More leads coming in!
I have received more leads from my website in the last month than I have the entire year and a half since we put it up. 5 in 4 weeks to be exact.
And finally, looks like one will make a "deal". Not sure yet if I'm going to assign it to my landlord friend or just collect a "bird dog" fee. It will depend on how low I can negotiate the price. I know what my buddy can pay, and I know within a couple thousand what the existing offers are with seller. If I can get it under contract for 1-2k more with no contingencies, I'll be able to make $2k on an assignment and still give my buyer a price break under his max.
If I can only get it under contract for close to buyer's max, we have a standing agreement that I'll collect a $600 bird dog fee.
Fingers crossed...

I appreciate the enthusiasm and support Jerry! Talked to my buyer friend again today, and I'm gonna just bird dog this one as kind of returning the favor of looking at another property with me today. I'm actually taking myself out of the negotiations on this one and handing over the contact info and details. I call it "paid learning".. which I've been doing for over a yearbow. Beats paying for it, and builds my toolbox. More to come!

Shane, you can do this my friend. With as many deals as you've negotiated for others....long distance at that....this ought to be a snap.Stick to your guns and believe in what you're doing. I'd be willing to bet your numbers are more accurate than any one else involved
