Propertymomager - what's your side hustle

I'm a mom to 4 kids - 7, 5, 3, 1 and 2 dogs... can't forget my furbabies (that reminds me I need to feed them) yet during the craziness of normal life - I manage 15 properties - 8 are single family long term rentals, 5 commercial units, 1 Airbnb, one renovation currently being gutted 90 minutes away (set to be another Airbnb), and the hardest property to manage is... our own house.   When I watch Joanna Gaines and Fixer Upper and the start of the show says "Do you have the guts to take on a fixer upper" - I take that literally.

My husband and I have been at this over 10 years.  He bought a few properties before we married and got me hooked on Rich Dad, Poor Dad.  He has a math brain and breaks things down in a way my brain will never.  And not just real estate - but everything.  I also grew up in a family where my dad was a developer, appraiser, GC, real estate agent and apartment owner.  So I came from a background appreciating real estate.  Early on in our marriage - we would find fixer uppers before it was the hit show and turn them into nice rentals (nothing like the show's houses).  I had to dial down the decorating urge and face reality of budget and ROI.

Over the years we continued to accumulate properties, continued to learn and later when I quit my pharmaceutical sales job after our 2nd child to stay home, I took over the real estate management.  My husband is still a huge sounding board and motivator to acquire more and supporter of my crazy ideas when I find that next property and together we make deals happen.  I manage the day in and day out of our property along with 4 kids while he goes to work for the job with a steady salary and benefits (until one day when he won't).

We recently turned one of our rental houses (due to the location I got to have more fun renovating) - and decided to try airbnb. Love it.  But still love my long term rentals too.  This exposure has started many conversations with other moms curious how I do it, asking questions and wanting to take me out to lunch to learn what to do.  Well lunch dates are hard to find unless you are paying my babysitter so now I'll blog it.  Many moms sell make up, sell clothes or sell oils as their side hustle - all are great - all help provide for the family.  My side hustle is landlording - propertymomaging if you will.  And you know if you're a mom - whether it's stay at home, 9-5 work, kid life, how does anyone do it all... you just do.

  I have a minivan full of life and lessons - 4 kids getting hauled around for soccer games and then to Ikea for the next rental house kitchen.   So here is my attempt not to necessarily show how to make multibillion door deals happen although if that lands in my lap next awesome - but a way to help others who might want to stay home with their kids, the family that is on the verge wanting to learn how to do it, or both parents working and still living paycheck to paycheck.  Whatever your reasons, whatever your motivators - It can be done.  Real estate bridged the gap for myself to stay home.  Yes - my plate is full, my hands are full - I hear it all the time - but momlording has been a blessing and a prayer answered and if any tips I've learned along the way I can share... then I'll share my tips as I begin to blog on Momlording in hopes that maybe it can help another family to just go for it.

  1. Nice post, Gwynne. I just started a side hustle working with home owners and real estate investors. In the short term, I am looking just to add some extra income. In the long term I am hoping the service will turn into a centerpiece for a larger business model I have envisioned.

    Keep on working towards those dreams.
