My First BP House #3

All, I can say is WOW. Completely rehabbing a house is so much to think about. We started demo on 10/26/12. I'm moving slower than I thought I would but there's a lot of stuff that I missed or didn't schedule that slowed progress down. I'm pretty sure that I will get faster as I do more. The roof is done, the house is completely gutted, the deck is demoed, the reclaimed hardwood floors are being laid down, the plumber is done, and the electrician has started.

The house down the street is being tore down. I talked to guy demoing the house into selling me various stuff like the hardwood flooring, doors, trim, windows, and tile. The demo house has the same style as mine and some of my things were ruined so I figured I could now have a uniform style instead of mixing new with old. The house was going to get new windows, but I ran into some unforseen problems.

 

Unforseen problems: I didn't think I'd have to rewire and replumb or add new floor joints in the kitchen, bathrooms, and laundry area and repair the sill plate in my 1941 house. Keep in mind, that I'm fairly new to real estate and that this is my first roof to floor rehab.

 

Here's a funny story. A lady 3 doors down called the cops and said we were stealing materials from another house. I spoke with this same lady Saturday about what was happening to some off the materials from the demo house so she already knew what the deal was. I told the cops we paid for it and was getting the materials from the demo guy's yard. He ran my name, told me he believed me, and then drove away.

 

 

The wall to the RT on the 1st pic is not load bearing so I decided to tear it down and make a knee wall or breakfast bar. The guy in the 2nd pic is standing in front of the wall that will be gone. This will add more cabinet space and open the area up.

 

 

The living room (1st pic) is a mess. There's some of the reclaimed wood and windows. To the lt, the floor was ripped up due to high spots. The guy that did the demo cut directly across the floor instead of cuttin at the joints. I was a little disappointed with that. My flooring guy tore the floor up until it got to the cut wood. The 2nd pic is him putting it down in a bedroom.

 

The 1st pic is of the main bathroom everything will go in the same place. In master bath, (2nd pic) the vanity is moved to where the shower was, the shower is moved to where the door was, and the door is moved to where the vanity was. 1st pic is the front of the house with a new roof. 2nd pic is my front yard. The sewer pipes were made of terra cotta with roots growing inside. The sewer went under the driveway. I saw supposed to have my plumbing inspection today, but the inspector said my name wasn't on the list. Which is crazy because he told me, he'd be there today between 10am-1pm. Hopefully, I'll be able to get in tomorrow.

    1. Thank you Al. I had to learn how to maximize my money since many repairs popped up during demo. People on the flip shows say that demo is their favorite part. It's my least favorite because that's when all of the problems are uncovered.
