MHP Onsite Park Visit- 1st day onsite

Up at 6:30 for 8am meeting with electrical contractor. Weather is light rain, low 40s... this is not the kind of day you want to be visiting a park. Hit the park right at 8am, managers made coffee- but they have no cups... geesh. Early morning, I can smell the coffee but can not drink it. So the contractor is not there, so I start in with debrief with managers. Just general stuff, like how are you doing. This park has private utilities- we pump, treat and deliver the water, then operate packing plant to dispose of that water. We are fixing up houses, selling them, moving homes into the park etc. This park really has it all going on- it is busy with lots of moving parts.


8:30- the drinking water operator shows up. We are replacing our drinking water filtration system, and working with a engineer, the water operator, the system designer and the state to get it in. This system removes nitrates, and we are treated just like a small city.


8:45 the water system supplier shows up, and we begin discussing the changes to our filtration plant, the state requirements and the general game plan. 


9:00 Electrical Contractor shows up, raining harder. State required a backup power system, so we bought a standby generator that will power the water and sewer plants. This needs a switching system put in so we can bypass the electric grid with our own juice. In 10 minutes I have laid out the contractor so he can get me a bid.


Still no COFFEE...


9:10 - 10:30 am solving issues on how to rebuild the water filtration area to best suit the State. Walls need to be moved, power moved, door ways built etc... 


10:30 am- The 'Lonnie' dealer in for his visit. In the last year he has found about 12 houses to pull into our park. He has leads on 2 more homes right off the bat, and maybe several more. This meeting is with the managers and our 'LD' and lasts through lunch.


While the morning is about capital improvements and is important, the LD meeting is every bit as important.


Rain, Rain, Rain... back after lunch, and scrap a 'walking' walk through, and drive the park one home at a pop. It becomes clear, the managers have not spent time with the notes I left after my last visit- frustrated. Some things they remembered, others- they were like- Ohhh ya... Bummer. Need to double down on the importance of reading my notes, and doing what they say. Time to add another item to the manager checklist... 


left the park at 6- with plans to return for the walking part in the morning. I could have fit in the walk through, but I know I am here on Saturday so I will wait for better weather.

bed... no set meetings, so we will sleep in.
