Quiz: When Should You Become a Catalytic Landlord

Catalytic Landlords are in the business of buying discounted properties in out-of-favor, but promising neighborhoods.  Then they work to improve the neighborhood which helps lift their property values to match those found in the “nice” neighborhoods.

If successful, these investors accumulate more equity in the same period of time than if they had simply bought into the “nice” area.

Is This Strategy Right for You?

Ask yourself the following questions:

1 - Are you near a neighborhood that’s showing potential and you think it’ll eventually gain popularity with or without your involvement? Catalytic Landlords accelerate processes – they don’t start them.

2 - Do you have street smarts? Catalytic Landlords are not harmed by participating in processes.

3 - Do you want to grow as a leader? Catalytic Landlords play small, but critical roles in community redevelopment, just like a match might play in lighting a bonfire.

If you answered “yes” to all three of these questions, then give this strategy a closer look.

Convert Your Leadership into Equity

Just like a CEO, the better you lead, the more you’ll prosper. But what goes above and beyond being CEO-like is that the side effects of your success will be reduced crime, increased safety and neighborhood desirability.

Can you live with that type of legacy? I sure can.

I talk more about this in my book, but you get the point. There’s a world of unexplored possibilities inside the realm of “holding” properties for the long term. There are opportunities to collaborate with neighboring landlords, ward off neighborhood decline and repair a neighborhood’s damaged repetition.  These opportunities create value and bring out the best in others.

Leaders Wanted - Desperately

There are many ways to grow as a person while growing your wealth. I’ve offered only one.

But if you answered “yes” to all three quiz questions, then maybe this strategy is just right for you. If so, there are plenty of troubled communities that need advocates. There are also plenty of underperforming rentals that need visionary landlords. Will you connect the dots and accept the call?
