Early market activity on the Greenville, TX ranch

The first listing of the 51 acre ranch went on MLS on 5/11/2012, and the rental and listing with the 6992 SF house on 10 acres went up last week.

We have had 4-5  showings so far, with most interested in leasing or a lease option.  Almost all the feedback I've heard so far has been positive.  I am definitely encouraged.


I went with a 5/8" Bamboo floor (35 year warranty) and used 100 gallons of premium glue that cost $3000.  That's $3K for the glue!  It's a flexible polyurethane that provides moisture control, sound reduction, and cushioning.  It makes for an excellent feel for Bamboo over a concrete slab.

Back to the marketing.  We've had many calls on this ranch.  I expect we will have some more showings this weekend.  Since it is such a unique property, I don't expect to get it under contract immediately.  Unique how?  One of the biggest homes for sale or lease in the County. 

The rehab is nearly complete.  There is a good sized punch list of minor details, and we are still building what will soon be a landmark entrance.  I'll post pictures of the Colorado ranch style entrance after we finish it in a few days.

My asking price of $488,000 is the lowest price on a home this size, on this much acreage in the state of Texas.  And it is like new.  I think someone will recognize this for a great value and we will have a contract fairly soon.
