Counting on money I didn't have... Day-12 #100DaysOfRealEstate

A month ago I did not even know what BiggerPocket was. I stumbled with the podcast randomly while watching some personal finance videos on youtube. Real estate investing became very interesting immediately because it felt very tangible compared to stocks. 

I got the Real Estate Bug and started telling friends/family about it. Same week I went to see properties to get a taste of area, price and types of properties. After a couple of lowball offers I got one accepted. The place was too risky because it needed money for fix up, so called it off but learnt for free about the purchasing process of a condo apt.

Looking back, I was counting on money I didn't have for down payment and closing costs. I was taking for granted that my family, partner's family, and half of my savings were going to be invested without any problem. This happened all under a month and I was taking 10k all of the sudden from family members. Real estate bug got me jacked up and emotion got in the way of the numbers. 

First advice that was told to me was to look for an FHA property. Since there is none available right in this instant, in my knowledge, I started looking into other options as if it was even possible. I can wait, be patient, and wait a few more months until I gather some more cash so I don't start owing to family members without any experience at all. I wish I had 20k available or could make any deal work but I'm not at Disney Land. Maybe that FHA 3.5% down hot property is in the corner.
