MHP visit- days 2 & 3

 So I stretched this trip to spend some extra time with my son. Day 3 we got up late and started the extensive walk through with the manager. All of this could have been accomplished in one day, but with my son in tow I try to feed his education. On site around 9am, and I start the walk through at the front of the park. I always go through the park spaces 1 - whatever. I do my walk through with my last visits notes in hand, as well as my digital voice recorder. I have highlighted action items in my old report, so I know what to look for at each site and each part of the MHP. It becomes clear, right away, the managers did not create a punch list based off my past visit. We are walking into homes and they are saying, oh ya- that is what you said on the last visit. Hmmmmmmm... Frustrating. Mental note- we are going to have to remind these managers to use the site visit notes. This is my second trip out to visit this site after these new managers have taken over and while we tell them what we expect, I really do not know how much they will grasp until I make each visit. The first visit they stated we did not tell them about my notes, and on this visit- they did not use them at all. 


So this walk through was a recap- and I told them, I am not happy saying things twice. They printed the list, and I will do a quick turn to this park. Back out in 5 or 6 weeks. The next visit will be unannounced as well. 


So back to the visit- after the walk through we spent some time talking about things that might save time and effort. So changes in how the daily tasks are managed, and some help in how we look at managing homes in our inventory from a task standpoint. This is something I go over in the beginning of a mangers tenure, but in most cases managers feel they know best. Then when they use words like- burned out, or it always seems... I go back to task and time management. It is like doing dishes, you do not wait until you have no dishes left to clean them, you do some every time you eat or at least every day... that way your not caught with piles of the same type of work. If it takes 5 hours to mow- do an hour a day type stuff... 

We bolt from the park at 2 pm- and head to the Purdue / Michigan football game. 50 yard line, club level, $60 per seat... we get to see some Big 10 football, and more quality time with my son. After the game we swim at the pool, sit in the hot tub, order a pizza, watch a little discovery channel and off too bed.  

Last day- we meet the manager at Home Depot for some added tool selection. Nothing big- I just like to see how the manager thinks in the selection process. We send them ahead of us, and jump in most of the way through. Then we stop and buy some salt for the water plant. We buy salt a pallet at a time- and because we rented a pickup truck, my son and I picked it up. 

Delivered the salt to the park, printed boarding passes and bolted to the airport. The plane just pulled up- so we are heading back.

I am somewhat happy with my visit- but concerned with the lack of the managers following my directive. They will be on a short leash- if they have not really made an effort between now and the next visit, we will begin tasking daily. If that does not work, we will look for replacement managers. 


The next visit will be a one day stop- too cold in 6 weeks to spend much time in Indiana... midwest cold is hard on us Colorado folks...
