a line of credit, we may or may not update this. The current principal balances of our loans would be inaccurate in our spreadsheet, as we weren\u2019t updating them often enough.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The main thing I want to know is how much available credit we have at any time. I want to see this in one spreadsheet.\u00a0<\/span><span style=\"font-weight: 400;\">I\u2019ve set up another Tiller spreadsheet (separate from the bookkeeping one) that keeps track of balances and uses the &#8220;Import Range&#8221; function to constantly check for any updates to our lines of credit.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For loans, I\u2019m able to see updated information for any loan, such as current principal balances, how much of our monthly payments are going to interest and principal, and our anticipated mortgage interest for a given year.
